Room - perfect size for 3 people - quiet (this may be due to the fact that we were on level 13 and on the at the end of the corridor) - clean (except for some stray hair on the bathroom floor when we first entered) - comfortable couch and bed (the bed is firm, which can be good or bad depending on your preference) - ample power sockets in good locations for charging equipments, using the hair dryer and kettle - good view of the city and plenty of natural light - good water pressure in the shower - very secure: the room card is required for the elevator and for entry into the room - enough room cards for everyone - the room is cleaned every 4 days (works for me) but fresh towels are always left at the door - all amenities are available in the lobby for your selection (green and ume tea sachets, face wash and lotion, shaving kit, shower cap etc.) - cold and hot water dispenser, ice machine, toaster and microwave are also available in the lobby Breakfast - free from 6:30-9am, with coffee services until 10am - caters more towards the Eastern palate, the food was delicious, healthy and filling; there is toast, pastries, sandwiches, cereal, yogurt, coffee and apple juice for those who prefer a Western breakfast - the kitchen staff worked efficiently to ensure everything is orderly and food is never out of stock for long - children friendly cutleries are available for the little ones Parking - 800 yen for each day; the total number of days is paid at the start, that way a spot is always reserved for you even if the 'carpark full' sign is out. You just have to state your room number and validate your ticket each time. - while not as spacious as most modern carparks, there is sufficient space to manevour your vehicle. Location - 4 minutes walk from the East exit of Wakayama Station - equal distance to Kintetsu and MIO shopping centre, with food courts in the basement level - plenty of convinience stores and restaurants around the area

There is very little that I didn't like, these are just a few nitpicks: - as mentioned, the bed is firm, as is the pillow. As a side sleeper, my hips did become quite uncomfortable. However, it was mostly fine and my family members did not mind it. - breakfast can become crowded at 6:30am (primarily on weekdays); as the lobby is not too big, you may have to wait a bit for a seat, however, turnover is quick. If you wish to avoid this, I suggest having breakfast later.

The ladies at the reception were very polite. Room was very clean, with pot for boiling water. Besides teabags, there are some toiletries in front of the reception that you can help yourself to. B'fast was interesting with a selection of Japanese and non Japanese. Looked simple but was ample and delicious.

Everything was good.

The room size is great for solo travellers on a business trip who wants to be near JR Wakayama station. There's a fridge in the room and the water heater and toilet facilities are just right.
