Breakfast was excellent. Very clean and well maintained. Little touches including the tunnocks products in the fridge made it special. Much better than the alternatives in the area. Good sound proofing on the rooms. Extremely helpful but not overbearing hosts. Have stayed here once before and it's better than I remember. Will definitely be back!
The fridge in the room was quite loud when it made noise around once per hour, but you could turn this off. The lighting in the dining room was a bit grey and made the room feel not as welcoming as it was otherwise. These are very small things though and did not impact our overall enjoyment of the stay.

The moment I met Fred, the owner, I knew it would be more than ok. He really cares that you have a good stay and will go the extra yards to ensure it happens. Everyone I spoke to had positive views to give. It’s very clean, the food and service is excellent and my 2 nights were very comfortable, despite the humidity.
Only niggle was having to keep the curtains closed when getting changed as I was overlooked by anyone who cared to take a peek! I’m thinking this is the only room like this though!

The house perfectly situated with an extremely well-maintained garden with peonies their speciality. Sun streaming in to my room when I arrived. Ideal size of en-suite room for one person. Plenty of plugs and adaptors, great to have a fridge and even better to have a microwave in the room. And thanks for the biscuit treats in the fridge. Lovely breakfast - so much choice of continental or full Scottish breakfast - or both - with beautifully set table.
Shower cubicle could have looked a bit smarter.

Breakfast was excellent, good quality, very well presented, prepared and served by a gentleman named Fred. He is a lovely man; friendly and helpful. The properly is very clean, warm, homely and well presented with nice decor and pleasing artwork. This was a great value stay.
There are only 3 parking spaces, one of which would have taken some skilful manoeuvring to get into. It does advertise that there are plenty of free parking spaces on Fulton (or Fullerton?) St, at the rear of the property, but I wouldn't have wanted to park my car there. Fortunately, one of the easier spaces became available and I was able to park there for the night.

Dean Park Guest House is a superb B&B. It was a pleasure to meet Fred who is a great host; he's thought of everything to make the stay comfortable. The property is attractive, both inside & out, its very clean bright & modern & our room was spacious with good ensuite facilities. Breakfast was delicious with a good choice of cereals, yoghurt & orange juice & a cooked breakfast too. The location couldn't be better as it's an easy short walk into town. Kilmarnock itself is rather rundown but the Wetherspoon pub is fine & there's a very good Indian restaurant. Dean Castle Country Park is a few minutes drive away & is beautiful.
We had to drive round the block a couple of times before we found the slip road leading to the parking which is at the rear of the property.

Good location and price for the nearby Open Championship. Seemed to be one of the few places in the area that wasn't trying to charge a small fortune! Room was comfortable and the staff were really friendly. Little fridge in the room with milk and Tunnocks biscuit was a nice touch. The WiFi worked well.
No complaints really. What you would expect from a b&b. If I was to criticise anything, the breakfast coffee was made with instant rather than being brewed. Not a big deal though, and the man serving breakfast was really friendly.

Robbie & Fred were amazing hosts. From letting us check in early to accommodating us for an extra, unexpected night, they couldn't have been better. Robbie even carried our heavy bags upstairs for us- a pretty rare thing these days! We had a 2 twin room & the beds were very comfy. There was a mini fridge stocked with a little pitcher of fresh milk for tea/coffee, some sweet treats & 2 bottles of water, which was a very thoughtful touch. Of course there was a kettle with tea & coffee in the room, along with packets of biscuits. The room was compact, but they made great use of space. The bathroom had a shower stall, small sink with cabinet storage & a lighted mirror. It would have been tight for larger guests but we were ok. We got some great advice on visiting the Isle of Arran while enjoying our made-to-order breakfast (also had yogurt, cereals & juice at the ready). The guest house is an easy walk to the local pub & the main centre of Kilmarnock & an easy pickup/drop-off for cabs or rideshare, having a back driveway & a front gate. If we had had a car, we could have parked right behind the house. Great service, location & food. Would definitely recommend the guesthouse : )

Stayed here again (totally worth it.) I like the area. It's close by an art gallery (that was recommended during my stay as I admired the artwork in the dining hall). I visited Dean Park Castle thats within walking distance. The room was more spacious and so was the private bathroom with a robe! I felt very welcomed.

It had everything I needed and where I needed it. The room was great and the layout and furniture was well thought out. It even had a fridge and microwave oven which was so useful and considerate. The breakfast was also incredibly and definitely value for money. An absolute gem of a place and highly recommended
