The property was fantastic overall, with clean and comfortable rooms, a convenient location, and great amenities. I particularly appreciated the attention to detail and the relaxing atmosphere.

I was charged an unexpected extra fee upon arrival, which was not communicated during the booking process. Although the staff addressed my concerns and the charge wasn’t too high, it would have been better to know in advance to avoid any surprises. This lack of transparency was a bit disappointing.

Loved the tatami flooring as well as the vibe of the room. Staff were very kind and friendly, location was great. They also decorated the room for our anniversary, which we truly appreciated. Breakfast options were adequate, and I looked forward to it every morning. Stayed during summer, so the front desk gave us cooling wipes upon check-in. We also loved the daily events the hotel organized such as the maiko performance & tea ceremony experience, though we were not able to participate. I will definitely stay again! Overall great value for the price.

No major issues, but as our room was on the third floor and facing the road, we could hear people talking outside during the day. It was quiet at night so it was not a big deal. The bed was advertised as one large king bed, but it was actually two twin beds under one bedspread and a large comforter to share. There were also only two washers and two (not very strong) dryers, so doing laundry took up more time than expected. TV did not have satellite channels, but that's just me being extremely nitpicky. We loved our stay :)

Great facility, modern, clean, good-sized rooms, nice staff, laundry facilities. Located in a very quiet area between main railway station and shopping areas (approx 25 mins walk from main train station). They also provide a handout with nearby breakfast places and restaurants, very useful. Convenience store practically nextdoor.

The breakfast let the place down. It was in a next-door Italian restaurant and consisted of a panini with salmon or sausage, and then a very poor buffet ("fruit salad" for the yoghurt was tinned cocktail fruit, which I haven't seen for decades...). So don't pay extra for the breakfast like I did, rather go to one of many coffee shops in the shopping area. Recommend The City Bakery for great coffee and selection of foods.

I really enjoyed the rooms, which had a real authentic Japanese feel. The tatami mat floors, the comfortable slippers, sliding shoji windows, the lowered bed, and the lighting all made me feel like I was in a Japanese home more than a hotel room. The staff were all very friendly and helpful. Housekeeping provided fresh towels and bottled water every day. The hotel was in a nice and quiet neighborhood, and it’s a short walk from Shijo Station with easy access to the subway and other JR trains.

The breakfast was fine, but I wished there were more “breakfast” options (even though I liked the sandwiches and salads okay).

The location was pretty good. Room was as others described a little moody with lighting, but not a problem to me. The bed and bedding were comfortable. I used the laundry facilities which were easy to use with some coins. I might visit again, but I might find a hotel with spa in it.

The cleaning service was less frequent but they hung towels and water in a bag outside of the room which worked, but if I didn't need the towels they were just left hanging. As Japanese hotels often are this as well is a bit smaller on the size and space to open your luggage. So keep in mind.

The property was lovely and decorated in a minimalist Japanese style. Whilst the rooms were not large they were well laid out and equipped tastefully . The staff were so helpful and friendly we could not fault them . Good location round the corner from a main station

THE BREAKFAST !! It totally lets the lovely hotel down. I think it is contracted out to an ‘Italian’ restaurant that is in front of the hotel . You basically get a choice of an ‘Asian’ hot roll with second rate juices, cofffee, and a lumpy yoghurt. We had paid for this but never ate there as was not even an inviting area ( smelt of last nights dinner ) . A real let down sadly

Our rooms were a nice size, super clean, and all the amenities were excellent. We loved the Japanese room decor, and that you could make proper matcha in your room. The hotel met our request to have our rooms next to each other. We were really pleased to have laundry facilities and a coffee station available downstairs along with baskets with extra amenities available. The staff were very efficient and friendly and gave us ideas for breakfast and dinner locations nearby. The location was very close to subway and bus stops and made it very convenient for getting anywhere in Kyoto. We only wished we had stayed longer!

Everything was lovely, and we would recommend this hotel highly.

They had special guests in the lobby for a small show. There was an area behind the lobby with non-alcoholic drinks available 24/7. The room was nice with a cushioned bench to sit on to drink the complimentary macha tea with instructions on how to use the bowl & whisk to prepare the drink. The bathroom was exceptionally clean. Just for information - the lobby is reached from the street level by a staircase or elevator. The Italian restaurant for breakfast is on the street level. We paid on a daily basis through the hotel and provided the receipt for service.

5 mins walk from shijo station. Incredible polite staff. Housekeeping was excellent with daily refill of mineral water. The room was very comfortable and functional with lots of lighting.

Walls were rather thin. As a light sleeper I was woken up multiple times throughout the night from neighbours walking along the corridor, slamming things in their room and sometimes I could even hear alarms from other rooms. This was exacerbated by the extremely quiet room so any amount of noise was amplified. Not an issue if you are not a light sleeper or someone who is sensitive to noise at night.

Smooth check In, helpful staff, aesthetically pleasing property, off the main road, quiet location, cosy and clean rooms, very close to Kyoto subway station and Hankyu Station, comfortable walking distance to Shijo-Dori street, Pontocho Alley, Kamo River, nearby by a Family Mart and 7-Eleven convenience store. Cleaning was done every 2 days but fresh towels and toiletries were delivered to the room everyday.

The coffee machine in the common pantry (same level as reception) did not have hot water for tea. However the rooms were fully equipped with a kettle and teas.
