The hotel is very clean and well maintained. The room was a good size and the bed was comfy. Not in the central area, but you can reach the city centre in 30 minutes by bus or tram. The price was good for December busy season.

- They have an EV charger, which was the main reason I booked, but the fee is 20 EUR per charge, more expensive than the public chargers. - Breakfast is not a buffet, you get a plate of ham, salami, cheese, 1/2 tomato, 2 grapes, 1 slice of kiwi, butter, jam, coffee/tea. It's enough to fill your stomach, but not the best quality breakfast.

Definitely a hidden Gem. Brilliant location, not far from the town centre by tram! Private parking & amazing room set in the loft that slept 4 - nice, airy & spacious. The receptionist Daniella & Ana were excellent & full of customer service skills!! Breakfast is cold plates - fruit, bread, meats & cheese, if you are vegetarians you must let them know in advance or maybe they should separate the meats on different platters as thumb of rule?

When booking its a little deceiving as there are pictures of a hot tub which obviously if advertised should be there for use, however are only available on a hand full of rooms which only sleep 2 - so we were slightly disappointed with this.

Very polite staff has increased scoring from 7 to 8. Hotel is located in nice area, having very big parking with surveillance cameras in many directions, room is good and very clean.

Slow check-in. Breakfast was below my expectations, even paid more than in many other hotels. A company which is next to the hotel was making lot of noise at 6 AM, but additional noise is coming from hotel - water installations were very loud. Second time woke up after the guest, in the room next to me, was taking shower.

I found it by accident while I was hiking. It was lovely because they gave me the disabled room which meant I had a place to sit down in the shower and the shower area was huge. Everything was perfect fresh and new. The young lady on the desk was very helpful

I left early and handed my keys to the 24 hour reception. When I got to the gate it was shut and I spent quite a lot of time looking for a way to open it. I had given up and was walking back to the hotel when suddenlyvit opened. By then I was a bit pussed off

The room was clean, OK space wise, and the big terrace with the jacuzzi was great to have. Private free parking, well organized. Close to the public transport stop.

For some, the room could prove a bit cramped, but for us, for a stay of 3 nights wasn't an issue. Also it's around 7km away from the city center, but even so, I would recommend leaving the car in the parking lot and just use the public transport which is very organized (we used the BudapestGO app that works perfectly)

Pleasant location near a neighborhood on the outskirts of Budapest, the perimeter of the guesthouse is closed with a high fence and access is only via video intercom! I stayed in the attic, in a very large family room with a lot of space! The room was equipped with AC, and also an electric chair for massage.

It smells a bit like musty, but it is understandable for the beginning of the cold season...

Really nice rooms - pretty individual - my parents were also staying there and had a fridge, we did not but had a sink which was practical for us and our baby. Nice staff, helpful and the coffee in the morning was really good. We were there during a heat wave and the rooms already had the AC running which was great. Good value. Prima supermarket nearby for everything you need in walking distance. A nice playground for kids in the shade and a really large patch of grass to play and lie on, very nice!

Location is a little out of the center but the public transport is good, especially the Express busses. The breakfast options are a little complicated and pricey, we just opted for a coffee and got some rolls from the supermarket, so also not too bad. I would have liked the toilet being separate from the shower.

We only stayed for the night. The place looks great from the outside, very large parking lot, we traveled by car and didn't take breakfast. The room for 4 persons is big enough, clean, large and nice bathroom.

The boiler could be a problem for a room with 4 persons, you have to shower fast, or the last person will use the cold water. And it gets warm very slow. The walls are thin, so it depends how lucky you are with the neighbors.

Great communication with hotel reception before our stay (especially with Timi), it was possible to leave our car in hotel parking much sooner before our check in and even after the check out. Free parking is a big +!! All people on the reception were kind and helpful. The room was clean, smelled well and it was all very modern. We had a room with hot tub like we ordered and everything was fine. We’ve also got the bath ropes for free. AC was working great. Lot of towels! The whole hotel has a cozy interior. Great location. We are happy that we chose this hotel and we’re definitely gonna chose it again on our future trip to Budapest!

There was a weird smell in the bathroom, maybe a problem with drain (but like i said, all clean!)

This was our second stay at the 22 Boutique hotel, as before it was super convenient for public transport and parking. Staff are friendly and accommodating. The room was clean and in good order.

We ended up with a smaller floor space than our previous stay, so that was a little disappointing as we were there for 7 nights and could have done with a little more space, but we managed.
