Luca was a fantastic host, and took care to make sure we had a taxi to the airport. The location was great, perfect for exploring Pisa which is a charming and beautiful town. And just a couple of minutes walk to the Tower! The room was spacious with a lovely balcony. The shower was excellent. The botanical gardens was next to us, giving a lovely green view.

Our only issue was a bit of noise late evening / early morning - from various sources outside including building work next door - and we are light sleepers. Noise was not within owner's control, and I guess that was the price of staying in such a good location. Otherwise this was excellent and we would highly recommend.

We had an amazing stay at this place! The accommodation was spotless, comfortable, and beautifully decorated, making me feel right at home. The staff were incredibly friendly and always ready to help with anything I needed, which made my experience even better. The breakfast was absolutely delicious, with a wide variety of fresh and tasty options to choose from. It was the perfect way to start the day! The location is also fantastic—close to all the main attractions, public transport, and great restaurants. I highly recommend this place to anyone looking for a wonderful stay!

Great location with lovely, spacious room and balcony overlooking the botanical gardens. Ensuite was very nice. Host very welcoming and helpful on check-in. Good communication beforehand. Receptionist on check out was very helpful advising us of the history of the gardens and making recommendations. Very friendly. 15 minute walk to the train station.

No view of the Tower of Pisa due to scaffolding on nearby property. Breakfast was ok. Lots of cake! Beautiful terrace but this was closed and no breakfast served outside despite it being a lovely morning.

Easy, beautiful The apartment was very easy to find with straightforward instructions. The room is spacious, beautiful and clean. By beautiful I mean it is decorated very tasteful and aesthetically pleasing. Good air conditioning, mosquito net, comfortable mattresses and pillows, elevator from ground floor. This makes any stay very easy and allowed us to rest and relax for our next journey. The bathroom has everything available - toiletries, towels, hairdrier. We got to the property by walking from the train station. 20 min, with a 10-year old. The breakfast is delicious, rich and has everything one might like - fruits, eggs, pastries, breads, jam, ham, cheese, coffee, tea, juice... We could store our luggage after check out if we needed to. Would loved to have this kind of accommodation everywhere we went in Italy.

There was nothing we didn't like. Everything was great. Just 5 min from the tower of Pisa.

The location was perfect in the centre near the tower. Added bonus was balcony (room for 4) with view of Tower and square below. Everyone was so helpful and welcoming. We arrived late at night and had clear instructions to enter and find our rooms which was spacious! The breakfast was continental style and good, it was nice sitting outside on the large upstairs terrace. A mosquito plug was provided in the room and the windows had screens, however I did get bitten. The return Taxi to the airport was 25 euros

Probably need a better hairdryer.

As we were arriving later in the night when reception would not be attended, Luca and Cecilia made contact early on to explain how to access our room without any issues. The location was perfect being only a short 2min walk to a range of restaurants. The Leaning Tower of Pisa was conveniently at the end of the street, so we were able to get photos nice and early before all the tourist buses arrived. The breakfast was amazing with so many options to choose from, with Luca making us fresh coffee and freshly squeezed orange juice.

Great communication before arrival and a really warm welcome. Owner and staff really informative and helpful regarding where to eat and visit/ map provided. Very spacious room with a terrace. Really good shower. Kettle provided for hot drinks. Immaculately clean and very comfortable beds. Excellent location to explore the city. A good breakfast is provided, sadly we couldn't sit on the roof terrace as it was raining, a lovely space. A taxi was booked to take us to the airport which arrived at the door bang on time,

Absolutely beautiful room (no.7) with lots of nice finishing touches/ artwork. Great sized room with comfy bed. Fridge in room. Modern bathroom and so nice to have plenty of room around the sink for toiletries. Plenty of hot water and good water pressure. Nice to have radiators/ heating as weather was little bit cold/ wet. Pleasant, long balcony and view of gardens. Breakfast continental and good selection. Exceptionally friendly and helpful staff. Also fabulous to have an 11am check-in as we were able to make the most of our 24 hours in Pisa.

There wasn't anything we disliked. If we were staying for more than one night we would have taken a travel kettle so we could have hot drinks in the room.

We liked everything about this place: very clean, specious, big terrace with the view of the leaning tower. The staff, Cecilia and Luca were courteous and informative. After entering the area with limited traffic “Z.T.L Attiva Closed” we stopped at the hotel (one of us remained in the car with the hazard lights on) and were given a permit to park in the area on the adjacent streets within blue or white lines (need your license plate). Cecilia gave us a map where we could park. We paid 15 Euro/night at the check out for parking. From there, all main sites were a short walking distance away. Their breakfast is delicious.

The location is perfect. 3 min walking to Tower of Pisa lot of restaurants and shops within walking distance. Very clean location, my white socks stay white even if I was walking with no shoes in the room. Very helpful staff, give us all the necessary information to visit Lucca, Firenze or to came and go to the airport. The breakfast exceed the usually Italian breakfast. The wi-fi was very good in the room and in the breakfast area.

The windows are old, not sound or temperature proof but it doesn’t bother us to wake up at 7-7.30 AM when the street wakes up. The inside temperature was ok despite the old windows.
