Staff was helpful and communicative/responsive from start of booking to the day we left. Kudos to Tatiana and Antonio! Plenty of space in our room even with 2 beds. Thoughtful amenities like coffee, tea, and a selection of light snacks were available 24H in the common area outside the rooms. Soundproofing of our street-facing room is very good. Elevator for luggage is much appreciated. Good cafes, restos, pharmacies, and luggage storage rentals nearby. Our room had a lovely view of St. Michael and Castel Sant’Angelo.

Creaky bathroom door hinges. Just need oiling I guess. It wasn’t an issue for my group, but might be for others: there is no elevator for persons. There is 1 flight of stairs between ground floor and reception/rooms that has rails for support and is wide enough for 2-3 persons walking side by side.

I stayed in the Deluxe Double and found it to be very roomy. I loved the window seat, table and comfy chair provided so I could work on my laptop or have a coffee and snack. The bed is super comfortable, firm but not overly so. Bathroom is very spacious by Rome standards. Shower is large with good pressure and lots of hot water. You hear some road noise during the day, but by 23:00, it's totally quiet. The photos are are accurate. Each room is different in size and style so check the photos! The staff is outstanding - Helpful with restaurant recommendations, getting taxis and luggage storage after you check out.

No problem for me, but if you have mobility issues, the rooms are located on the first floor reached by a steep staircase. However, there is a luggage lift for your bags ; )

Fabulous location, pristinely clean and stylish and modern accommodation, superb communication and helpfulness from wonderful host Tatiana, comfortable firm beds (including the sofa bed in the triple room). A short walk to most key central sites including Campo d’Fiori, Piazza Novona, Pantheon, Spanish Steps, Trevi Fountain. We had a view of Castel Sant’Angelo from our window. Endless variety of snacks and tea/coffee available 24/7. Cafes downstairs and across the street. Popular Supli bar and gelateria close by. Our room had a beautiful bathroom and mini fridge. Those with mobility issues note there is one flight of stairs.

There is no breakfast included but it wasn’t a problem as cafes close by.

Beautiful room - we had the superior. It was much larger than expected, very clean, large bathroom, and amazing view. We didn’t include breakfast but they always had a large range of complimentary snacks and coffee available. Staff were very helpful and gave recommendations and were always available by text. Fantastic location and felt very safe. Located conveniently above a supermarket and cafe, also right near the Vatican and other attractions.

Bathroom door not very private, so only stay with a loved one or treasured friend.

The hotel is within walking distance of all touristic areas in Rome. There are many places to eat and shop around it, and it is also in a safe area. The rooms are very clean and useful and very suitable for family use. The hotel has a small but useful lobby. You can find tea, coffee and snacks whenever you want. In addition, the hotel staff is very polite, understanding and helpful in every way. We asked for a baby crib and an iron, they provided them before we arrived and put them in the room. We loved the hotel very much, if we come to Rome again, we will stay here again. Thank you very much for everything, Maison Ottava

We had an amazing stay! The location was excellent—central, secure, and very pleasant. It truly enhanced our experience in Rome. If I ever return, I would definitely choose this place again. Highly recommended! The bus stop, express Carrefour, and restaurants were all very close to this place. The staff were very helpful, and my daughter loved the view from the window. She also adored Rome and all the delicious snacks that Maison Ottavia offered each morning. Thank you all! xxx

My only personal issue was the hard mattress, but my husband and daughter slept very well compared to me.

Highly recommend booking a room here at Maison Ottavia. We have just spent 5 nights staying here and it was perfect in every way possible. The hotel offer to book you a private transfer which we paid for, yes it is a bit more expensive than using the city taxis but you have the quickest possible transfer available and the cars are immaculate. We were welcomed at the hotel and they couldn’t have possibly catered for us any better. The hotel is secure from street access as there is a code to enter the building and even a lift for your luggage so you don’t have to carry any cases or bags up the stairs. Once upstairs you have access to a selection of snacks and hot drinks which are always available throughout the day. We had the triple bed room which was a corner room and overlooked the main road (no noise issues for us). The room was very spacious, clean white bedding, had a safe and a beautiful shower room and toilet. Fresh towels are available as required and you decide if you wish to have your room cleaned. The staff are available 24/7 as you can message them on WhatsApp should you need any assistance. The hotel is in the prefect location and central to everything that Rome has to offer. Be sure to try the cafe downstairs for a morning cappuccino/espresso and a croissant which you can takeaway to start your day. There is also always a parked police car on an alley corner just over the road which gives a further feeling of security and safety even though this isn’t needed. Yes the room keys are traditional keys and not cards but the hotel is very secure and has cctv inside. Also during the day there is usually a member of staff working at the desk. Like us, should you need to check out but don’t leave Rome until later on in the day the hotel can store your luggage safely whilst you venture around on your last day.

Nothing! Any negative comments regarding noise from the street, hot water or anything else are being far too picky.

It was a great choice to wrap up our travels in Italy. Very comfortable. AC, Spotless clean, a proper shower, very comfy beds and plenty of snack provided and a couple of coffee machines. The hosts were very nice and gave us some good tips on getting around. One of our rooms had a marvellous view where you could watch all the activity on the street

Nothing significant on the negatives. The location is well connected to Termini by bus but if you want to get to other tourist areas we found there was about a 12 minute walk after getting off the bus. On the other hand the area itself is very nice and it was close to the Vatican if you want to get an early start on the queues

Outstanding location steps from all the major attractions of Rome. We had a short stay but walked from the hotel. It was clean and comfortable. The Tri-room had views to the street and a glimpse of the castle. The hosts were very helpful, facilities were great. Loved the marble staircase (room of the first floor) and the luggage lift was brilliant. Great recommendations for eating out and easy walk home after. Loved our stay in Rome.

The place is on 2nd floor of and old building. There are many rooms in the floor. Luggage is carried by lift. And everyone and use only 1 big stair to go up to the rooms. Places is very new and modern inside, probably they just refurbished the place. Vatican and Piazza Navona - 1.8km. I actually walked to most attraction places in Rome. I checked in late. They don’t charge additional cost and the staff were very good in supporting me during my stay - 24/7 WhatsApp support It’s safe too. Nearby the main road.

I prefer automatic electronic key card door than the traditional one.
