Warm welcome. Comfortable bed. Excellent plumbing! Good towels. Served well cooked breakfast with generous portions if desired. Good internet. Good location near beach and promenade, close to local shops and not far from town centre. Excellent balance of helpfulness without intrusion. Easy to park the car. All in all, an excellent example of a reasonably priced, seaside B&B.

Just so a potential guest knows, in case it might be relevant to their particular circumstances: The staircase to the rooms is of it's type, functional, but quite steep and narrow compared to some. The on-suite bathroom created, was beautifully clean and everything worked well, but the shower was about the minimum size for me. Might be too small for a very large person. Adequate for most.

Kingsleigh is a brilliant BnB. Paul is a really lovely genuine person who worked really hard to get everything beautifully done. The breakfasts were fantastic. Full English cooked to perfection. Home made bread used for toast. There and then ground coffee for a large pot. A lot of lovely attention to detail too. Lovely crockery, well weighted cytlery. Cups and saucers not mugs. The rooms had lovely touches like cross stitch pictures, lovely duvet covers. A proper smart tv. Good kettle and generous supply of tea coffee sugar and biscuits. Pretty mugs too. Excellent shower. Whole room and bathroom immaculate. The BnB is literally on seafront, 2 min walk to ice cream place, KFC, few mins walk to pier, restaurants etc and just a 15 min flat walk from station.

Hosts made us feel welcomed on arrival. It was a good-sized, clean and comfortable room. We received excellent breakfast in the morning. We would stay here again.

We noticed that the water from the bathroom sink had a funny taste which meant the tea and coffee made by us in our room wasn't to our liking. We were going to mention this to our hosts in person before we left, but then forgot about it.

Lovely property on a wonderful location. Light and airy bedroom with an extremely comfortable bed. The owner Paul made us feel very welcome right from the moment we met him and cooked an exceptional breakfast for us the following morning, we also had fresh fruit and yogurt, toast, juice and coffee. Could not fault a single thing and would stay again in a heartbeat! Highly recommend. Thank you Paul for a lovely stay.

Paul & Teresa were wonderful hosts, friendly but not overbearing as in some places. There was ample free parking right outside and they kindly accommodated my late check in (8.00pm). The rooms are spotless and location perfect (on the seafront). The bed was super comfortable and coupled with a powerful shower, this formed an ideal stay for me. Neat touches at breakfast with fresh fruit/yoghurt was most welcome as was the attention to detail in tailoring my breakfast to my dietary requirements.

A very minor point but the towels seem to be nearing end of useful life. Could do with fluffier and up to date ones.

Homely, cosy feel. Made to feel very welcome. Paul and Theresa were very friendly and attentive. And it was lovely to meet Evey the dog. The breakfast was very well cooked. The location was excellent. We would very much recommend staying here.

We both have mobility issues and find it hard to balance - especially on slippery services. Unfortunately, the B&B did not provide a chair to use in the shower, which meant we weren't able to use it.

Right on the promenade near South Beach. Free parking available outside the house, which was a bonus. Paul and Teresa are fantastic hosts and we really enjoyed our morning chats and catch-ups over our lovely breakfast. Rooms are very well appointed and we had a superking bed. And if you're up that early you can see the sunrise from the windows of the rooms that overlook the promenade. We will definitely try and be back.

The rooms were nice, clean and spacious, some with sea view. We got fresh towels every day and the rooms were cleaned every day. Not all rooms have private bathrooms, but the shared bathroom is large and there were no bottlenecks. The landlords Teresa and Paul were very friendly, spread good humour and gave valuable tips on places to visit and amenities. The full English breakfast, always prepared with love, deserves special mention.

We have no criticism.

Breakfast fresh cooked to order, fresh coffee; flawless. Location on beach road, free parking on road. Internet wi-fi strong and fast. Room 5 not en-suite, but did have small hand sink. Safe and secure; recommended.

The mattress in room 5 was firmer than I use. Bed covering rather thin; but I'm sure i would have been offered more if I'd requested such.

Fantastic stay we love everything about the bed and breakfast. The bedroom was very comfortable and cosy. The breakfast was great we enjoyed it. Thank you for making us welcome.We will be coming to stay in the future. Take care see you both soon.
