I would say everything I love about the property. The genuineness to do well started right from check in. Deandra and Devesh made the welcome process super nice. I had a two day stay in what would have been a mixup with a client who pronounced another area in Mumbai with Bandra. I was looking forward to a two day stay but the distance was far so I had to amend it to a day. That Deandra took care of it was quite professionally done. This lady has a great future going forward in knowing how to take care of customers. An asset really! The rooms are quite tastefully done and I would say the owner of this property really knows how to make their property shine. Way better than a hotel and from someone who is a globe trotter and stayed in many hotels. The room was really nice and they provided a mini bar (ALL Complimentary) - WOW! I love how they customized their menu to “ghar” ka khaana…. Simply said home food made for you. A simple glance told me wow I love it. I couldn’t enjoy it much but I am sure other guests would vouch for it. Their Sales Manager Mr. Yohann is a gentleman and a great sales guy. So sweet and very empathetic. Even just doing business with him would be wonderful. All in all, just stay once here. I am sure you will like it.

Our package included bed and breakfast in the final price - however upon checkout the front desk insisted on paying approx 340 inr for breakfast consumed on the 3rd of January. As we were running for the airport we gave the desk 500inr expecting change which they said they did not have and we left it there and also got no receipt against the breakfast we paid for which was ideally meant to be part of our total package. A little amiss at the end because of this.

The hosts Deandra and Amit were very friendly and helpful. The location of the property is also fantastic, right on turner road near a bunch of restaurants etc. I ordered room service and the food (parathas) was delicious!

WIFI was terrible (sometimes close to 0 MBPS upload speed). I spend 1 hr trying all their different wifis (theory_8 on 8th floor, conference room etc) but unfortunately their service provider is really poor. I had important video conference calls with the US and had to tether to my phone to get online.

The apartments and facilities are very nice and well mantained, and the staff is very friendly and helpful. We had a 3 nights stay and everything was great. There is a restaruant on the last floor which offers breakfast with western food for 300 INR per person as well as some options for lunch and dinner.

The rrom could be a bit bigger, and the kitchen is shared (probably it is stated in the description but on the pictures it looks like it is a private one). They don't have cots for babies (anyway there is no space in the room).

Everything!! For us this is the perfect place to stay in Mumbai. Best Location, well maintained and nice design in rooms, building and kitchen.The staff is so kind and professional and you feel like it’s your own apartment. I will always book this place in the future when I’m back in Mumbai. You feel safe, you have space and they are there to help you with everything. You have everything you need in the kitchen area, and aswell can do your own laundry and dryer. Would say that I prefer staying here than any 5 star hotel. Recommended for everyone.

The property is beautiful, location is fantastic, decor amazing, rooms comfortable and the staff are simply amazing. The reception staff especially Diandra & Muskan made our stay fabulous but really the entire team from security to housekeeping are just amazing. This is one of my favourite places to stay in Mumbai

Some noise from construction in surrounding buildings but earplugs are provided

The hotel is in a great location, the rooms are big and spacious, it had a great size bathroom and walk-in shower. The overhead ceiling fan is a great addition to the A/C

There is no fridge in the room, weirdly, there is a central fridge in the common area, but it is not as convenient as having a fridge in your room. There is no tea and coffee making facility in the room , it is also located in the common area, which means having to leave your room to make a cup of tea. Also, there is no telephone in the room, once again, its located in the common area which means having to leave your room to make a call to reception. It's a strange set up

The first night was really challenging. We had a room on the 4th floor and it was Sunday. As far as I see, there's a famous restaurant nearby, so lots of cars were honking during the night. Poor soundproofing and moscitos didn't help us to sleep. Next day we asked for a help, the staff was really nice to move us higher on the 6th floor. Number 602 was much better, bed further from the window and it really helps. To cutting short: - room 602: comfy beds, ac is not against the bed, convenient bedroom - the staff (they all did a great job, from kitchen to guards, diligent and nice people) - shared kitchen with water and some necessities - stable internet, speed was enough for a zoom call

- room 403: poor soundproofing, bed close to the window, uncomfy bedroom, ac is against the bed - poor breakfast (the staff was really nice to prepare the pancakes, but still)

Staff was very courteous and helpful! Very clean. Great value and location. Loved the common area on each floor with kitchenette. Super nice and convenient. Only 15 minutes to the airport.

There were two washing machines for 8 floors and only one dryer. The dryer took a very long time to dry our clothes. We were only staying one night, so we were up very late and early in the morning trying to get the clothes dry so we could pack.

It's possible to pay with a card. You can communicate with the reception via WhatsApp which I find comfortable and even innovative. If you need to ask them something while away, you can just write them without the need to call. Your room is in a separate flat-like area, and you share a kitchen with other rooms in the area. If you're lucky and your neighbours are quiet, it's a very nice place to stay. There's no restaurant but you can order food via WhatsApp and eat it in the kitchen. All meals are vegetarian. They can arrange a taxi for you.

The curtain in our room was rather old and holey. Moreover, it didn't hold properly and was falling down from time to time, so I needed to call room service to fix it. There was no hot water at all. Note there are two hotels in Mumbai with the same name: Theory9 in Bandra and Theory9 in Khar. They're just 1 km away from each other, so it's easy to confuse them. Make sure that the reception sends you the right route from the airport.
