Very helpful staff with recommendations and good information . Location was great . Cafe combo not far to walk ( ask reception ) best price for a good coffee in the mornings . Lovely little mini supermarket in the square behind . The restaurants recommend were nice , ca dolphin in the square behind and more so the one along the road also recommended for pizza . The nicest man was in the ice cream shop that also sells calzone type pasties . From the square behind where the mini supermarket is , cross the bridge as if going to San marco / Rialto . Just along on the left is the ice cream shop . The man gave us free samples and was kind , he explained what was in the ice cream I chose ( before the free samples ! ) definately support him 👍

The square behind has a cafe on the corner opposite the mini supermarket . No visible prices for coffee and we were charged 9.5 euros for 2 coffees ( extortionate ) no receipt . A few locals said they would never go there and recommended the lovely combo for coffee . Also on the same square is a smoothie /juice bar but didn't feel like a healthy option as expected as a large squirt of some kind of syrup was added to the large amount of ice and being made out of full sight I'm not sure how much fruit went in it .

The staff were wonderful and made us feel looked after even when they weren't around. Both Luca and Tiziano were great, their recommendations spot on, and nothing was ever an inconvenience to them. The decor is classic Italian, just like in the photos. The location is incredible, especially for first timers, most landmarks being within a 15 min walk away, and very easy access from the airport (only 3 bridges between the Alilaguna stop and the hotel).

A word of warning yo the light sleepers - bring your earplugs and eye mask! You'll be staying in a beautiful yet modest historical building, in the very centre of one of the most touristy places on Earth, life starts early both inside and outside of the building, so keep that in mind and come ready.

Wow, wow, wonderful! Such a gem in Venise. When booking I was not sure when seeing one star, but we were experiencing 5 star service, room and location. The room is newly renovated, bright with wooden floor, wellinsulated windows, a balcony to watch the gondolas pass by. The bathroom spotless clean, even with towel dryer. In November we were particulary happy about the well working central heating, which made even a high ceiling floor cozy and warm. We received a « welcome package » with prosecco, Venetian cookies and tips where to eat/drink around the hotel. We were contacted before with all explanations needed how to find the hotel. It is very easily reached from the airport with the water bus and then 10 min walk. Close to many sights and the nice hotel staff is happy to help with any questions.

Location was excellent, right alongside a canal just minutes from the Rialto Bridge. Room was big, beautiful, and comfortable. Complimentary drinks in the room and an outstanding personalized map provided by the front desk.

We opted for the canal room and while it was beautiful, it was noisy at times. People’s talking / yelling reverberates down the canal, motorized boats cruise by at all hours of the night, and delivery boats start unloading at 6:30am below your room. There were earplugs provided in the room so I’m sure the staff is aware of the issue. Honestly it’s worth it for the location, and it’s not the fault of the hotel, I’m sure it’s the same everywhere.

Absolutely loved everything! Excellent location with a detailed guide on how to find the hotel and get around. Friendly and courteous staff. The room had a soft and warm carpet, a coffee machine, bottled water, and delicious treats. Comfortable bed. Great recommendations on where to eat and what to see in the city.

The room's window faced a narrow alley, so it was almost always dark. It could also be noisy at times - at night, people were arguing loudly, and in the morning, garbage collection was quite loud. It's worth mentioning that the shower was just a drain in the floor, covered with a wooden platform and enclosed by a fabric curtain.

Our stay was absolutely dreamy! The location was exceptional—just an 8-minute walk from San Marco—and we had the privilege of enjoying a balcony with a canal view. The décor was stunning, creating an atmosphere that felt like an escape to another world. Tiziano was wonderful, providing thoughtful recommendations with so much passion and professionalism. It was truly a pleasure to meet him. A special touch was the daily housekeeping service—our towels were changed, and our bed was made every day, even for our short 3-night stay! The entire space smelled amazing, adding to the charm. One important note: while the hotel doesn’t have a lift, they offer a mechanical chair for those who may need it, ensuring accessibility. We couldn’t have asked for a better experience!

As every reviewer wrote, the location cannot be better. From the airport, 30 minutes boat ride to Fondamenta Nove (also a port to visit Murano). It was raining when we arrived around 10 pm. but Google Map brought us to the hotel in 10 minutes. Welcome Prosecco and water were waiting for us. The next morning, from our room #2’s balcony, we saw gondolas went by! Less than 10 minutes to San Marco square and 5 minutes to Realto bridge. The hospitality of the manager, Tiziano, and the cleaning lady who refilled great coffee pods, delicious Italian cookies and fresh towels were appreciated. His “locals favorite restaurant, church’s and museums” were all good. Definitely recommend this place!

One early morning, a boat delivering goods to the stores stopped by our hotel to unload. They were there from around 5 am. But we can use AC and keep the doors and a window closed to eliminate the noise.

I had such a wonderful stay at this brilliant little hotel. Amazing central location, unbelievably friendly and helpful manager who gave me so many wonderful suggestions of things to see and places to go during my visit - I managed quite a few of them and there were some hidden gems I would never have known about otherwise. I will have to return again to do the rest! As a solo female traveller the hotel felt very, very safe and welcoming. It was also exceptionally clean!

Breakfast was not provided but there were many cafes close handy for that. We enjoyed the location and convenience of a nearby supermarket (where the locals shop) On the doorstep is a very nice restaurant - Cafe Vagon. The location is also close to the water (water taxi if needed) and after a short walk you can find the Ferry stop. Public Transport by Ferry is a great way to get around. The services are regular and you can travel to Murano, Burano etc. easily and return. I suggest you find a good map of Venice and familiarise yourself with the area, a good public transport map is very handy also. Download the official AVM app (Venice public transport) and you can book your tickets on line. Do not rely totally on Google Maps as the density of the buildings interferes with the signal. Venice is a great place to visit with very nice people. Do not be afraid to smile and say hello. Learn a few basic words, please and thank you go a long way. The staff at the hotel were very friendly and helpful plus the A/C does work very well!

I loved the balcony overlooking the canal as well as how easily accessible it was from the train station. It was also close to a lot of main attractions, everything in walking distance. Though, if you are a walker like me, then all of Venice is in walking distance! Truly, the greatest part of this stay was the friendliness at reception. I was met with warm greetings, cold (and free!) water, and a map of Venice with helpful suggestions on what to visit. I was also able to store my luggage after check out so I could explore more of Venice before catching my train. The treatment you receive at this hotel is better than that of some of the highest rated and more expensive stays. This kindness and attention was the best part of my stay.

The walls are a bit thin, but I only noticed it one time. Hard to complain about what was overall such great value!
