The property is located close to the centre of Annan and is within easy walking distance of Annandale Distillery (a very big reason to visit Annan!). Easy to find parking on the street outside. On entering the property, a faint smell of fresh paint reassured that the building receives regular attention and this was backed up by the overall cleanliness of the place. The rooms were a generous size and equally clean. Decent curtains and blinds. Furniture basic but well maintained, easily sufficient storage space for a couple (although I had one room to myself). Tea and coffee making facilities available in the room. Every plug socket carries a USB charging point, which was good to see (better than you'd get at several chain hotels). Vacant plug sockets within reach of the bed too, which is also better than many other places I've stayed. Quiet at night. Decent bathroom with complimentary soap/shower gel/shampoo and good fresh white towels. Shower cubicle better than the one I've got at home. The occasional interesting book in the hallways tempt you to stop and have a look. Cooked breakfast was well presented, fresh and hot, more than adequate. Alternatives available for those with dietary requirements (i.e. gluten free sausages, gluten free bread). Excellent value for money, would definitely stay there again.

The person I made the trip with mentioned that he'd have liked sachets of hot chocolate to be available in the rooms alongside the tea and coffee - but I will add that we didn't ask so that's not much of a criticism and I wasn't bothered by it myself!

Colin the owner was very welcoming, and extremely helpful carrying my bags for me. I loved being in the annexe, which was all on the ground floor, so the only steps I had to negotiate were the steps to the front door when I went into the main house for breakfast in the breakfast room. My room was clean and well stocked with useful things. Breakfast was excellent. The breakfast room was well thought out, with a small fridge containing fruit juices and extra milk. There was also a microwave for the guests to use if they wanted. There were even antibacterial wipes on each table. Well done Colin! You thought of everything !!

The property was a lovely Victorian sandstone house with heaps of original features and nostalgic charm! The location could not be beaten for anyone who wants to be right beside the High Street of Annan!

If I had to fault anything, it would be the noise of the extractor fan in the bathroom and that the toilet cistern took a long time to refill… but this did not impact on our stay!

Our room was very spacious and had plenty of storage and drawers plus a separate table and 3 chairs. Very comfortable. Very good cooked breakfast with porridge also available. The menu did say fresh fruits and yogurt were available but none was on display although we didn't ask if they were. Although there is no on-site parking, it was easy to park in the road opposite the B&B

The Old Rectory is a perfect example of Scottish BnB accommodation. Breakfast was excellent, we all had plenty to sustain us through the day. Beds were comfy and rooms were clean. Dave was helpful with suggestions of where to get other meals and the guest house was quiet and clean. I see others complain about the water pressure of the showers (I've actually seen worse in big hotels), but when you've not had a working shower at home for over 12 months due to renovation's, any shower is better than none. Perspective is everything ;-)

-the bed was extremely comfy, one of the best nights sleep I've had in a long time ! -extremely quiet location, even though town is a two minute walk -large spacious rooms that are unpretentious and in a very classic style. It was very homely -good solid breakfast that was very hot and served fast

Dave was extremely accommodating for my mobility needs, helping me with my bags. He also gave me an early breakfast so that my dog could be in the breakfast room with me (rescue dog with separation anxiety). The bedroom was comfortable, clean and had everything I needed. The breakfast was excellent!! Dave catered for my gluten free diet. It was a pleasure to stay for my overnight rest.

Beautiful building, homely, large & comfortable family room, with good WiFi connectivity, and sufficient electrical & USB sockets for the whole family. The breakfast was good quality food, good selection of items, & well prepared - delicious.

All good - there are accessibility issues for those with mobility problems; presently not suitable for wheelchair access. The host was very obliging, & we were able to overcome the problems. Not everyone may be able. On street parking may be hit & miss, though there is a public car park around the corner.

The guest house was in a good location near to the town centre. The breakfast was excellent - try the porridge with whisky and honey! The proprietor was friendly and helpful. The bed was very comfortable. Very good value.

In some places the guest house looked a bit tired but there was ongoing work to renovate it and I am sure once this is done all will be looking good

Lovely old house. Gentleman running the B&B was chatty and informative about the house and area. They allowed our two dogs to stay and did not charge the earth for them. Breakfast was really tasty and good size.

Some cobwebs on light fittings. Rollar blind had long legged bugs rolled up inside it. No fresh juice in the breakfast room. Without having to ask for fruit none available.
