This place is the best cost-effective place out in Chiang Mai. This is not the cheapest but not the most expensive one. The room is less than 10 dollars and does not have AC but it is cool enough and good for short stays and such. Maybe there is out there places with AC with the same price but they are further away. There are books to read and everything is close by.

The owner hangs out on the table, inside the mosquito net in the lobby watching television. So it's not a 5 star hotel so it is more like communal living. The river is nearby and if there are the floods then this place will be flooder or its surroundings.

We had a great stay at this place! The location is perfect – just 15 minutes walking distance from the center, but far enough from the tourist crowds to enjoy some peace and quiet. The host is incredibly friendly and helpful. When I needed tips on what to do in the city and where to rent a scooter, he was super enthusiastic and gave great advice. His way of talking even reminded me of Leslie Chow from The Hangover, which made our conversations even more fun! At night, you might hear some stray dogs outside, but we were informed about it in advance, so it wasn’t a big deal. During weekdays, there is a school nearby, so in the morning you might hear some activity. Overall, this place is great for travelers who don’t need luxury but appreciate a quiet and welcoming atmosphere. If you’re looking for a relaxed and comfortable stay with easy access to the city, this is a great choice!

It's a decent place to stay for a budget friendly traveler who is a bit lost where to go and what to do. Additionally, one can see beautiful river and there is BBQ-place where one can eat nice foods in hot pot. 7/11 is also nearby and with little walking the night market and other nice places are available. The bike can be rented, and the rooms have fridges, decent ventilation and even a tv. Nice music in the "lobby." too.

The place may need some dust cleaning since the book case has collected some dust. There is no easy place to take the sun so one needs to walk somewhere else in order to sun bath. For a tourist, finding food may be more difficult.

Chilled place just out of town, somewhat near the railway station. Free water & towels, clean bed & room. Nice hammocks to chill outside on. There’s a bycicle you can use for free.

This is quite cost-effective place to stay since the rooms cost lest than 10 dollars and this is pretty close the old town. Additionally, the staff is friendly, WIFI works and there is cold water downstairs available.

This is not 5-star hotel but pretty much budget guesthouse where the owner spends his time watching television on the table inside the mosquito net so "communal living" involved. The river is nearby so in the raining season there is a risk of flood. There may be cheaper rooms with AC available in Booking.

The location is good next to the river with 7/11 nearby. There is cold water available in the downstairs. The rooms are affordable and nicely cleaned with appropriate color themes. There are nice details everywhere and the bookshelf has some English books that can be read.

In the lobby area, the owner is watching television on the table inside the mosquito net and that level of "intimacy" might be some what off putting for some travelers. There is a river nearby so there is a risk of floodings in the raining season. It takes skill and courage to walk to 7/11 since there are no roads for pedestrians. There may be rooms that are cheaper and with AC available so better to check out. For longer stays, this may not be viable since the rooms get dirty quite fast.

This is an amazing quest house with great cost-related ratio meaning this room does not break your bank. However, they are not the cheapest rooms but not the most expensive ones so they have a good balance. No AC but not too hot. Fridge and television are available and everything are withing walking distance.

Due to floods this place may become foody during the raining season. The owner likes to hangout in the "lobby" while watching television on the table so this is like "communal" living so better to get used to that. The book shelf is a little bit dusty.

It's a cost-effective place to stay, one gets almost the best bang for the buck by staying there. Wi-Fi works amazingly well and everything is close by. Within walking distance, there is a tasty BBQ place and in the book shelf there are books to read and to enjoy.

There is some dust in the book-shelf and no sufficient place to enjoy the Sun and such. One needs to go somewhere to get the Sun and that is quite burdensome. Somebody stole my pipe during my stay but this is due to my own stupidity.

A nice cozy home for a budget trip. The owner Mr Boyd is a very nice and fun guy who is not at home all the home but always ready to support you and recommend his favorite restaurant/food in Chiang Mai. And of course it's so helpful and great. He's professional on food LOL. The room is clean, enough anything you need, even a fridge in a budget room. So good. The location is near many many things to explore along the river. You can try Simply happy coffee and Khaluek restaurant in 7mins walking.
