The staff spoke perfect English and Japanese and were very helpful during check in and when I would ask for help with something. The location is great for exploring Kyoto but still in a relatively quiet residential area. The room was small but still had plenty of space for our two suitcases and still had space to walk around.

They didn’t clean our room a single time during our 3 night stay despite us being out from around 9am to at least 6pm every day which was a little abnormal to me.

The location was okay, we walked to the hotel, but it wasn't far from the subway station. Since we arrived before check-in, we left our luggage at the reception. The location was great, in a very quiet neighborhood. The room was beautiful, with three huge, comfortable beds. The air conditioning and Wi-Fi worked without any problems. The bathroom was large enough and included all the necessary toiletries. There are quite a few nice cafés around the hotel with excellent breakfasts.

The hotel is well situated: 20 min by foot from railway station, 17 min from Nishiki market, 10 min from direct train to Nara and 15 from direct train to Osaka. The street on which the hotel is placed is quite, so we had a really good sleep. The room was clean, staff friendly and helpful - our daughter got sick from some food that she ate day before and we were allowed to check in earlier w/o additional fee.

Our air conditioner was broken: condensed water was dropping, which was a bit annoying.

Pristine hotel, room was exceptionally clean and modern. Excellent value for location, 15 minute walk from the main train station and then 15 from the shopping/busy area. Lots of bike hire around. Rooms aren’t cleaned daily, but they will take your rubbish if you ask.

Checkin in is LATE! 4pm is ridiculous. It’s manageable in any other season but summer, when after travelling, you just want a quick shower before exploring (but that might just be me).

Room was comfortable. Small, but was manageable. The property had mentioned in the booking that checkin ends at 10pm. But due to some traffics on the way to Kyoto we were late for the checkin. But it was not a problem and they had kind of self checkin approach. (There was a person to assist though 😇) But being flexible for the checkin time was a big relief for us. There was no metro near by. But there were bus stops closer.

Nothing to tell about the property

Surprisingly, this hotel was more than we'd expected it to be. The rooms are very spaceious, it's in a cute street where (I think) Japanese people live as well. It's around a 20 to 25 minutes walk to the city centre which is fine or you we're also able to take the subway which was a 3 minutes walk. The bed was very comfortable, the bathroom was very clean and had a bath tub which we love! We used it many times after a long day of walking. We didn't hear any noise from other residents or from the area. It was very quiet. We also felt very safe since you get a code upon checking in for both the front door and the door to our room.

I wish we were able to chill in the main area which now only provides two seating spots. I think it would be great if they'd create a lounge area where you can eat your dinner or meet other people. Also, we didn't see man of the personnel. It would make me more comfortable seeing them more or at the front desk. I know this is the entire purpose of the hotel but its makes it bit more personal :)

Great location, easy to use check in, really good room size for the price. The bathroom was modern and we liked having the tub. I would stay here again!

Unfortunately I think our bathroom had some serious mold issues or water damage. It just smelled really bad and no amount trying to air it out changed the smell. We just had to keep the door closed and brave the smell when using the bathroom. I still rated the hotel highly because I would expect it was just an issue with our 1 room/bathroom.

We were lucky because the receptionist when we entered was Tommy. He was very friendly. The beds were comfortable. We appreciated the free deserts. Location is pretty good. The nearest station is only one stop away from Kyoto Station, which was very convenient. It’s also convenient that the locks to the hotel is a pass code. We also liked the pajamas/robes. We are definitely choosing M’s hotel again when we come back to Japan.

Spacious room for japanese standard. The hotel and the room are clean. Simple but efficient check-in and check-out with a machine. Location is good: * less than 5 min from Gojo subway station * only 20 min by walk for Kyoto main station * 15 min by walk to Nishiki market * rental bicycle nearby * Ministop konbini at 50m (I don't really like Ministop but it's ok)

Check-in with a machine ok if you got your reservation number that I didn't know where to find it in my reservation with booking.com ... needed the staff to find it. Baggage storage: open service to every one, you must lock your luggage with a locker as a bicycle. The drawback is that anyone can access to your luggage. Not so safe solution. Of course in Japan it is safe ... but in Kyoto, there are many foreign tourists.

I made a last-minute booking because of change in my schedule. I'm glad I found this. The guy at the front desk was curt but efficient. I like the layout of the room which has three twin beds with room to walk in between. The room was not spacious but big enough to accommodate the three of us and our four mid-sized suitcases. Very clean. There's also a washing machine inside. Location was great. It was walking distance from the subway and the railway station, and a lot of the cultural sites in the area.
