I would like to thank Nicola. He was very attentive. Even though we arrived before the check-in time, he directly helped ensure that our room was prepared quickly. He provided us with a map and a list of recommended restaurants we could visit. He was very helpful. The cleanliness was excellent. We were offered complimentary tea, coffee, and cookies. It’s a place I would definitely recommend to all my friends. Its location was a 15-minute walk from the train station and about 10–12 minutes from the city center. They even provided us with an iron, which was a great advantage.

The price was high, and our room was on a very high floor.

The location is quite convenient, with supermarkets just a short distance away and the water bus easily accessible. The reception staff were exceptionally helpful, providing valuable recommendations for local attractions and efficient transportation options. In addition, a map of Venice was thoughtfully provided, which proved to be very useful. Although the small refrigerator in the room was a bit noisy at night, its presence was certainly appreciated. The breakfast was delightful, featuring croissants, pancakes, various jams, Nutella, honey, and a selection of coffee and juices, as well as salami, ham, and cheese. The variety and quantity of food were quite satisfactory.

We encountered some drainage problems in the shower, as the water often drained slowly, leading to accumulation in the base. Additionally, the morning scent emanating from the shower was less than pleasant. Please note that our room, number 9, which accommodated three people, was situated on the third floor. We also found ourselves lacking a convenient place to hang coats or towels for drying.

Amazing service and hospitality. The owner ensured that we always had everything we needed and the room was in order. The room was regularly cleaned, coffee pods for the Nespresso were provided daily, and the room was aired during the day, if necessary. We greatly appreciated the map of Venice and the itinerary suggestions that were provided by the owner on the first day of arrival. I've never seen such dedication from any other hosts.

The entrance door must be opened pretty quickly after entering the passcode, while it's still buzzing. Otherwise, it will lock itself back. But this is not a major inconvenience once you get used to the system.

I really enjoyed staying at this rental. The instructions were very clear on how to find the location. During check in we were greeted and spoken very kindly. We were given lists for restaurants and a lot recommendations for attractions. They kept the room tidy and changed towels and replenished coffee pods everyday. The room is spacious at least for 2 people. You have a private bathroom and AC. The men in charge are so kind and helpful. You are able to leave luggage in hotel before check in. About the Area: The rental is located in cannaregio which is very calm. Venice is very safe at night even when it is dark. I definitely recommend Casa Bonita near by for seafood..it was so delicious. The city is very walkable and you dont really need vaporetto unless to get to the outer islands.

Note: name: 'Clare' above is the name of our daughter who booked the holiday for us but did not come with us. My name is Reba and this is a genuine report. The room was elegant, spacious (especially for Venice) and quiet. The bed was very comfortable. The attractive interior design was modern. White walls and furniture with calm grey decorative notes and crisp white bedding, made an appealing, restful and clean effect. You felt completely safe in a healthy environment. Tea and coffee were provided with kettle and a floor-standing 'frig. Bedside lighting included a very focused reading light, should your partner wish to sleep. Although very quiet indeed, it was only a few paces away from the main thoroughfare and square with its chemist, minimarket and pleasant and inexpensive bars and restaurants. Immediately outside, in a tiny square, is a Michelin-starred restaurant if you crave fine dining. Breakfast was indeed on offer at a small extra charge, served in bed if you wanted, but we took pleasure in the Italian street life in the morning, having excellent coffee and croissants in a nearby bar, watching the world go by. The polyglot manager with perfect English couldn't have been kinder and helped me, even summoning a porter when, out sightseeing, I fell and sprained my ankle and couldn't walk well. He says he loves keeping a guest house and meeting and helping people of all nationalities, doing It well,"From the heart".

Within the price range of guest houses, it would be cavalier to find fault with this. It would, though, be necessary to note when booking that the rooms are approached by stairs, which might be difficult for any seriously incapacitated persons. Perhaps the addition of hair shampoo to the plentiful shower gel would surpass perfection but that petty detail may be a personal obsession.

The receptionist was very helpful and gave us a map and information about the area. The location was ideal and close to a lot of important landmarks. Staff was overall very helpful and friendly, even when we got a bit lost trying to find the entrance to the hotel. For the most part, the room was what we expected it to be with the money we paid.

During cleaning, they didn't really clean the room, only took some of the trash out. They made the beds using the same sheets. The bathroom and shower didn't really have a lot of places for us to put our stuff (shampoo bottles, towels, etc).

This was a lovely place to stay in a great area; quiet but also a stretch of bars/eateries within a short distance, also a short walk to the train station and near a water bus station. The room was large, airy with a massive comfy bed! Espresso machine and a large bathroom. Window overlooked some water. Staff gave me loads of advice when I arrived and stored my luggage on check-out. Secure locking doors.

Unfortunately there were building works happening outside my bathroom - not their fault, but it did wake me up early in the morning. Shutters would be great as there were only thing curtains.

The gentleman at reception (I'm so sorry I forgot to get your name!) was absolutely phenomenal and SUCH a sweetheart. He was very helpful and suggested interesting sites and good local restaurants. When we had an issue with the wifi one evening, he came up to our room within minutes to assist us. The place was very clean and cozy. We appreciated the bottled water, kettle, coffee maker, and mini fridge in the room. It also had a handheld bidet, and the shower had both a rainshower-style shower head and a handheld shower head with more pressure. The location was easy to find - just turn left out of the train station and stay on the main road for about 8-10 minutes. If you have issues, just Google the restaurant La Columbina - the hotel is like 30 ft away down the same alley. Note: when you input the code at the front door, you only have a second or so to push on the door before it locks again 😅 If we ever have the opportunity to return to Venice, we would stay here again for sure.

It is small but cozy and clean. The host was very helpful and friendly. He took time to patiently explain everything to our group. The breakfast is great and was provided packed breakfast to go for our early check out and travel. Close to Venezia Sta Lucia train station and water bus station.

It was harder to find because it was in a very small street but was a typical street size in Venice. The rooms are kind of small because we could hardly open our suitcases on the floor. No elevator, just stairs to carry our luggages.

Great place! Well located, in the heart of Venice, walking distance to all main attractions. The hotel was very clean and the staff were very friendly, kind and honest people. They always went an extra step to make our stay comfortable and fulfil our needs. European breakfast was served daily either on the top terrace or to the room - according to our wish or weather permitted. We would definately book with them again and recommend it to others!
