The breakfast was superb and the staff are absolutely wonderful. The afternoon tea was very welcome, too, and to have coffee ( and snacks ) available 24/7 is a very rare and wonderful commodity. The staff make this place. It’s conveniently located and safe to walk down to the waterfront and back. We didn’t use the car so the parking was a bonus.
The bathroom has probably seen better days and could do with much better lighting, but it was clean and the water was hot. We were in the Carriage House and the floors above creak, not ideal when the occupants are apparently walking around in circles for hours at night! But that is a very, very minor thing compared with how lovely the house is.

We loved staying here. The location was phenomenal, right in the middle of old downtown Charleston. We could walk everywhere. The parking was wonderful and our vehicle was safely parked in the large lot behind the house the whole time we visited Charleston. There was a charge for parking but if you compare that charge to other parking garages, it was well worth the small charge. We stayed in room 14 in the Carriage house behind the main house. This room is located on the first floor and was large and roomy. The bed was comfortable and there was a small frig in the room plus a safe for valuables. There was coffee and tea available just outside the room, in the hallway - very convenient. The shower was fine and the water was hot, although it took just a few minutes for the water to heat up. The room was furnished with a queen bed, a wardrobe with drawers and a hanging space, several chairs and small tables, a TV. Toiletries were available plus a hairdryer. The room has it's own mini split unit so the temperature of the space could be controlled by us. The free breakfast was wonderful also and beautifully served in the main house in several rooms in the main house including a sunroom. There is a beautiful patio garden out back and the house offers a free teatime which included little sandwiches, cookies, small cakes, granola bars, drinks and a free glass of wine for each visitor. An amazing amenity. This place was made for people who love old houses with their charming details. It was built in the late 1700s and has high ceilings. The bathrooms were obviously added later and ours was smaller but very serviceable and had a tub.
Just a few suggestions: add a floor lamp in the room near the TV. It was just a bit dark back there. Re-do the towel racks and this time, hit the studs so that the racks are firmly secured. Perhaps add another small shelf or table in the bathroom so that items could be placed on it. But these were very minor things and we will be returning to the Barksdale House !

I loved the quaint atmosphere of the inn! The location is super convenient. Once we parked our car, we mostly walked everywhere. We did use one of the biker/rickshaw once to get back after shopping at the market. The morning waitress with the beautiful accent was amazing! I'm sorry I don't remember her name. She was so friendly and bubbly in the mornings! Our breakfast was always delicious. The fruit was fresh, the dishes were darling, and the food was high quality. I expected typical hotel waffles but these were a step above! Tea time (wine time) was a wonderful touch! I loved how there was always coffee, water, and snacks out for guests to enjoy. I plan on coming back with my mom and sister later this year. We were sad to have to leave a day early due to a family illness. We will definitely be back!
Nothing. I accidentally reserved a room with two beds instead of one large bed, but that's on me!

Excellent breakfast. Ordered from a menu with many choices. Very well prepared and tasty. Nice sweet breads, cookies in the morning and throughout the day. Fruit and breakfast bars available as was water, coffee and tea. Staff was friendly.
The room was very nice but at night we heard street noise. Also there were floor boards that were loose and one was raised a little which was easy to trip over. Would have liked more help and suggestions with information around the area and not just in the binder. Some of that information was outdated.

Barksdale House Inn staff were phenominal. From credit for a night because our flight was delayed, to friendliness every day, to complimentary snacks and water, to a delicious breakfast, to holding our luggage while we did a tour after checkout, they were accomodating and friendly. Barksdale House Inn accommodations were beautiful! The main house and carriage house are old, 1700's old, so please don't expect modern. But if you want a quaint setting close to the historic district, this is the place to stay! Pricing is very reasonable for location and amenities. We would definitely book again.
Our only issue was that the water pressure was very low for the showers. IF you ever have need to replace toilets, handicap height toilets would be an improvement.

Such a cozy inn with the best staff! I love that the complementary breakfast is made to order, and that it’s offered until 10am for those late sleepers. They have snacks and water out too throughout the day which is nice. Parking on site is a plus, and even though it does cost to park, it’s not nearly the price you’d pay in a lot/parking garage. The location can’t be beat! We were steps away from King Street, and within 1/2 a mile of everything else.
The bed was super comfortable, but there was only 1 pillow per person, so extra pillows would be nice.

The coziness of the place was amazing. The chairs on the terrace were definitely my favorite place to decompress and relax with a glass of wine. The rooms and restrooms were really clean. It is an old building but it adds to the Charleston vibe for sure, and you can tell the staff stays on top off fixing the place. The location its definitely optimal if you are planning on walking all the downtown like we did. Lastly, the staff was amazing!
The parking lot may flood a little bit during rainy season but i don’t think it is reason to worry.

We loved the location and ambiance. The staff was so friendly and accommodating. It was great interacting with the staff and other guests and staying in a historic building!
We stayed in the only four person room, and it was a tight fit for four adults. The beds are pushed up against the walls so the only way way to get out for the people sleeping against the wall is at the foot of the bed. We made it work, but would have been better off renting another room.

This is a lovely place to stay. The price was reasonable for the location. The staff was friendly. The breakfast was good mostly.
It was a bit further than we thought, but it was all very walkable. The avocado toast was soggy bread and not toasted on two of the days, but they replaced it if we asked with croissants. The carriage house carpeting on the stairs is old and depressing. The cleanliness is a bit lacking. The blinds and window treatments need to be replaced; they are falling apart on some windows. With a bit of investment, this places would be a 10.
