The property appeared to be an older property but had been refurbished to a high standard without compromising the nature of the original property on which it stands and is incorporated into. The restaurant is in keeping with age of the original property and the menu provides a good choice which is well presented and of good quality. Table service was excellent. The accommodation was very good with a table, TWO chairs and a sofa, a wide screen TV and a comfortable bed. It is just a short drive to the centre of Armidale although you could walk if you enjoy walking. Reception was friendly and efficient.

The room was spacious and clean. The bathroom had a heat light and exhaust fan which were appreciated. The water pressure was good and hot water came through quickly. The air-con heating works very well. Easy access to the room for disabled people.

The tea and coffee prep area was very small, making it a little awkward to use. The kettle doesn't fit under the bathroom tap so you need to use the coffee cups to fill it. There were no hand towels. The bed was a little soft for our liking but would probably suit others.

Comfortable and spacious room. Beautiful looking motel from the outside. Inside clean and adequate for price. Bed was comfy. I would definitely stay there again!

Shower leaked in my room during my stay (Plumber apparently came and did a quick fix which didn’t really work so they were fixing when I left) and hot water didn’t last long. As I travelled in winter in Armidale (brrr) it was cold and the door could have done with a draft stopper of some kind (I ended up using a spare pillow). Kitchenette was also short on space with no kitchen sink, so not the greatest for longer stay, but did the job. I am also not a fan of Foxtel and I feel it doesn’t offer anything of value with so many free to air channels already.

Location close to everything. Close to highway and getting around all area. The hotel looks lovely like postcard of English garden

The bed was horrible 😫 lumpy and uncomfortable. They need to upgrade the mattress. Also lack of power points at bed area as sometimes people need to plug things in at bed area. Only 1 bedside lamp worked the other wasn't even plugged in. They had a restaurant that we didn't eat at as the prices were crazy and we could go to pub and both eat for same price as 1 meal at hotel.

The accomodation was very clean.The bed was comfortable.There was plenty of tea and coffee. The towels were changed each day. Fresh milk each day.

We had trouble with the heater staying on in the bathroom.The light in the bathroom wasn't working on our last night. The sofa wasn't very comfortable as there wasn't any support in it. We were led to believe there were restaurant facilities available for meals, but unfortunately it was closed for renovations. I think that would be a draw card for many people wanting to stay there.

My reservation was for the spa suite. I was pleasantly surprised to have 2 bathrooms. The suites have obviously been 2 rooms in the past converted into 1. The suite was comfortable and clean. It was lovely to sit in the garden with a glass of champagne. Thankyou to the entire team for being so accommodating re a last minute dinner reservation at the Manor. Although they had a large party booking, the team made sure we could be catered for. The meals were amongst the best I have experienced. Well done.😊

Cotswold Gardens was nicely tucked away but close enough to town. The staff were very friendly & accomodating. We thoroughly enjoyed our meal in their very quaint English style restaurant, it set a lovely atmosphere. Our room was spacious & extremely clean & comfortable, especially the bed. It made for a good night sleep ready for travelling the next day. The under cover awning for the car was a blessing as it was raining being ground floor accomodation. Made unpacking & packing the car a breeze. The little Norco milk bottles supplied, so much better than those UHT milks.

There was nothing not to like.

We did not have breakfast. There was plenty of room. The room was warm and was fitted with split system air conditioner. The bed was warm; it was fitted with an electric blanket which we did not have to use. The receptionist was very friendly.

There was a leak somewhere in the bathroom which led to a puddle on the floor in the middle of the room and another small puddle in the entrance hall just outside the bathroom. We discovered this a few hours after checking in. The reception had been closed a few hours by then so I decided not to report the leak that night. I now wish I had reported it sooner because the owners must have known about it. When I reported it to reception, the receptionist was apologetic.

Not too far from city centre

Shower head leaked. Car parks not numbered. Every time we go to a motel, there’s always a bit of grief when you cannot park in front of your unit. If someone is in yours, you park somewhere else, then those people get cranky with you for parking there. Not hard to paint a number.

I appreciated the ability to stream from my phone to the tv. The room was also very comfy and the process was simple to get checked in and out. It's pretty close to food and supermarkets.

Not sure what's going on with the restaurant, it's prices seemed very high and whenever I went in there was no one there. Also didn't seem to be any way to get food to the room which would have been nice.
