It was so nice I wish I could live there! Everything was very clean. Not even a hint of any musty smells anywhere, which is very easy to happen in high humidity. Everything including the futon was comfortable so I was able to chill and rest. There was a lot of natural wood, not just laminate, which gave it a luxurious and cozy feel. The design of the whole building and the interior rock gardens and everything was very nice. Even better than the photos, in my opinion. The bathtub and shower room was great and had a good drying fan. It was awesome having a laundry machine and a clothing steamer. The small kitchen was handy for preparing snacks and simple meals. The table and chairs were nice. The location was quiet and conveniently located near grocery stores, walking distance to a couple of train stations, cute shops, and sightseeing.

The apartment was perfection; it's designed in the old Kyoto style but is modern so you get all of the charm with none of the inconveniences (we also stayed in historic properties with uneven floors / paper walls / outdated wiring) but Komatsu is the perfect combination of character and convenience. Our host met us at the property to walk us through all the appliances and entry systems and he was friendly and welcoming. The location is ideal. It's quiet and tranquil but close to a main road with convenience stores, but on the other side of that main road is Gion old town which is atmospheric and touristy. I can't recommend it highly enough!

I loved it all!

This is a really lovely place to stay in Kyoto if you want to be within walking distance of the Gion district (10mins away) and feel like you're staying in a very Japanese, and very safe and extremely quiet, residential area. The apartment feels more like a studio apartment, but you can move divider screens to separate the bedroom from the small kitchen area to make it feel more like a separate bedroom. Everything you need for a great stay is provided and the apartment manager, Takase-San, is extremely helpful and available whenever needed. Although I have a back problem, and futons aren't my favourite, I slept extremely well for the duration of our stay. The wet room (shower and bath) is wonderful and we really enjoyed the high-pressure showers we had here. The toilet is separate, which is great if someone else is in the shower, and the washer and dryer worked very well (detergent and softener supplied). There is a 7-eleven supermarket which is less than a 5-minute walk away, and a bigger supermarket, Fresco, slightly further along (less than 7 mins away). A taxi from the station, where we'd caught the Shinkansen bullet train from Tokyo, cost us about 13 euros, but the area is well serviced by buses too (we used buses to get to some temples, and it was very easy indeed). There are plenty of electrical sockets and the lighting is good. The window from the bedroom looks out onto the street, though we had the blind mainly closed, whereas the window from the kitchen looks out into a small internal area, with a very nice tree. You can see a window of another apartment, but we couldn't see into their flat, and I imagine they couldn't see into ours. There is no lift, only stairs, but Takase-San very kindly took our luggage up and down when we checked in and out, and really went above and beyond with helping us receive and forward luggage. I'd definitely stay here again - an excellent place to stay in Kyoto.

We loved everything about our 4 night stay. Takase-san greeted us on arrival and was friendly and helpful. The location is superb for exploring Gion. In fact, we found the walk from here over to pontocho and the nishiki market very easy as well. The facilities are first class. The coffee machine is awesome, and so is the laundry. We found the beds comfortable. On one cold night, the air conditioner kept the place very warm. We have come to love the japanese wet room style showers. This is a good one. There is a lovely roof terrace with benches available to sit and relax and unwind for an hour or so after all the madness of the crowds. We also loved the keyless entry. Mu ch better than worrying about losing a key or keycard. Highly recommend staying here. It has been by far the best accommodation of our Japan trip and the most reasonably priced for what you get.

A very small negative and no big deal is that the front window is completely frosted for privacy, so the only view outside is a small, pretty interior area. If you open your blinds fully, you can see into your neighbours bedroom on the ground floor. So we kept this mostly down. So it can feel a bit claustrophobic. But just take your morning coffee to the roof terrace anyway, then get out and see Kyoto!

The property was very clean & modern. Amenities were all provided & thought of. Lots of instructions. A 7/11 and supermarket a couple of minutes walk away. Some shrines very close by. Great location and was a haven after staying in Shinjuku & Asakusa for a week. The whole Shimaya stays team was amazing! They helped us book tours & transportation and were always prompt with replying to my numerous emails! They help organise getting our luggage forwarded from Tokyo. They provided us with lots of useful information. We are so grateful for their help. Mr Take-san was amazing.

Location was perfect: multiple bus stops around, few trains stations at walking distance, in a quiet street but near from gion and kyomizudera and the commercials streets around it. The appartment was also perfect: clean, good air conditioning, a big and functional bathroom with bath/shower separated from the loo, a washing/drying machine, a nespresso machine with capsules refilled everyday and a really practical kitchenette. Takase-san was really kind and helpful. Easy to talk to him via whatsapp. Helped us is something was missing and organised a taxi for us the day we were leaving. Thank you again.

Staying at Komatsu Residences was honestly spectacular. They restored an old machiya which is in a secluded street in the middle of absolutely everything in Kyoto. We walked everywhere aside from Fushimi Inari and Arashiyama. Price was incredibly reasonable for access to your own apartment, which included as well a washing machine/dryer (definitely a plus for this point in the trip). The manager was super lovely ans kind and ensured all our needs were met. I would go back in a heartbeat. Thanks for the wonderful stay.

The staff members are very friendly. They did not hesitate to respond to our requests and even went beyond to provide a welcome gift and other gestures to make us feel more welcome. The location of the residences is splendid. There are many shops nearby, and it is in close proximity to the famous Sannenzaka streets. Meanwhile, it is tugged in a residential area, which isolates itself from the hustle and bustle of the crowds. Really liked the interior of the residences. Inside the room, there was plenty of space for the 3 of us, and it is well furnished and well equipped with various amenities. Personally, the futons and the tatami mats were so comfortable to sleep on. Thank you for making our visit a memorable one.

This was the best place I stayed in during my trip to Japan! I cannot say enough good things about it. It’s a beautiful, recently renovated and well designed space that is relaxing, clean, and comfortable. Everything was new and worked well. A little oasis, yet close to everything. It was quiet and easy to get a good night sleep. Daily housekeeping kept the place extra clean. The management really goes above and beyond! We were able to walk to many places or take a short bus/cab ride. I highly recommend this place and would 100% stay here again.

Komatsu Residences is the perfect place to stay in Kyoto. The location is right in the Gion district, so easily walkable to some of the most beautiful shrines and shopping, but even if you need to get further out in the city it’s also located on a well travelled bus line. Finally, the absolute best part of staying here was Takase-san. He met us right on time to walk us through how to get into the apartment. Then he took the time to show us how to work all of the appliances and answer any questions. His hospitality and kindness set a wonderful precedent for visiting this beautiful city.
