I really appreciated the hospitality — I felt genuinely welcomed from the very beginning. I was pleasantly surprised to receive a free room upgrade — it was spacious, clean, and very cozy. There’s also a place with delicious food nearby that stays open late, which is perfect if you arrive in the evening or get hungry at night. I highly recommend it!

Karen was such a pleasure to get to know and talk with. She was so accommodating! The breakfast had everything you needed and was a great way to start your day! The location was only a 10 minute walk from Quinta de Regaleira and the palace where the Ninth Gate was filmed. I loved our room and we were in the basement! I chose it because I thought it would be quiet and cool and it definitely was! Definitely change your Google Maps to avoid stairs so it'll take you the easy way to get to the guest house. We highly recommend this wonderful place to stay!

Sintra1012 Boutique Guesthouse does everything to make sure you have an enjoyable stay. The communication with the management was extraordinarily friendly and efficient and breakfast was included. I would especially like to mention the room: it was huge and looked like a palace room from old times: wooden ceilings, massive wooden furniture, huge windows with shutters. The guesthouse is located in the historical center of Sintra - close to the main streets with churches and resataurants and also walking distance to the main sights on the mountains. There was a romantic feeling to it - so especially when visiting Sintra as a couple, this guesthouse is a great choice - or you can enjoy it all by yourself, like I did this time :D

Karen is a wonderful hostess and the two young ladies who worked for her were so sweet and helpful!! The room was huge and on a quiet side street just one block off the main square in Sintra. The shower was strong and hot, and the bed was soft enough to accomodate. There were beautiful windows to open wide onto the cool night air to enjoy the ambiance, and the breakfast was perfect- pancakes- multiple types of bread for toast, fresh fruit, yogurt, coffee and several varieties of meat and cheese- even pate! A coffee machine for latte, cappuccino and Espresso and another small one in the room for a late night "after dinner" on the terrace.

My only issue had to do with parking and had absolutely NOTHING to do with 1012 Boutique. DO NOT DRIVE TO SINTRA!!!!! ALL streets are one way, and if you miss your turn as we did it is a 25 minute RT to get back close to where you are going. Also, the police ticketed us even though we had a pass from the hotel!! We ended up having to walk our bags thru town 250m one way going and coming over the cobblestones. Hence the "9" instead of a "10" rating.

We stayed in the basement suite for one night. The room is very spacious and clean, and the water pressure was strong in to make a good shower experience. The host, Karen went above and beyond to take care of our needs. She's very friendly and nice. Since we needed to catch a train to Lagos the next day in the morning and we were not able to sit in for breakfast, she made us sandwiches and other food like yogurt and cookies that are placed in a brown bag the day before, so we could take them with us when we checked out. You may also drop off your luggage before your check-in time as long as you communicate with her in advance.

The coffee machine in the basement suite does not seem to work very well. Heard some stomping noises from above floor in the middle of the night

My mom and I stayed here for two nights and had a truly wonderful experience. Everything exceeded our expectations. The staff were exceptionally friendly, welcoming, and always ready to help with anything we needed—they really made us feel at home. The location is perfect, right in the heart of Sintra, with beautiful views and easy access to the main sights. Our room was cozy, clean, spacious, and comfortable, and we especially appreciated the thoughtful little touches throughout the guesthouse—from the dehumidifier to the high-quality toiletries (shampoo, soap, etc.). Breakfast was absolutely perfect—fresh, varied, and served with care. You can tell a lot of love goes into running this place. We gave everything a 10 because they genuinely earned it. I would 100% recommend this guesthouse to anyone visiting Sintra and would love to come back one day!

The only small downside was the lack of flexibility with checkout time. In most places, a slightly later checkout is possible for a small fee, but here even an extra hour would have required booking an additional full night. That said, it’s fair to mention that they kindly allowed us to leave our luggage at the lobby and even let me work for a couple of hours in the café area after checkout, which I was very grateful for. It didn’t take away from the overall experience, but it’s something to be aware of.

The communication with the owner is excellent. The location for us was very good. It is on a side street away from the noise off the center of the Old Town. There are restaurants within walking distance. We really enjoyed the Old Town section in the evening after all the tourists left and we could wander and window shop. Karen is exceptional to go out of her way to met our needs, from explaining the bus routes to helping us secure transportation back to the airport. The staff she has are very sweet and thoughtful.

Wish we booked a larger room, but that was ok because we were gone all day. M

The staff was communicative and thoughtful - even putting a special surprise in the room to celebrate a particular event we had mentioned. The location was fantastic, in the middle of everything Sentra has to offer while still being tucked somewhat out of the way of much of the tourist traffic.

The basement suite was a little funky of a layout but well appointed and totally adequate. A couple of the doorways had low head clearance so I'd recommend folks over 6' be thoughtful about this. No AC that we were aware of so open windows and fans were the best way to keep cool in the evening.

Property was smack in sintra historic center! The accomodation was beautiful and comfortable, loved the little touches like in the bathroom sink, there was a note stating where this sink was used and it’s historic story … was interesting ! Also can I please give a 20/10 to Karen ! She was an amazing host ! Helped us out with parking which we got super lucky with ! The whole experience felt so personalized .. this has been our favorite stay in Portugal by far !

Everything was seamless

It was such a nice two nights stay! The guesthouse is in couple minutes walking distance from the National Palace of Sintra but it's so conveniently located that even with opened windows no street noises can be heard. We love everything here - interestingly decorated welcoming house, nice room, comfortable beds, tasty breakfast, freshly squeezed orange juice every morning. Karen is an amazing caring host! She immediately made us feel at home and was even so kind to let us check in earlier. Thanks to her, our first days in Portugal started very pleasantly.
