The owner, Imma, was fabulous - friendly, responsivee and extremely helpful. It felt like having an Italian mamma to take care of me! Location is fantastic - walking distance to the centre with plenty of restaurants nearby, yet quiet at night (my room faced away from the street). Building is very traditional - if you want to feel like you're staying in an authentic Bolognese apartment, this is a good choice.

This wasn't an issue for me, but just so you know, there is no A/C (see above for the authentic old building charm!). Even in Sept the outside temperature was 28C and 25C in my room. A small fan made it fine to sleep, but in summer I would look for somewhere with A/C Wifi in my room was rather slow (I was furthest from the router in the hallway - so other rooms were probably fine). This was my own misunderstanding, but just so you know - I thought from reading other reviews that there was breakfast available, but there is not (but several bakeries close by, you will have a happy morning tummy!) A small kettle would have been appreciated so I could have made tea.

I arrived very late due to delayed flight (after 12pm local time) and all the way through Imma eas in contact through whatsapp telling me not to worry and that she is waiting. Her husband even called me as i arrived in the taxi, to check all was ok. The room was spacious, clean and had water and sweets provided. The pillows thick and comfortable to sleep on and a fan provided for comfort in the muggy heat. This is one of the best stays ive ever had anywhere and the hosts are so friendly and willing to help, so i would definitely reccomend anyone stay here. The location was a short walk into the city centre (approx 10min)

The location is in easy walking distance of the centre of Bologna. Imma, the owner is delightful and helpful. Imma communicated with me using Google Translate as my Italian language was about the same level as her English language. It worked very well. After showing the guest the room Imma does not intrude however she is always on hand if you need anything. After I had a fall in the city Imma considerately gave me a compression bandage for my injured knee and was checking up on me regularly. When I travel I like to engage with the local people as it is a different and better experience than staying in a big hotel.

The residence is absolutely fantastic, just a short walk from the center, close to some excellent gelaterias, and located in an extremely quiet neighborhood. The bed is very comfortable, the cleanliness of the bathroom and the room is impeccable, and there's an elevator for those with a lot of luggage. Imma, the owner, is an incredibly kind, organized and welcoming person. It was a wonderful experience staying at this residence. Additionally, given the price offered, it's a true gem. I recommend it to everyone!

i was one week in bologna due the fair of Cersaie the most importan ceramic tile Fair and the location was great you have so many things near and piazza Maggiore on a few minutes. Imma and Eduardo were great always at disposal to help. actually they even help me to laundry my clothes witch I appreciate so much... defetnly I will be back next year and stay at their place again...

I had a wonderful stay at Residenza Rubbiani. The location was perfect, right in the heart of the city with easy access to all the main attractions and restaurants. The host was incredibly welcoming and helpful, making check-in smooth and providing great local tips. The apartment itself was clean, cozy, and well-equipped, ensuring a comfortable stay.

The perfect location for travellers who enjoy having the option to escape the crowds after having explored the delights of Bologna all day. You are only a fifteen-minute walk from the center of the city, and there are some terrific restaurants (especially Osteria Della Lanterna) just a few minutes from the B&B. Your spacious room is one of four down the hall from the entrance to the flat where your hosts live. They are not only sweetly hospitable, but superbly well organized, which makes you a happy guest. Of course your room is pretty, peaceful and very clean. Breakfast is self-serve, generous and available on your schedule. Good coffee, and a variety of fresh fruit! Overall, my stay was a great combination of privacy and support. At check-in, I was given a map and a small, reliable Bologna guidebook in my own language, and more restaurant recommendations are at hand. I enjoyed reading in my comfortable chair. The room is well-lit and airy. Even in October you can keep the windows open and be comfortable. Although your hosts will arrange a cab for you between here and the train station, it is an easy walk, thanks to the terrazzo floors under the famous arcades. I stayed here five nights, and I would be happy to return. In fact, I wish to return and chat with Imma again.

The manager Imma was incredible. So helpful with helping us find good places for dinners, taxi service, a walking cane when mine had issues and a place to quickly do some laundry. The room is a good size and the bathroom is spacious and shower had room to move with good water pressure and hot water. The bed was a great size for 2 adults. Breakfast was nice with yogurt, granola, a variety of fresh fruit, coffees, milk and baked goods and was served until 11:30 which allowed us to spend some quality time with each one morning as this was our anniversary trip before needing to go have breakfast. We found the location great as the good places places to eat were within an 8 minute walk and the hotel manager could call us a cab for farther journeys. All in all an incredible stay.

Imma was a great host, very communicative and helpful -- I especially appreciated that she sourced a kettle and a fan when I asked for it. Also, the room is quiet and the location is great, if I were staying in Bologna for a couple months I would choose that area.

The shared bathroom is only shared between 2 rooms, which is nice, but on the other had there is only one of them, so if the other person is using it you have to wait.

The property is superbly run by Imma and Roberto. They go out of their way to ensure your comfort and to help in any way they can. Although Imma only has a little English, the warmth of her welcome and lightening fast use of translation apps means there is never a problem. The building is within an easy and picturesque walk to Piazza Maggiore. There are several good restaurants and cafes literally on your doorstep. We took a taxi from the room to the airport and it averaged €22.
