I loved the location! It was a quick walk from the train station to cross the street and walk up a few blocks to the location of the property. After spending 12 hours on a flight and then another hour on the train, it was so refreshing to be able to locate the property quickly and before it got dark! The decoration of the room was stylish and well-planned out with all of the necessities that you'd need to be comfortable -- especially the A/C!!! I had to turn it off in the middle of the night because I got too cold. Imagine that in Rome during the summertime!

I was a little confused about which stairway to use (there are two), but it was easy to figure out and didn't take more than a few seconds to realize which one was the correct to use.

The staff were super lovely! We weren’t given any check in instructions when we arrived to drop our bags so were a bit lost but Silvia was quick to help us and the cleaning lady (I’m sorry I forgot her name) was so sweet and helpful getting our bags tucked away until we could check in. The room was beautiful and they even left wee Easter treats which was a thoughtful touch. The sofa bed was cosy (2 people slept in it) but comfy nonetheless. Lovely wee kitchenette and great bathroom. I would highly recommend staying here, can’t believe the value for money. There is also a metro stop nearby and the neighbourhood has a really nice, safe vibe to it!

We liked everything. The property is situated near the Tiburtina Station (5 min), where you find metro, buses and trains to all directions you need. The neighbourhood is safe and quiet and have very nice small restaurants, with tasty food and friendly prices. The hosts are very kind, they let us check in earlier than expected. Very cozy, warm and clean room, in which you find everything you need. Also it has a coffee machine, coffee tablets (which were refilled everyday), water in the fridge, small pastries etc. The communication with host is very easy through booking platform, we received all the info we need to self check-in. The room is cleaned every day.

Hospitality and care for guests. Twice during the five-day stay, the owner or the person in charge of renting out the apartment sent messages with interest to see if everything was okay and if anything else was needed. Every day there was a suitable snack for breakfast or lunch, espresso coffee and milk in the fridge, juices for children and cold water in the fridge. The maid cleaned the apartment every day, replacing all used towels and refilling the mini bar.

Located close to metro station. Very quiet area (i slept with open window). Room has coffee machine and small fridge (very convenient!!!). Every day i get some sweets in my room (it was very nice!!!) and new capsules for coffee machine. Also the towels were changed every day. During my stay temperature in Rome was 28 degrees and AC works perfectly. Important note: room is open by code that you receive from owner, no reception. But owner/manager is 24/7 available via phone - in my opinion it works perfectly! I will definitely book it again during my next stay in Rome!

Everthing was perfect. The room is clean & calm The localisation too near to the tiburtena metro. The owner is very helpfull person & respectfull. We found the juice, milk, water & cockies in our refrigerateur. The most important is that they allow you to keep your laggage in the house after your check out. The room are simillaire to the pictures.

The apartment is well linked to the main sights by public transportation. Colosseum is a direct metro link and there's also a direct bus connection to Fontana di Trevi. Though it's not a hotel, the room was cleaned every day with fresh towel supply. We even received hotel slippers. Tea and coffee was also provided.

A microwave oven would have been handy.

Wow what a room! brand new! kitchen with all required appliances. Thanks for keeping welcome snacks (as good as full meal!) and milk, juice and tea/coffee packets! (Though we have not booked room with breakfast!!!!) Many thanks for warm hospitality! Very well communicated and coordinated all instructions and codes over WhatsApp! Beds were ultra comfortable and Room was ultra clean! We reached around 2pm in the afternoon and planned to go out for sightseeing right after check-in BUT the room was so COZY and COMFORTABLE, we spend more than 3 hours in the room!!! and then in the evening we went for sightseeing. Room aesthetics were superb! Location was convenient and near to Bus terminal.

The Il Magnificus room was clean, the bedding & beds were great. The host sent us all the necessary information and codes to access the B&B in a timely manner and all worked just great. It was within 5 minutes walking to the Roma Tiburtina train & bus station which made it so convenient to travel by public transit. We were only there 1 night catching the train the next morning so it was convenient.

Unfortunately the actual building is under renos which wasn’t too much of a problem as the address was still well posted but I woke to a worker outside my bedroom window at 7:00 am. Luckily the drapes were good blackouts so he could see in we just could hear him outside working outside our window.

Stay one night for training in the next morning. Location wise it’s close to Tiburtina station. And it’s clean.

They got us self check in but the message didn’t come till night despite that i tried to reach out the owner in Booking.com few days ahead. Would be good if they have the arrangement done at least 1 day before check in.
