The staff were really friendly and always helpful from start to finish. The location was perfect! So close to Nishiki Market and restaurants that we were never hungry! The room was excellent with lots of little touches that it felt a lot more welcoming than other hotels. It was spacious and also surprisingly quiet given its location. The rooftop area was so inviting and we could see ourselves there in warmer months but it was a little cold during our visit.

Central location in downtown Kyoto, yet on a quiet street. It was the Gion Matsuri celebration in July when we were there, the owner gave us many advice as how to enjoy it. There are many shopping and food options around. A local supermarket is 7 minutes walk away. We went to Osaka for a day trip, the owner made sure we knew the best way to get there. The room is small, but it has everything we needed: bathtub for soaking, washing machine, small refrigerator, microwave. There is an electric stove, but because there is no proper vent, we only used it to make miso soup.

Great location to get around Kyoto either on foot or with public transport. The room was big enough and definitely larger than other places we stayed in Japan. The washing machine and drying machine were a game changer as we had the chance to clean our clothes. The room was quiet and with proper air conditioning. The staff at the reception was really nice and always with a smile.

We stayed several nights and the full room cleaning is done only every 4 days, whereas trash is removed everyday and so are towels if you want to. The lack of a daily cleaning is not a big deal, but hotel rooms tend to get messy and dirty in very little time and we didn't have the time and energy to clean up after a long day visiting Kyoto. We would have appreciated a daily cleaning service.

Very centralized and located just a minute to Nishiki market which pretty much the heart of Kyoto. Close to the main road of Kawaramachi-dori where everything happens. A lot of niche and good brunch / coffee shops around the area. The staff were very helpful. The couple who runs the place is so kind and helpful. The whole facility is pleasant and clean. It was a pleasure staying here and we will definitely come back! We recommend 100%! Perfect location and value for the money.

We travelled straight from Kansai Airport to Kyoto therefore arrived at about 10pm to the hotel. The owner tried to contact us before hand via email, but as we were travelling, we could not check our emails. We found out that checkin time is normally up till 9pm, but the owner waited for us until 10pm to assist us with checkin. He was so friendly and warm, and also going the extra mile to let us know where to eat and getting around kyoto as a local. Location of the place is excellent, right in the heart of kyoto centre. The other staff at the hotel are also super friendly and helpful. It really left a beautiful memory for us in Kyoto!

Everything was perfect

I truly enjoyed my stay at this hotel. I’m not done with my monthlong trip but this hotel is a standout. The friendly concierge helped me check in, explained how to use the in room washing machine, provided local restaurant recommendations and helped send my luggage to the next destination. The service was friendly and warm in the best possible way, not like a sterile corporate hotel. It feels like coming home each evening. The room was spacious, clean and comfortable. It was also great to have a washing machine in the room and not having to wait for a machine like at other hotels. The location is fantastic. It is literally half a block to Nishiki market. The hotel is serviced by a few train lines, one of which takes you directly to Osaka. Also, head in the opposite direction of Nishiki Market and there is busy shopping area with many clothing and shoe stores. I cannot recommend this hotel enough.

Stayed here for 7 nights in a Triple room as family. Although the room appears small, the room is so well designed that little ledges here and there creates usable space for your electronic devices etc. We liked the complimentary coffee machine for an early morning start. The location was excellent for walking around the touristy Nishiki Market and Teramachi etc and despite being in the middle of it all - the street was so quiet at night. The location was also good if you like walking to various attractions (Minamiza theatre 10mins, Nijo Castle 20mins) and it is about a 10 min walk to the Shijo Karasuma Station, which you need to get to JR Station, otherwise if are carrying luggage and you can take a taxi for 1600yen. You could also take the bus but we avoided it after hearing concerns of over-tourisms and of locals not being able to use their bus service.

Having travelled extensively one occasionally chances on a real gem. This is one. The rooms are small but if one travels sensibly there is more than enough space. Those who travel with large suitcases - well, that's your problem! The room had a washing machine which was great and then the bathroom has high tech drying facilities which means it all dries very quickly. The staff were fantastic and engaged with us. We asked for some restaurant recommendations, which resulted in some of our best meals ever - let alone in Japan. They could not do enough for us and were charming, with great English which always make it easier. The hotel is ideally located near a station but also near the main street and other convenient transport links.

The owner was very welcoming and spoke good English, as did the staff, which made our stay even more comfortable. This is the best hotel we’ve stayed at in Japan so far. We booked the large double room and were very satisfied. It came with a washing machine, kettle, microwave, and other useful amenities. The location is also excellent: just a short walk to Nishiki Market, restaurants, convenience stores (konbini), and the train station. We will definitely come back in the future and recommend this hotel to our family and friends. Thank you for the warm hospitality!

What a gem. Fully supporting the outstanding reviews for this hotel. Great location, outstanding staff (very friendly, very helpful, making sure everything goes as smoothly as possible, always with a smile, and all of this in very good English! ), well thought through studio lay out, very comfortable bed, super high shower pressure, etc. etc. What can I say, we would have loved to stay longer! Thanks again to the complete staff!! PS: I forgot the roof terrace, Medium sized well designed terrace with nice sunsets!
