Checks every box for the ideal bed and breakfast. We were in the silver room with a king size bed. It was comfortable clean and quiet room with plenty of space for toiletries and clothes, excellent hot and fresh breakfast, strong hot shower, fluffy towels, quietest fan ever, two porches with comfy seating and a well supplied kitchen area for snacks, reheating pizza, having tea or coffee. Strong wifi, adequate toiletries. Unique: a Game Room! And TV with streaming services. Breakfast tables set apart so could converse with other guests, or not. Friendly proprietor showed us the new ground level spacious room which would be perfect for anyone who can't climb stairs where the four rooms are. Location perfect, away from sounds of train but close enough to Flagstaff's amazing restaurants and hiking trails. Great recommendations from proprietor for both trails and restaurants. You can tell they have taken great care to create a beautiful bed and breakfast with colorful artwork throughout.

We have no trouble climbing one flight with suitcases, some might. The newly modeled ground level room would be a better choice for them.

We absolutely loved our stay here and wished we had stayed longer. Kim has an obvious passion for hosting and looking after her guests extremely well. The Mothers Day cookie was a lovely surprise to arrive to, and very much appreciated. The house is spotlessly clean, the amenities fabulous, the bed was super comfy, and the hearty breakfasts very delicious and set us up for the whole day. Kim goes above and beyond and made us feel extremely welcome from the minute we arrived. Her eye for detail is exceptional. The artwork was so beautiful. This is the best B&B we have ever stayed at and we would highly recommend this B&B to anyone looking for quality, comfort and outstanding hospitality. Our heartfelt thanks Kim for making our stay so enjoyable.

Absolutely everything was amazing! Probably the nicest place we've ever stayed anywhere in the world, and we've travelled a lot! Kim was so kind and accommodating and the facilities she offered were absolutely amazing. She really went above and beyond to make our stay (and everyone else's) perfect. The breakfast was better than we've had at any restaurant also, she's nothing short of an exceptional host in every way 💗

The only part of the experience we regret was that our stay was too short! If we had've known how amazing it was, I would have been sure to book at least 2 or 3 days here instead! It really was a touch of paradise. I regret not staying longer!!!

Excellent B&B in quiet residential area close to centre of Flagstaff, and our room was very comfortable and stylishly decorated. The common areas were excellent with great facilities such as a lovely outdoor veranda, tea and coffee making, board games and even a pool table! Breakfast was just perfect for us and Kim was a great hostess - we particularly appreciated the fact that she had taken note that we were celebrating a birthday, which was a very nice touch. Indeed, she was very helpful with recommendations and we enjoyed chatting with her. Highly recommended.

Most of the BnBs I’ve stayed in have been old fashioned and that’s typically my vibe. This BNB had been updated to a more modern look. But it was well done. More importantly, the rooms were spacious and comfortable and Kim, the proprietor, had thought of every single detail. I was so impressed by how well designed the room layouts and amenities were. We didn’t use the gym or the kitchen but the game room was fun. Breakfast was excellent. Though outside the downtown area, 303 was just a quick ride away and also close to the observatory (which is a must-see). Parking was very easy as they had designated spots. Kim went all out with the Christmas decorations which, even though I’m Jewish, I enjoyed.

The only issue is that our room was too hot the first night. We solved this by turning off the heat and cracking open a window.

The best thing about this B & B was Kim the owner. She was very welcoming and helpful, fully explaining what was available on arrival. She is also an excellent cook providing lovely and different breakfasts every day. She was also very helpful in providing local information and recommendations. Very Quiet location a mile or so, but within easy reach of downtown Flagstaff. The house was beautiful with lovely decoration and great facilities, including a gym and sitting area outside of the room as well as the upstairs porch available to all.

Nothing Everything was great

We loved our stay here. So wished we could of stayed longer .It's spotless and Kim is such a lovely host. It's in a peaceful location but not far to the centre of things. We had the purple room which was immaculate, the massive bed was so comfortable and the sheets were so soft. The attention to detail was second to non ,even at breakfast. It was great to be able to do some washing. The whole place is decorated and laid out beautifully ,a great games room and lovely seating on the balcony.

We got in late so didnt meet our host til the next morning. Entry was easy with the door code and the room was beautiful and welcoming. Kim was so friendly and accommodating when we got to know her at breakfast. U rarely find a b n b these days that actually offers breakfast so this was a specially nice feature and the breakfast was delicious! We probably would have enjoyed joining other guests for breakfast. Its always fun to meet new people. We also enjoyed the unique decor at 303 bnb. There were just interesting pieces and wall decor everywhere.

The art and decor inside the house is absolutely stunning. We stayed in the blue room and it was very comfortable for 4 adults. The amenities were amazing and we especially enjoyed the swinging chairs on the balcony from which we enjoyed the calm neighborhood and beautiful view. Kim is very welcoming and made delicious breakfast for us. Overall it was a wonderful experience for us.

Hi, from Korea. Everything was perfect. Even though we arrived late and couldn’t enjoy facilities enough, theater and game room was so cool and the sofa of that room was so soft and comfortable. Room condition was great, also bed was so fluffy and cozy. Bathroom was also clean. The host was very nice, and it was a great place to have conversation with other people and even if you don’t join the conversation, the atmosphere was comfortable enough. Above all, delicious breakfast and fluffy sofa were the best.
