Charming hotel right next to the square and surrounded by restaurants, and a five minute walk from the Piazza Matteotti bus stop. The staff is very friendly and helpful. The room was spacious and cosy and the bed very big and comfortable. Breakfast was adequate and included a variety of cold cuts, cakes and cereals, etc. I loved that they had tea time included in the afternoon.

You have to climb a flight of steep steps to get to the door so not ideal for people with mobility issues.

First things first, I want to thank Stefano for his help on my arrival. I was exhausted after travelling for over 12 hours and got lost for 40 minutes around Assisi. When I became familiar with the town layout, I realised that Google Map always gave me directions to and from the hotel based on the back of the building and not the entrance Via S Rufino. This made me understand why I got lost as it kept sending me the opposite way. If you use Google Map for directions be careful, it seems it cannot cope with the layout of a Medieval Italian town. Grazie mille Stefano. Also many thanks to Maria who took care of us guests for breakfast. She was welcoming, friendly and always had a smile on her face. I only wish I had spoken decent Italian to tell her how much I appreciated her kindness. The location of hotel is OUTSTANDING and one gets to hear all the lovely church bells which is such a calming soothing sound. Hotel is centrally located so within walking distance to all the Cathedrals and to the Saint Francis Basilica as well.

This is a check-yourself in hotel, so we didn't meet staff until breakfast the next morning. That said, our hostess was very courteous and helpful. The location is very convenient (walking distance) to all areas within the walled city. Breakfast was good and the hotel was clean. It was a good value overall.

Facilities are a bit dated, our bathroom had a shower head, though no shower stall - there was a drain in the bathroom floor. This worked, though somewhat inconvenient and hard to keep from getting much of the bathroom wet. I don't think our room had air conditioning, though it wasn't needed in late September when we visited.

We were at the heart of Assisi. Sometimes, we stopped in our hotel to go to the toilet between visits, as it was always near the main points. The bed sheets and towels were spotless and white, impeccable. On top of that, the possibility of accessing the dining area at any time made our stay much smoother. We arrived late and could still eat something before sleeping; another day, we drank tea before bed. Lastly, the team working there is super friendly and helpful. Stefano was a super host during our stay. We would come back.

Although I had hot water the shower was a bit dated and the water splashed all over the floor. I dealt with it but I was afraid of slipping so I had to be careful as I had a recent injury to my foot.

Fantastic property, quaint little staircase up to it, very friendly host and caterer, Perfect location!! Beside an ice cold water fountain and town square, the town spreads out from this square with beautiful affordable restaurants 10 metres from the door. Will definitely be back

Location right in the middle of town, next to the central square, in a picture-perfect building. Unsurpassed views from a common attic with large windows. Buffet breakfast. Very clean. Staff very helpful and welcoming. Despite some shortcomings, staying here was almost a magical experience

Beds not too comfortable but clean. Showering gets the whole bathroom wet. Despite this, we would still highly recommend this hotel

Great location, communication was easy to arrange self check in. Room had everything we needed. Communal area on the top floor provided great views and was a nice place to sit during the evening. Good breakfast.

Nothing, it was all good!

The hotel had a lot of character and a comfortable BNB feel. The room was clean and had a beautiful view of Assisi rooftops and the countryside. The breakfast/tea room was a lovely touch. We were able to make cappuccino's in the afternoon before exploring Assisi. Breakfast had a nice variety...breads, sweets, meat and cheese, yogurt, fruit, cereal and all variety of coffee/ teas. We enjoyed our stay!
