Breezy check-in process. Working elevator to take us to the top floor. Quiet room, clean, large room. Excellent view of the Santa Maria Maggiore. Kettle and tea/coffee making facilities in the room. Bathroom toiletry minis. Wonderful breakfast set up with boxes (per room) available in cosy shared dining area. Filled with pastries, seasonal fruit, and savoury roll. There's a little breakky bar with biscuits, bread, spreads, and any additional breakfast goodies. There's also a coffee machine. The staff were wonderfully helpful. It's not a constantly manned reception, but they were easy to contact and so helpful. We met Yuri on our first day who, after chatting to us, went out of his way and kindly put together an annotated map for us (we mentioned we didn't have many set plans yet)

The property is located very close to termini station and other key tourist points. One can reach there by walk with in 15 mins. We reached rome in the late evening. Reception is on 5th floor - finding entry of the property could have been tricky affair but the staff already informed the directions to reach there. As mentioned in other reviews, the parquet floor is quite old and breaking. But that is compensated by the clean room with comfortable bed. Breakfast was a simple and nice - on top, the breakfast box was given. Overall, very satisfied; will come here again on our next trip.

It was quite hot when we checked-in. It took more than 2 hrs for the AC to cool down the room. We already informed our arrival time during booking; it would have been better if the AC had been switched on couple of hours before our arrival.

The hotel is really beautiful, it has a great location and the people were very nice. The bed was incredibly comfortable, the bathroom is beautiful and the room very spacious and clean. The breakfast was very tasty (one of the best we had on our vacation) and they had free water, food and coffee available, excellent!

The only detail we found is that the vibration generated when passing cars is a little uncomfortable, especially after 7am when it is already working hours. I think that with good earplugs you should not feel it, but other than that everything is excellent.

Our stay here was wonderful and a great spot to see various parts of Rome. With our 3 night stay on arrival we entered our code into the older style building and then stood at the old style small caged lift, with some apprehension. Once we got to the 5th floor and entered a very secure area, we were pleasantly surprised by the modern area of reception and a small eatery area for all guests to use. Our room was a great size and large bathroom. Plenty of space to spread out luggage with all the amenities required. It was clean, quiet and very comfortable space to stay. With an abundance of eateries and places to get a drink or gelato, it really made it a wonderful place to stay. The receptionist although only there throughout the day was very pleasant and helpful, also with breakfast of croissants / fruit and coffee / juice, was a lovely way to start the day.

Really hard to complain about anything as they did accommodate to your needs and answered all questions in a very helpful manner.

It is an awesome location. Short walk to Termini station and a number of bus stops. Plenty of restaurants and shops around but not too noisy. While breakfast is not great, you have 24 hour access to coffee, biscuits, yoghurts, juices, etc. One thing I really liked after recently travelling lots is that you only need one fob key which opens the door off the street, the door on the 5th floor into the property and the door into your room. Much better than multiple keys or having to remember codes. The rooms were a very good size and well equipped.

If you read other reviews the common theme is poor breakfast, bad floors in rooms and absent reception. All of these are true. But it’s not as important as good sized rooms, good location and value for money. Despite reception times being listed, mostly there is no one there. Apparently reception is open until 4pm but when I got there at 3pm there was just an envelope with my name and they key fob.

The room was adequate if a little dated. Breakfast was a pastry box from a nearby shop and a self serve coffee machine was available. Even though it was situated away from the major tourist spots ( Vatican/Colosseum ) there were plenty of places of interest nearby - well , it is Rome !

Bit of a grungy view down from our apartment window - would be preferable to get a room overlooking the street.

Location relatively close to Rome Termini station is great. Good restaurants and pastry shops are nearby. Ability to store our luggage both before checkin and after checkout was very useful

Alas our breakfast box was probably taken by one of the other guests (who probably took multiple?). I suspect the problem is that the whole way breakfast works isn't actually explained very well or at all when you check in - e.g. that you come out an take one box per room (not a box per person for instance). Also they could be marked with each room number to make it more clear?

The hotel room and public space was modern and comfortable. Within an older yet charming building. It gave us an impression of what it must be like to reside in an apartment in Rome. Staff was welcoming and helpful. Took the time to map out places to go. Highlighted interesting places to visit that only a local would know. Loved the on demand coffee maker! The room overlooked the street yet it was very quiet at night. We would definitely stay here again.

The hair dryer did not work and there was no iron. I will keep this in mind and bring my own. It's a short walk from the Termini station to the hotel. But beware the cobblestone streets and uneven sidewalks make handling a heavy suitcase difficult.

Hotel had a boutique feel to it rooms were very large good bathroom facilities room was cleaned and replenished every day, continental breakfast coffee machine available 10 min walk from main train and bus terminal excellent location for sightseeing every day

Nothing not to like

The bedroom and bathroom was very spacious, spotlessly clean and comfortable. The air conditioning was very useful because the weather was quite warm for December. There was a safe and a little fridge in the room which contained water and juice, but you could also head to the lobby at any time for drinks and snacks, which was great. The breakfast box was nice and fresh and contained a nice variety of pastries. The woman on reception was also very friendly. The hotel was in a great location. We would definitely stay here again.

We didn't dislike anything. It may be nice for the breakfast area to have a little bit of background music as it was very quiet, which could be a little awkward when there were several tables of guests. This is very minor, though!
