The location is excellent in the center of Rome, and we were able to reach every sight by walk. Nice and clean room, the bed was comfortable. We asked for a room to have a street view and they managed it so we were happy. :) For breakfast there are cakes and croissants, and also cheese, ham, eggs and bacon. It's nice, but same every day. There is a small bar opposite the guest house, which can be loud. The windows closed well, so it wasn't that bad, but during summer it could be loud if it's open. Overall it is a great choice in Rome and we totally recommend it.

-They indicate that there are some vegan and gluten free options for breakfast. This was a huge plus when we reserved this accommodation, but there wasn't food like this. I indicated that I'm allergic to milk, but there was no alternative milk for a morning coffee, even days later. Would have been nice if they provide an alternative option after some days. -The walls are a thin, we easily heard the conversations and other noises from the neighbours.

The rooms were spotlessly clean, modern and in perfect shape. The dining area was impressive and welcoming. The location was genial, 3min on foot from Spanish Stairs, 5min from Fontana di Trevi. The breakfast selextion was not huge but included some fresh and excellent choices like the croissants, nice bread, and well cooked scrambled eggs. Thank you for the warm welcome, the smile and the hospitality. Perfect staff.

The hotel was excellent however there's always room for improvement. 1. The aircondition had an on/off function based on temperature thermostat instead of inverter function which led to multiple annoying "clank" functions during the night which if bother you you have to really lower target temperature and use a light blanket (which we did but it is bad for the environment) 2. Some of the choices of the breakfast were stale (all the cakes) or poorly made (pancakes). My suggestion is if you cannot have it fresh don't have it at all. Some of the choices are 5star material. 3. Because there are no shops open after 22:00 close to the hotel, a small automatic vendor with water that you can buy at night would add value

The property was within walking distance to most areas and was very clean, with a daily housekeeping service. The continental breakfast was basic but nice enough. Most of the staff were lovely with the exception of one who seemed bothered by having to attend to guests. He made us seem uncomfortable to ask questions or ask for help.

The bed was hard so if you prefer a softer bed, not the place for you. We had a room facing the street, there is a Jazz bar across the road and it was rather noisy late into the night.

Rome is my favorite city, I've been here for the third time. This accommodation was the most amazing so far, beyond all expectations. The street above the Spanish Steps, a few steps away. The old town of Rome is small, everything is within walking distance from the hotel. The receptionist (young, curly-haired guy) was very nice and helpful, I send him my regards from here. :o) The room is well equipped, very clean. The hotel is sophisticated, beautiful, with a good atmosphere. I can only recommend it. Hope, I will return.

The breakfast selection was quite poor (although it might just be because of the January pre-season), there were no vegetables at all.

Good location for much of what we wanted to do / walk to. Staff friendly and room clean. Nice and dark and quiet at night for sleeping.

Bed very, very, very firm. Breakfast OK but not great. Bacon/eggs luke warm/cold. Fair selection if your (holiday) thing is pastries and cakes but a real shame not have any fruit at all, not even whole apples which would keep for ages. 'Toiletries' pointless - one tiny bottle of shampoo that doubles up as shower gel. No access to the communal space at any point apart from breakfast, even though it had a couple of decent sofas and even a full bar.

The apartment was so comfortable and cute. The staff were incredibly gracious and friendly. It came with a great outdoor courtyard. It is perfect for 2 people or a third with the sofa bed option. It is in the Piazza di Spagna near the Spanish Steps. It is also super quiet with black out curtains and shutters for a restful night sleep. The apartment is also located off the street and in a very safe area.

The only thing we would recommend is better hot water in the shower. It is decent but not the kind of hot you want every now and then in a shower.

The location is perfect, the street is beautiful. Walking distance from almost every attraction in the city. The stuff is welcoming and kind. The price for the location and what you get is one of the best we found in Rome.

The walls are very thin, and the bed is not that comfortable, but that can just be personal preference.

Most central location you can find in Rome! Great host! Breakfast had the best crunchy bacon!! The general atmosphere in the hotel is lovely. It is quite even during daytime, the rooms and the hall smell nice and clean!

The room is a bit smaller in reality than it looks in the pictures, but it is pretty roomy. We stayed in a superior double, but the only "benefit" was a bathtub in the room next to the bed, which we did not need and which I consider a waste of money and space. (there is also a normal shower cabin in the bathroom). The window looked inside a very narrow space, where you could see other windows right accross, and it was even difficult to tell what the weather outside was. The breakfast had only omelette and bacon, plus desserts (croissants, etc). No vegetables and no fruit at all, but we were buying them and bringing with us.

We celebrated a special event in our life, and they left us a prosecco in our room, which was really appreciated! Everything was super clean, they have daily housekeeping (change sheets, towels, etc). We stayed for 11 nights and we had a cute balcony which added to the charm of the stay. It's a really small hotel, not a lot of rooms and we did a self check-in. There is a possibility to borrow a steamer/vertical iron from the reception. The bathroom was equipped with hairdryer and toiletries. Location is excellent! The breakfast room is gorgeous, although the food options would deserve more variety.

- the walls are really thin, some noise could be heard from the neighbouring rooms - the room was a lot smaller than expected (the pictures are a bit misleading) - not a lot of hangers in the room, only 3 pieces, which were not enough for our long stay - I would recommend it for a shorter stay. For longer stays, it can get a bit crowded. - I would suggest more variety at the breakfast (maybe some more vegetables, which were almost totally missing)

Amazing family room with two separate bedrooms and bathrooms. My kids enjoyed the room and balcony. Within 3 minutes walk from the Spanish steps. Restaurants are nearby. The manager was friendly and very nice. Breakfast was awesome. The sever staff was very polite and nice. I would stay here again and highly recommend the family of four to stay here.

No elevator. Stairs were nice, not too steep.
