The hotel is located in an excellent location, in the very center of the city and is very close to the city beach and the most important sights.The breakfast was varied, rich and adapted to different tastes. The room was clean, spacious, the toilet was very high quality and large.

I have no objection to the work of the hotel. During our stay, we also used the wellness, which was really excellent. The hotel staff is very pleasant, friendly and they are maximally dedicated to the satisfaction of the guests.

The villa is located right in the centre of Opatija and just a few meters from the sea shore. The main hotel (Palace Bellevue), where the meals are served and where fitness, spa/wellness are, is next to the villa. The breakfast and dinner were delicious; with a lot of options, creativity and of a rich taste. The Relax zone with sauna(s) (only Finnish sauna was working during our stay) is a peaceful and nice way to spend your time. The pool is quite big, though underheated (the water was cold), the lounge chairs are super comfortable. The staff was very pleasant and helpful. We left our car on the hotel's open parking lot for 15 eur/night.

The water in the pool was quite cold; but that's the only negative for me. It was a great time.

We didn’t like the waiters being somehow unpleasent and in a big hurry to pick up your plates from your breakfast or dinner. I litteraly took a last bite, he was already at the table picking it up. Breakfast is till 10, or at least it says so because at 9 they are already taking the food away, same goes for dinner. And if you come here, you should know you will pay the parking as if it were another 3 nights at the hotel. They charged us a whole day even if we came at 17 o clock, and left at 10 o clock. Everything else was great and clean, but these things really took a toll on us.

Opatija is a beautiful seaside town. Not very big. Has cafes, restaurants, stores and supermarkets. Currency exchange with poor rates. Used the bank instead. The villa is part of the Hotel Palace Bellevue. Historical hotel with lots of character. Very comfortable beds, Buffett breakfast with a huge variety even champagne. Although I booked two rooms as 4 were travelling, when booking I chose the room with 2 adults symbol in each requesting a double bed. The system noted one adult ( trying to resolve this issue with Booking.com) therefore I had to pay an additional €40 per the said extra person per stay & additional breakfast, making my our stay expensive. Would not have chosen this accommodation. Out of my budget. Had an indoor pool which you did not have to pay to use. Parking we had to pay for. Cheaper to park on the street. Staff pleasant.

The property was absolutely stunning! Cleaning was every day, change towels and all supplies too! Location is in pure center and you can find everything you need there! Food in the restaurant was spectacular- always different dishes (like 5 warm, 5 salads, snacks, fruits, soups and so on). Amazing bakery and unbelievable tasty desserts! Breakfasts also with a lot of choice and good coffee and drinks! Very friendly stuff and helpful with any questions you might have! So I would rate this place 100/10 and will definitely come her again!

If you have dinner in the restaurant (half board) - drinks are not included in check. Should be purchased separately.

No elevator, hygiene, not so good breakfast

Very friendly and helpful staff, great location, beautiful building. We were really satisfied with everything. We went to Opatija for a short stay and this hotel was a perfect choice for that purpose.

The only thing that was not 100% perfect was the fact that our room was on the 3rd floor in the villa and there was no elevator, it was not easy to walk many times up to the room with our 3 year old kid. We understand that this was a compromise we made for a cheaper price but did not expect in advance.

This is a fantastic hotel! Everyone working here is incredibly kind and helpful, and they carry out their duties with true professionalism. We’d also like to give a special shout-out to Mohamed, who makes the best cocktails! The seawater pool is amazing, and our room was absolutely beautiful. Thank you for the wonderful experience! Recently (though not perfectly) renovated, big and clean room. Really comfortable bed with fantastic pillows. Awesome breakfast with champagne and many sweet and savoury options.(Though beware of the seagulls and pigeons when sitting outside, they are very cheeky:) Above average (but not awesome) dinner. .

The doors of the rooms can only be closed with a loud bang, which is quite disturbing especially at night. According to the receptionist, there is no more free beach access for the guests of the hotel as of 2023. Parking is not the simplest thing, but at least the hotel has a private parking lot, which is not common in Opatija.

Best possible location in Opatija, 5* spa with salt water swimming pool and saunas (at the Palace/Bellevue hotel), great breakfast (with sparkling wine) and buffet dinner (half board option), 5* lobby/checkin (at the Palace/Bellevue hotel).

No elevator/lift at the Villa building.
