We had the most wonderful stay at this charming family-run accommodation. It’s so conveniently located, just a few minutes’ walk from the city center, and also close to bus stops. If you’re traveling by car, there’s the added bonus of parking right outside, which is fantastic! The breakfast was definitely the highlight of our stay. Every morning we had the option to enjoy traditional Yorkshire dishes. We especially loved the Ashburton Full House, which included delicious Yorkshire sausages, back bacon, Lancashire Black Pudding, fried egg, hash browns, fried bread, mushrooms, grilled tomatoes, and baked beans. There were also options like grilled local kippers, smoked salmon & scrambled eggs, and a vegetarian breakfast. Plus, they offered unique items like pancakes and guacamole with egg, which was a lovely touch. But it wasn’t just the breakfast that made our stay so special. The hosts, Steven and Margaret, are the kindest people you could meet. Steven gave us great advice on where to go and what to avoid at certain times of the year, making our trip much smoother. Margaret was so warm and caring, always looking after us during breakfast. We truly felt like part of the family. The rooms were also wonderful—clean, cozy, and filled with lovely seaside details that created a really welcoming atmosphere. We appreciated the thoughtful amenities like a hairdryer, kettle, tea selection, and a fridge with fresh milk. They also went above and beyond with our dietary needs—Steven made sure to provide plant-based milk for my husband and gluten-free bread for me. It was such a thoughtful gesture. We can’t wait to return, hopefully in a different season, and we’re already looking forward to our next stay!

We had a wonderful 3 nights at Ashburton House this week, for a concert and for my birthday. We received a warm welcome from the host and absolutely loved the decor. We stayed in the Flamborough room which was on the ground floor with a 4 poster bed and en suite bathroom. The B&B was absolutely spotless and operated a "replenish-yourself" tea & coffee system which we enjoyed. Our room had lovely modern conveniences such as electric remote blinds, dimmable lights, coffee machine and mini fridge which were all a very nice touch. The location is great, about 15 minutes walk from the train station and town centre, and 10/15 minutes to the South Bay area of Scarborough. We would be sure to stay again in any future trips we make up to the lovely Yorkshire coast. Thank you for having us 😊

Wow Ashburton house exceeded our expectations. This is a top notch B&B with very reasonable pricing. The hosts were excellent with commications and ensuring our stay was top quality. Breakfast choice was very good and food excellent. I'd say one of the best breakfasts I've ever had. The room was spacious and decor very nice, clean and quirky. Location was a short walk into the centre. We were going to the open air theatre which was in walking distance. On site parking. Definitely everything you need. If in Scarborough again I'll definitely be staying here.

Room and guesthouse very clean. My single room had so much character with tasteful theme and items which made it special. Shower excellent. Location was within pleasant walk from everything I needed. A nice pub the Valley just a few doors away also. This part of Scarborough is lovely. Hosts at guesthouse friendly and helpful. Breakfast at Guesthouse is £10 and I had breakfast on both of my mornings. Breakfast choice good including a huge full English if you wanted it. I was pleased to find out there were also some nice special options on my arrival for breakfast and opted for one of those on my first morning and lovely kipper next. Parking is at front of property on it's land. Value was excellent and I will definitely choose Ashburton House again for my next stay in Scarborough if they have vacancies.

This is one of the best places I have stayed in. I was greeted warmly by Margaret when I arrived. The reception area is very welcoming and charming in its appearance. Margaret informed me that there was milk and water in the fridge (in reception) and an assortment of teas should I need them. The whole place is well decorated with many references (via pictures) of Scarborough and the surrounds. My room was very pleasant and very clean with everything I could need for a comfortable stay. The bed was comfortable and the linen spotless. I didn't try the breakfast as I am trying to watch my weight but I am sure it would be up to the same standard as the B&B. This is one place that is well worth trying, you won't be disappointed.

First impressions say a lot. We were greeted by Steve who asked about our journey up and then explained how the B&B worked. The decor of the B&B was beautiful throughout, everything flowing together and all rooms named after local towns. Room stocked with a great selection of goodies, with a fridge in the main reception hall stocked with fresh milk and water which you could help yourself from. Breakfast menu choice was great but you also had choice of cereals, yoghurt and fruit. Every morning I choose something different from the menu and it was difficult to say which was the best however the full breakfast did tick all the boxes. Steve and Margaret were attentive without being overbearing and nothing was too much trouble. Free wifi and parking was a bonus. Our room was on the top floor, which was not an issue for us, but if you struggle with stairs ensure you reserve a lower room. The town centre was only a few minutes walk away, a leisurely 10 minute walk, after a big breakfast! If we return to Scarborough, we would be checking availability at the Ashburton B&B firstly.

I was absolutely impressed with the property, from the cleanliness to cosiness of it. It has such a lovely familial feeling. The location is really good especially in summer as you can walk 5 minutes and you're on the shore. The owner was really cool and friendly and provided me with everything that was needed. For anyone visiting, I suggest having a look through the hallways and appreciate the attention to detail and names of the rooms. I do not want to spoil though, it is a nice touch. The bed was comfy and the sheets were clean. The bathroom was really clean and the shower itself was lovely. 10/10 would recommend coming here.

We were able to check in after 1pm which is earlier than most guest houses / hotels. The room was very clean and the amenities were excellent. A lovely touch were the biscuits, chocolate and crisps, plenty of cold water and fresh milk were available. Overall we could not pick fault with anything, we had breakfast both mornings and the food was very tasty and fresh. We certainly would return and definitely recommend this guest house.

A very well run hotel, where we were made to feel very welcome by Steven and Margaret. Our room was very comfortable with complementary tea and coffee, very well decorated and an excellent bathroom. The breakfast is very good value (£10 each) very well cooked and great quality with a good range of options available. The beach is about 10 minutes walk from the hotel. There is ample parking space at the hotel which was an important consideration for us. Steven and Margaret were very friendly and I would highly recommend this B&B.

The room was spacious, tastefully decorated, well equipped and bed was very comfortable. The b&b is in a great location, only10-15 walk from the centre and sea front on a quiet road with off-road parking. Our hosts were friendly and helpful and had lots of tips about local attractions and eateries. They serve a great breakfast at an additional cost with a wide range of cooked to order options, including, fresh locally sourced kippers and salmon with scrambled eggs. Will be looking to book again next year.
