Rooms were very comfortable and clean. Sam (host) very responsive and support was available remotely during check-in. Fantastic location for price and well located close to Rice Lane station which is staffed by very helpful railway personnel. Please note: this station is not suitable for people or equipment that cannot manage a considerable amount of stairs.

Property would benefit from access to kitchen sink for dishwashing / water access (water cooler is provided for kettles / drinking supply so that aspect not an issue). The outside of the building that relates to another business (Indian restaurant) is generally poorly kept. This is a real pity as this is the first impression of the property and in no way reflects the standard of the residential quarters.

The location of the rooms was absolutely perfect. I didnt know exactly where it was located and spend £16.95 for an uber and then realised the train stop and this was literally 10 minutes from L1 and significantly less expensive. It was directly beside Mcdonalds, Dominos and an indian restaurant as well as many other shops.

One of the beds was very uncomfortable. Id say the springs are broken and may be best replaced. No hair dryer or iron that I could see or shower gel but this wasnt a major issue for the shower gel as there was a shop right next door to purchase some.

It was lovely and clean, our room was clean warm and we had a good night sleep it was quite, we arrived late at night and the lady who owned the property spoke to us on the phone and was so helpful. we was showing the next day at Aintree and had to leave early in the morning so we did not have time to make a drink with the tea coffee etc in our room but there was a mac Donald’s next door so that came in handed.

It was clean lovely and warm and the bathroom was spacious with a shower and bath, we wasn’t sure upon booking we would like the shared bathroom but we had no trouble and did not have to wait, it also had a separate toilet with a shower.

We stayed here for a night as we were working round the corner. Owner called with instructions how to get in once we'd finished our job. Easy access. Modern rooms. Lovely and clean. Towels, Kettle, tea, coffee, milk and biscuits provided. Great showers or a bath if you prefer. Fridge and microwave in the hall to use if you wish. Nice pub up the road serving food. Mcdonalds and Dominoes next door. Anyone that moans at this place I really don't know what you expect for this price bracket. I've stayed in a lot worse and paid more money for the privilege! I'd give it 10 out of 10 for what I'd expect from a B&B.

Anne was brilliant from start to finish - she got in touch a few days before our stay to get an idea of our arrival time and then rang on the day to chat through logistics etc, even though we arrived at a time she wasn’t free she made sure we were looked after, and made a point of chatting to us at check out to make sure everything had been ok with our stay. The shared bathrooms had good facilities and were a high standard. For those reviews mentioning the shared bathrooms as a downside - it is clear when booking that the bathrooms are shared, there are two bathrooms between 8 rooms and we never had an issue having to wait. The only downside for me was the noise level - not from the pub below as this was closed when we returned to our room- but from the adjoining rooms and corridor. Excellent value for money!

Breakfast is not included in the room rate which is understandable as the room charge is very low for such a clean and modern room. Basic but has everything you need and one of the cleanest hotels etc I have ever stayed in. Shared toilets but there are 2 with 1 bath and 3 showers in total, again, very clean. Train from Liverpool central to hotel is 12 minutes with the station around a mere 40 meters from hotel. MacDonalds, Domino’s and other eateries 2 minutes walk. Would certainly stay here again.

The metal staircase at the back to reach the hotel is behind a pub, which if you were coming back alone late at night could make you a little worried. But there are 3 keys, one for the gate, one for main door and one for the room which makes it very difficult for anyone not staying there to get in.

The location is great and the staff is lovely. We felt very comfortable and had everything we needed - a fridge in which we could even place our own food in the hall was a nice surprise, together with tea offered on out table. The beds were very comfortable as well, all parts of the property were clean. Great value for the money. We would love to come back!

We would appreciate more details about how to get to the property as we were a little confused about how to get in. Also the wifi was not greatly reliable.

Anne was brilliant, because of the long drive my son and his friend were not arriving til 10pm, this was no problem Anne arranged for the keys to be left at a local restaurant, as the restaurant was closing early, she made arrangements for the lads to collect the keys directly from her address. When I found out that the lads were home really late and was concerned of the lack of sleep and long drive back to Essex, she kindly sorted out using the room for longer if needed. The hotel was perfect for two lads driving from Essex to see an old schoolfriend who had moved back to Liverpool. Thank you Anne

Ideal location with good transport links, next to rice lane train stop and on the A59 for bus routes in and out of central Liverpool. Room was homely with comforts (tv/kettle, easy-to-manage heating, bath towel) and ‘shared bathrooms’ were two large, well-kept bathrooms with shower cubicles (and one with a bath as well). There was also a fridge and microwave in the hallway, and the place felt safe and cared for. I was over from NI training doing some maritime training and this was a cosy and affordable base for me. Communication from Anne both pre, and on day of arrival, was fabulous and very helpful, making sure I found the place alright. Would certainly stay again.

Nothing. I didn’t see any staff during my stay, but had early starts and corridors and shared areas were obviously cleaned during the day, and had no difficulty accessing anything. Have seen reviews about there not being a breakfast provided, but that was never stated as being included when I searched, so I didn’t expect there to be (and there’s a McDonald’s very close if you’re into that).

Great value. Clean. Stayed in the triple room with my brother and son. We slept well. Great location near Merseyrail if you want Town, but also for Anfield and major road routes in Liverpool eg Queens Drive and County Road/ RiceLane.

No parking for cars. Shared bathrooms -but they were really clean and no one else was staying on the nights we were there!
