It was a beautiful 500 year old house with comfortable living area and great communal kitchen. When I dropped my bags off early, a thunder storm was threatening. The manager offered for me to stay in the kitchen/living area until my room was ready. They gave me a huge cappuccino and told me to help myself to the sweet buffet. As I enjoyed my coffee and coconut cake, the storm had started outside. I was thrilled to enjoy a symphonic concert and opera singing in the backdrop of the thunder storm. I thought that someone had music playing, but it was live from the music academy near by. You could not plan this - magic. The breakfast spread was second to none and they would cook eggs any style for you to go along with the amazing buffet. The kitchen was open for your use any time of the day and there was always a selection of cakes, fruits, juices and coffee and tea for you to enjoy. My room was the only room on the top floor and was beautifully decorated with a modern bathroom and spacious shower. The location was excellent. Near many of the big sights, like the Trevi Fountain and the Spanish Steps, and lots of shopping and great restaurants. I will definitely stay here again. Highly recommend it!

I loved the boutique hotel; it is unique, cozy, and has a feeling of home. Of course, this is a given since it was a family's home later turned into a boutique hotel. The room was a good size, comfortable, clean, and cozy. My favorite part of the stay was the kitchen on the top floor. It's an open layout, spacious, with natural light. It feels so good to start your day in that kitchen. The staff, Ronin and his friend (I didn't get his name), are attentive to guests, and they prepare breakfast daily, which includes an assortment of fresh homemade cakes, homemade yogurt, and eggs (however you like them). The cappuccino was also delicious, one of the best I had in Rome.
It's good to know that the place does not have an elevator, so if you want to stay here, pack light; carry-on suitcases are recommended rather than large suitcases. Also, since there are only stairs in the place, it's inaccessible to those in wheelchairs or anyone needing elevator access. The other disadvantage is the view from the windows; although you get refreshing air and natural light, the view faces inward into the street that the hotel is on, or the inner courtyard, where you're facing the windows of the buildings in front of you and around you. In the morning, there is a lot of noise because the staff arrives to prepare breakfast upstairs, but I think that's part of the charm and what makes this place feel like home.

Very nice communal kitchen/sitting/relaxing area. Fantastic location Helpful & considerate staff We had done a lot of research and tour bookings before arrival which was helpful for our stay
A load of cake on offer for breakfast which was not necessary. Would have liked the opportunity to have a small cooked breakfast, this was not on offer/available as the stove was not working. It is very dark in the bedrooms, both the rooms we had could do with some extra lighting. As many tours start early to skip the queue it would be helpful to have the opportunity of an earlier breakfast. For the Vatican tour we had to leave Casa Fabbrini at 8am and we were too early for the breakfast to be set up.

Marzia and the chef who cooked the breakfast was amazing! They were very kind and made our stay very comfortable! Everything was very clean! The breakfast was delicious, chef made eggs and cappuccino for us. Pastry all day long. Marzia was so kind to book the dinner reservations for us. Everything we ordered was delicious
My suggestion for the guests is to pack light so it’s easier to walk up the stairs, we packed light so it was not a problem for us. There’s nothing we didn’t like. We like everything

I cannot remember the last time when hotel exceeded my expectations that much. From the first minutes at the hotel, we had a feeling of home. After a few hours, this feeling was constant, like we rented the whole place (while we didn't). Very quiet street, the small boutique hotel with only 5 rooms in the building from the 16th century. Superb location with walkable distances to all main attraction points of Rome. Very welcoming administrators, who cooked breakfast and torts for us (amazing homemade bakery). 24/7 access to the kitchen/dining room with unlimited tea, bakery, fruits, milk, and juices. And with a romantic atmosphere. All the rest is just as comfortable as it should be: fast WiFi, a very hot shower with great water pressure, a good bed and pillows, fresh/new amenities, and everyday housekeeping. I don't like to visit the same hotels, but in this case, our next stay in Rome will be here.

We stayed in Casa fabrini for the fourth time. This is beautiful , very nicely decorated place , with very polite and helpful staff. Localisation is really exceptional- in the centre but the street is peaceful and quiet. Apart from braekfast coffe and freshly baked cakes are available during the day.
we're coming back so nothing is wrong ! the staircase ( as it is in old buildings) is rather narrow and steep and can be a challenge for people with some restrictions of mobility

We stayed only for two nights, but it was perfect! First, the staff was lovely and helpful (cheers to Julius!) The building dates from the 16th century, so you should know that you are buying not only accommodation but also the advantage of direct contact with Roman history. The location was perfect; we visited all the popular touristic places by walking. We stayed in a room with a double bed and the hygiene of the room was excellent. The breakfast was quite satisfactory, and you can consume the wonderful pastries in the kitchen and drink coffee as you wish throughout the day. Since I made this trip to attend an academic conference, I had to work long hours every night in the common area, and it is also very convenient for such situations. When we come to Rome again, we will definitely stay here again and we will recommend this place to everyone around us without a second thought. Thanks again for everything!
There is not a single negative thing I can say about this place.

The stuff was very nice, professional and helpful with excellent cooking and baking skills. It was so nice to be able to have unlimited cakes, fruit and drinks all through the day and night. The location was close to interest points and quiet small street.
The place had lots of stairs, which were a bit crocked and no elevator (but I should point out of course that the staff always took care of the luggage). There aren't staff members at night, so you need to take care of everything before that (although they do leave you a number for emergencies).

What a great space right in the middle of Rome. It felt like it was our own apartment with a wonderful lounge and kitchen. We could not believe our luck with a wide selection of fresh pastries, coffee and refreshments freely available. Loved the classical music that drifted through the windows from the music school down the road. The staff were super helpful and friendly and our room was beautifully decorated and comfortable. Absolutely loved it.
There was some building going on for the Jubilee or Centennial event, as with many sights in Rome at the moment. So nothing to do with the Hotel, but the street outside didn't have the charm were expecting.

Casa Fabbrini has very convenient location! Right next to Spanish steps, and very close to Trevi Fountain. Also restaurants are just around the corner. The house itself has such a cool vibe, all the wooden beams and wooden ceiling! The staff was welcoming, helped us with luggage, booked the taxi to the airport etc. Sharing kitchen upstairs with constant supply of cakes and treats was a special touch!
The bed was the most uncomfortable I’ve ever tried! Super hard. The windows of our rooms were facing the street lights and white see-through curtains didn’t help at night at all. I literally couldn’t sleep because the room was lit the whole night! I think small details like mattress topper and black out curtains would be a great idea. There was a lot of noise from construction during the day and from the other guests (not hotel’s fault at all), but let’s just say - be ready to hear everything that’s going on in every room ;).
