Beautiful room and beautiful place in general. Everything was very clean. As soon as you leave the room in the morning they cleaned and changed the towels. So if you had to go back in the middle of the day, you will have everything clean and in place. The bathroom and the temperature of the water were great. They also gave you water and coffee capsules for the Nespresso machine. A woman, maybe the owner, reached out to me via WhatsApp before our arrival and provided all the information that I needed and she also recommended places to eat. This was really nice, in fact we went to some of those places and she was right about the quality of the food. Absolutely great. The location was good, very central and close to a lot of places to eat and also supermarkets. It is a 3rd floor but you have a fast elevator so this was a plus after walking all day. A subway station that takes you to Termini is very close, which is helpful because it helps you to go directly to Fumiccino, if you have to take a plane, or if you have to take a train you can do it from Termini directly.

Location is really good, not far from sites on foot, close to the metro station and with bus stop around the corner. Communication was great, everything was easy and clear and we even got some tips and recommendations. The suites are practically new, with modern design, decent sized bed, nice overall size, with daily cleaning and towel replacement. Suite is not directly looking at the street and it is great because there is almost no noise. It was a really good value for the money.
There are only two minor things we didn't like. In the bathroom, the ventilation is bad, the fan is not doing a good job, so after every shower it's like a sauna in there for about an hour. The other thing is a personal preference, the bed was too soft for us, but would probably be great for someone else.

Very Clean, cozy, good sized rooms, quite secured apartment in fairly good neighbourhood of Rome, near Vatican city. Was easily accessible by Lopento Metro station or Cicerone bus station from the city( No 70 from Termini station) and via airport shuttle bus that stops at Vatican(walk 12 mins from the shuttle bus stop). Most of our sightseeing was accessible by bus as we preferred it over metro. We never took metro. Buses might be delayed but were accessible. Tap and go would be best, do not do mistake like us to take Drop Ticket discount online card for 2 days- the app is crap- you need to download QR code each time you wanna ride- and when internet is shitty and your phone is nearly dead. About the room- Fabi was awesome and messaged me a day before on my whats app number about how to check in. No receptionist present at the guest house but it was easy to get in if we follow her instructions which were quite elaborate and self explanatory. Lots of towels and tissues/toilet paper present in the wardrobe. Glass bottle of water present but we could not figure out how to refill and struggled to get water at midnight even from near by shops. (We were a bit wary to drink tap water) Very clean rooms and mattress- comfy and medium hard, the way I like it. Bathroom clean but the shower taps were not very impressive- leaking water, not good flow and pressure, but who cares at the end if you can clean yourself with warm water. Plenty of restaurants nearby and Fabi will give you lot of info about restaurants nearby- google it and see the reviews/ratings. Be careful and ask for prices early on- we got ripped off by one of the restaurants: paid Euro 100 for 4 breads/tiramisu and 4 orange juice ! Lift to the flat is very tiny & fitting 3 people- but works well :-) Fabi asked for tourist tax 6 Euro per person per night- which was a bit odd for me as I was not aware of this before- asked if I would like to pay by cash or card.
I kept the tag to "clean my room' outside hung on the door handle for the next day hoping it will be clean and cozy that evening when I come back from busy hot day sightseeing in humid Rome in August- just to find it was as we left in the morning. Frustrating ! Though I dunno why my colleagues room was cleaned instead when he did not ask for it ! Tried to ask for water to drink - messaged Fabi once we reached room at about 8pmish in the night not to get any answer till morning about check out etc but nothing about water. We bought some expensive water bottle from nearby restaurants - 3 euro per bottle for 500 ml water ! Rest assured we were quite happy with this room - as compared to our last room in Barcelona a night before.

Although I enjoyed the walk to the cafe where we had breakfast, I think it should have been made clear ahead of time that there was a 3 to 4 block required to obtain breakfast. The food was good and satisfying but not like the bountiful buffets offered at some hotels in Europe. If you want to be in the heart of the action, Prati 25.7 is not the place, but we ended up loving the location. We were away from the overly crowded city centre but close enough to walk there. We also had easy access to the Metro and a short walk to the Vatican.
The room could use a little work (for example, the countertop in the bathroom is peeling off) and the room desperately needs a USB port for charging phones and other electronic equipment. It was the only place we stayed in Europe that didn't have a USB port in the room

Fabiana was terrific - she was extremely attentive and responded quickly to texts. Prati 25.7 was a perfect location to see so much of Rome and feeling very safe to do so! Accommodations were fantastic and breakfast was a short walk and very nice. Another very nice convenience was having a supermarket less than a block away - had everything you need, i.e., alcoholic beverages and snacks for our stay!! We will definitely return if we come to Rome again - thank you so much for taking such great care of us!! Two quick adds - loved the huge Magnolia tree in the courtyard and the elevator was a plus - we had huge bags;)
Nothing really - the only distraction was the garbage truck overnight picking up garbage but it actually added to the ambiance of our visit to Rome.

Fabiana was great to WhatsApp very thorough instructions on everything we needed to know ahead of time and on the day of check-in. She responded to my questions in a very timely manner. Also, all of your need-to-know basic FAQs were provided on a laminated sheet in the room. I also really appreciated Fabiana for making arrangements for our room to be ready a couple hours earlier than the standard check-in time since we arrived so early in the morning. The room was clean and had all the essentials. I rarely get a good night's rest in a new environment from the getgo, but the bed and pillows were surprisingly so comfortable that I slept like a baby from the very first night!!
We stayed in mid November which is quite a chilly time in Rome (can get as low as 10 C F (about 10 C) at night). The room has a minisplit unit to provide heat, but it had a max setting of 23 C (about 73 F). It wasn't a deal breaker whatsoever. Putting on an extra long sleeve shirt under my PJs did the trick.

The property is in the center of Rome, easily connected with any place you would like to go. It is in a well-maintained, safe, and quiet building since it faces the inner courtyard. Classical hotel room, with expected facilities and cleaned every day. Easy to enter the facility. Fabiana responded to every question very fast.

Love the check in/out. It was really convinient. The location was great and the room was really comfortable clean and nice. Staff was really kind and always available to help.
Unfortunately there was a smell coming from the bathroom pipes. Other than that it was great.
