The owner was really welcoming, friendly and helpful. The room is a good size and cosy. Nice soft extra rugs Thoughtful- earplugs Nice shower products Comfy bed Good storage Nice tea and coffee Beautiful flowers in the main parts of the building Handy for the town and motorway You can eat downstairs in the breakfast room in the evening. Would definitely return.

It is a little bit scuffed around the edges - which adds to the charm but could with a bit of a touch up in places. Maybe a hook nearer the shower for your towel.

Spotless clean, large room, large bed, nicely decorated. Monica was a delightful hostess, very helpful friendly, cooked us a lovely breakfast. Parking in side street opposite is free (when available) Large garden area ( although we did not get to use it).

Very Minor niggles *Nowhere to hang hand towels near wash basin, just needs a simple ring or hook. *No USB charge points, I had assumed one would be available as they are in most hotels we've visited., to be fair Monica let me use hers in kitchen and was kind enough to chase after me when I forgot it at checkout..!!:-) *Small items of maintenance, the stair carper was badly worn on every step, *some plaster was flaking off wall on stairway.

Monica was brilliant, she was so attentive, friendly and so helpful, from providing me with a taxi number before we arrived so I could prearrange this before we arrived, calling me to ask which room would be best for my friend as they had certain needs, which I thought was so thoughtful ❤️ The rooms that both my friends and we had were both really spacious. We had Room 5, which was situated at the back of the B&B, which Monica said would be good for us as we were staying for 3 nights, and our friends had the twin room at the back of the B&B, with French doors onto a decked area. There was an Aldi 5 min walk down from the B&B and a Morrison about a 10 min walk up from the B&B. If you needed anything. There were a couple of lovely pubs, One called Fox Inn, which was across the road from the B&B, with a Thai restaurant attached, and 2 min walk up the road was another pub called Shambles, great staff and the Sunday roast was amazing! And for an original pub, The Unicorn at the top of the town, and everyone was friendly.

There wasn't anything I didn't like, but just a little thing, it would be great if there was a mirror on the wall in the room we had (Room 5), with a small shelf, as there wasn't anywhere you could do your hair, as the only mirror was the mirror as you walked in and you couldn't see yourself properly.

Room was clean and spacious and was at the back of the house, away from the noisy main road. Bed was extremely comfortable and we had a good night's sleep. Breakfast (full English) was excellent.

Parking was difficult as house is on the High Street and there is no parking area at the property. There are a few places in the side road opposite, but they tend to get filled up during the day by people at work in the town centre.

Great communications, friendly and helpful staff. Handy location for town and work - I leave my car at work out of choice, but I could see that parking might be inconvenient for some. All the in room facilities you could need, bar aircon.

Road noise due to on street location and orientation of room. Not usually a problem in other Jasmine House rooms to be fair! It was hot, so keeping window shut for noise, whilst managing temperatures was a bit tricky.

The host was very welcoming and accommodating. The room was large and clean, and the hotel was in a central location of many restaurants.

We expected to have breakfast in the morning, but there was no one there for breakfast in the morning. We were not asked if would like breakfast the night before and we assumed it be available. We had to leave the hotel to find breakfast from a local costa which was not ideal. We would have preferred breakfast at the hotel.

The room was nice . Shower was good

It’s located on a busy main road. Had to park quite far away . The noise from the road was constant all night The Wi-Fi was useless

Monica was an incredible host, very friendly and helpful, her lovely mother even offered to iron my dress for me before we went to a wedding. The bedroom was large and had everything I needed including a good en suite bathroom. Easy walking distance into town with cute cafes and supermarket nearby.

If you need a taxi, I recommend you book ahead as it can be tricky in little Lutterworth! Also because the house is quite old (with plenty of character) the floor boards can be noisy so I'd recommend taking ear plugs for sleeping 😊

Room was very comfortable and clean. Loved access to the garden. Location was excellent.

Internet was hit and miss and couldn't get anything on tv but we spent very little time in the room so wasn't a problem. If we had been staying longer I would have looked into it further and Im sure it would have been sorted.

The breakfast was delicious, and the host was absolutely lovely. Beds were comfy and the room was really clean.

Only gripe was the street noise, which meant we couldn’t open the window overnight (and it was a warm night). Not an issue for rooms at the rear of the property.
