Positive points: The location is super. Less than 150 m from the Piazza de la Comune and less than 15 min to several top locations in Assisi high town. The owner, Mr Giordano, was very friendly and gave directions for us. The bathroom have shampoo and soft soap. The cleaness was very good. The heating was eficient both in the sleeping room as well as in the bathroom. There is a small mess hall where we may eat and heat some food with a microwave. There is also a small refrigerator in the mess room that every guest may use. The vending machine in the mess room practices very fair prices for water, sodas and snacks. Negative points: The shower was broken and the water was flowing in the wrong direction. It was needed to hold the shower with one hand while washing the body. Also the shower drain got clogged and it was not possible to take a shower on the third day.. Hope Mr Giordano may fix these points for the next guest. Another point is the size of the room. If you have big lugage (we were carrying 3 cases) there is no space to open more than one case at a time.

What i liked most was the location, right next to the main Square and near the parking and many other sightseeings. The price was very competitive for one person in small double room, even during the weekend, including a very decent breakfast.

It is wrongly indicated in Booking that there is fridge, small kitchen, coffee machine etc. in the room. The fridge was mini size for 2 bottles of water only and extremely noisy, impossible to use. The rest i suppose are the ones in the breakfast room possibly available to use not only at breakfast time(?) but definitely not in room. The decoration, furniture etc are old, a renovation is needed. Overall i was happy, its generally a good choice.

Very close to everything. The host was fantastic and very helpful. It's a cosy little small town feeling, that's what I went there for. Right from the time I stepped in it felt very comfortable. The host helped me with carrying my luggage upstairs. Breakfast has fresh scrambled eggs and of course some variety of bread and cakes with coffee 😋. You are looked after by the host personally. The location was central, walkable from the bus stop All the eateries and cathedrals were walkable. Would highly recommend. Loved my stay over Christmas 🎄

Some steps if you have difficulty walking it could be hard to go up and down.

It was close to the top of town so we could park at the top parking area and walk down. It was downhill to all the major sites and through town. Then we hopped the bus to the lower town to see some sites and the. A bus to the top for a short downhill walk. Two great restaurants nearby and great breakfast. The gentleman running the place was very helpful and even helped with luggage. We only had to walk uphill at the end of the visit. Room was nice and both heat and AC which the weather quickly switched which one we needed.

Nothing really but parking which wasn’t terrible.

Everything was perfect! Giordano was real nice owner, very accommodating and granted all our request! The room & place was clean, neat and tidy. Affordable and cheaper than the other hotels. The place is accessible to everything. Churches, shops, restaurants. The place has also cheaper city tax payment. Homely facilities & proper breakfast was real good, with fruits! We enjoyed our stay in here! Grazie Giordano! We definitely come back & stay in your place! And will recommend to family and friends!😊👏

Nothing, almost perfect!

The location is great. The B & B has character. Our bedroom, la Particolare, had a nice floor plan. Giordano, the owner, is a good host, serving breakfast himself. He is very efficient, yet friendly. After we unloaded our luggage at the door, parking was very close to the B & B. The host, Giordano, gave us a discount card for parking & some Assisi museums.

I wouldn't recommend this place to light sleepers. The noise isn't from the outside, but from noisy guests. (Our bedroom, La Particolare, was noisy because of the people staying in la Francese, the room next to ours.) I wished there would have been a blanket in the bedroom to put on the bed if desired. I wished it would have been possible to talk to the host other than just prior to our arrival.

Giordano provided a great breakfast spread. He worked hard to make sure our space was cleaned and ready and let us leave our bags so we could explore when we arrived a little early. Assisi is a beautiful town, my favorite in all of Italy so far, and I hope to return some day. The location of his Airbnb is central and very close to a central piazza.

I put that our arrival time was noon and didn’t hear any issues with it, but when we arrived we were told the room wasn’t ready until 2. But there was a lot to see around town and the host let us leave our bags. Bus/ train schedules and instructions would help travelers.

Check-in was very smooth, the room was super clean and the temperature was warm despite the cold outside, the location was perfect to reach all the city, the view from the window was very nice, the price quality ration is very high.

Only one thing was not perfect that is the sound isolation, as I could hear the people in the next room.

This little coasy B&B had all we needed for the 2 nights stay. The room was just great, the location perfect and the host just made it all better. He is a hardworking and very friendly host. He really is taking care of the place in best possible way. We plan coming back with kids and we will for sure try to book this property again.

The lights in the hallway turn off automatically, so watch out, dont fall down the stairs like me (cause I was walking slowly while typing a msg :) )

The b&b had a rustic charm but with modern conveniences. Located about 100 m from the main square and about 5 minute walk from the bus stop bringing buses from the train station. Our host Giordano showed great pride in the presentation of the property and he was very helpful with information about getting around town, sights to see ,etc. He personally prepared an excellent breakfast for the guests including baking cakes, still warm from the oven. We very much enjoyed our stay.
