I would like to thank Nicola. He was very attentive. Even though we arrived before the check-in time, he directly helped ensure that our room was prepared quickly. He provided us with a map and a list of recommended restaurants we could visit. He was very helpful. The cleanliness was excellent. We were offered complimentary tea, coffee, and cookies. It’s a place I would definitely recommend to all my friends. Its location was a 15-minute walk from the train station and about 10–12 minutes from the city center. They even provided us with an iron, which was a great advantage.

The price was high, and our room was on a very high floor.

Note: name: 'Clare' above is the name of our daughter who booked the holiday for us but did not come with us. My name is Reba and this is a genuine report. The room was elegant, spacious (especially for Venice) and quiet. The bed was very comfortable. The attractive interior design was modern. White walls and furniture with calm grey decorative notes and crisp white bedding, made an appealing, restful and clean effect. You felt completely safe in a healthy environment. Tea and coffee were provided with kettle and a floor-standing 'frig. Bedside lighting included a very focused reading light, should your partner wish to sleep. Although very quiet indeed, it was only a few paces away from the main thoroughfare and square with its chemist, minimarket and pleasant and inexpensive bars and restaurants. Immediately outside, in a tiny square, is a Michelin-starred restaurant if you crave fine dining. Breakfast was indeed on offer at a small extra charge, served in bed if you wanted, but we took pleasure in the Italian street life in the morning, having excellent coffee and croissants in a nearby bar, watching the world go by. The polyglot manager with perfect English couldn't have been kinder and helped me, even summoning a porter when, out sightseeing, I fell and sprained my ankle and couldn't walk well. He says he loves keeping a guest house and meeting and helping people of all nationalities, doing It well,"From the heart".

Within the price range of guest houses, it would be cavalier to find fault with this. It would, though, be necessary to note when booking that the rooms are approached by stairs, which might be difficult for any seriously incapacitated persons. Perhaps the addition of hair shampoo to the plentiful shower gel would surpass perfection but that petty detail may be a personal obsession.

The receptionist was very helpful and gave us a map and information about the area. The location was ideal and close to a lot of important landmarks. Staff was overall very helpful and friendly, even when we got a bit lost trying to find the entrance to the hotel. For the most part, the room was what we expected it to be with the money we paid.

During cleaning, they didn't really clean the room, only took some of the trash out. They made the beds using the same sheets. The bathroom and shower didn't really have a lot of places for us to put our stuff (shampoo bottles, towels, etc).

Great place! Well located, in the heart of Venice, walking distance to all main attractions. The hotel was very clean and the staff were very friendly, kind and honest people. They always went an extra step to make our stay comfortable and fulfil our needs. European breakfast was served daily either on the top terrace or to the room - according to our wish or weather permitted. We would definately book with them again and recommend it to others!

There was no such thing.

- hosts were lovely, even provided us with a map and recommendations for activities and things to do in the area - happily stored our luggage before and after check in - happily facilitated an early check in (which we were very grateful after arriving on a night train!) - about 20/25 mins to the main square by foot (same by public transport if you prefer). Given the value for money that this property offered in comparison to other options when we were looking, we were happy to walk a bit further to places - room up two flights of stairs - hosts happily assisted with bringing the luggage up and down for us! Thank you! - WiFi worked fine - bed was comfortable - shower was nice and warm! - quiet area, no noise - mini fridge in the room, as well as kettle and coffee maker

- bathroom is quite narrow, had to walk sideways to get into the shower but we didn’t mind too much. - we had some issues with the air conditioning. The first night it appeared we had the wrong remote (which they quickly fixed the next morning), and the second night we couldn’t really get it to warm the place up too much. I also think it may not have been cleaned in a while, as it spat out a lot of black dust onto the floor.

The location is super convenient. Close to many good restaurants and the Jewish quarter. Nicola is amazing. He's extremely helpful. He gave us a list of recommended restaurants around the area and showed us the important sites around town. It wouldn't be the same without his help.

There weren't many things to dislike. The only things we noted were that the second bed was a bit small and that the washroom door couldn't close properly. Also, the AC was hard to reach and tweak. Other than these small things, our stay was great!

Staff was very helpful and ordered me a taxi for 4am to airport. Thank you! Very good spot.

The room was reasonably large that we could both comfortably open our suitcases. Bathroom is small but has all the essentials. The hosts were constantly checking for our arrival time to make sure they would be there for us. When we arrived, our room was also ready ahead of check-in time. The host gave us a map and some details on where to go which was nice. Breakfast was good with croissant, toast, jam nutella, and choice of ham/salami/proscuitto, cheese and drink. You put in the breakfast order the night before and they bring it to your room. Or you can have it on the terrace (though it was closed when we were there). We could leave our luggage after check-out as well. The host even helped us carry our bags down which we thought was so extra kind.

The earliest you can have breakfast is 9am. For an early riser, we were hungry by this time, but was also nice to have a sleep in. We were lucky enough to thave a room on the top floor, so narrow stairs with luggage was fun, but not unsual in Italy. But as mentioned above the hosts offer to help carry luggage, which is so lovely!

Perfect location, close to train station, very local and quiet area Cannaregio which is away from the touristy hub and we dont need to drag our luggage too far. A lot of nice high rating (a bit more upscale, expensive) restaurants and osterias around this area. Great heating system, Super comfy bed, hot shower (although a bit tricky, we have to wait 5 minutes to let the water run but thats ok). Lovely and helpful staff, the room is so nice and clean and they clean up everyday. Great value for money in Venice - we will stay again for sure.

Clean and tidy with lovely canal views. Only a few minutes walk to restaurants, shops and supermarkets. Was nice and cool inside which was a lovely escape from the heat outside. The staff were very responsive and helped me explore options for both getting to and leaving.

The canal behind the house is busy so can be a bit noisy at night. Arriving in the dark with heavy bags was challenging - both in navigating all the Venice bridges/uneven paths and in locating the house. The front door was a bit tricky to open and second door didn't seem to close. Broom provided but no shovel to pick up sweepings.
