We were so impressed with No16 ! From start to finish! We had a fantastic stay ! The information provided by the host via email / text was speedy and informative. I messaged with a query and they got straight back to me promptly. On arrival it was super easy to park , lots of free on street parking .No16 is in a super position so close to beach , shops etc. We didn’t need to move the car the whole 3 nights/ 4 days we were there as we had everything we needed close by ! On entering the property it was spotlessly clean and very well maintained in the communal areas. Our room was lovely ! so nice ! It had a nice view out of the window. There were drinks and biscuits provided , a lovely and very welcoming touch as were the good selection of tea ,coffee ,sugar, and milk. These were restocked daily! The bathroom was spotlessly clean, again toilet rolls provided, lovely towels and lovely toiletries all provided to make your stay enjoyable. I didnt use the toiletries I brought from home as the ones provided were very nice indeed ! Piping hot water, lovely bath and shower , the bed was extremely comfortable again lovely duvet and Comfortable pillows. There’s Room to hang clothes up and some shelve space also, there is an iron if you need to use one we didn’t, but a hair dryer was provided which was very useful and saved me taking mine. It was very warm when we stayed so the fan in the room was well received also. This was a spur of the moment booking, we haven’t stopped in Seaham before we’ve only visited for the day. I’m so glad we did we had a lovely time No 16 is excellent value for money everywhere is spotlessly clean and it’s extremely comfortable. We had our room cleaned each day we met the ladies who clean and tidy the rooms and they were all really lovely and friendly! They do such a lovely job and it’s much appreciated! Thank you to them for making our room so lovely each day !!

Great location - we got the train this time as we knew everything is within walking distance - I was blown away with room 4 we had last time and was delighted even more this time as room 6 even bigger - The cleaning ladies that were around every day were lovely and ever so helpful (thank you ladies). We will be back

Comfort was only knocked down (a tiny tad!!) as the room was soooooo warm but on day 2 the lovely cleaning ladies came in and opened the top window for us that made all the difference( maybe just a wee instruction at the window on how to do it as we did try haha) I don't think anyone would be disappointed if they stayed here.

Location great, room decor great, cleanliness great, beds and pillows comfortable, tea and coffee making with free water great, bathroom facilities great.

The sash window is difficult to open (very heavy) and doesn't open more than a couple of inches due to safety latches. These latches can be depressed to allow it to open further but only if there are 2 people. We stayed when the weather was warm (17 degrees in the day) and our room was baking hot when we arrived in the afternoon and we struggled to get it to cool. A huge bonus to this room's facilities would be the inclusion of a small mini fridge if the was possible. When staying away from home for a few days, the use of a fridge is extremely handy. If not a mini fridge per room, then a regular sized communal fridge located centrally for all 6 rooms would be helpful.

Great communication from the host, nice big room for a family of 4 (though my daughters did not think the sofa bed was comfortable at all), comfy, big double bed, powerful shower, gorgeous-smelling toiletries, sweet little biscuit treats (though it would have been nice if there had been one each, instead of only 2), clean linen, close to shops and beach.

Apart from the bathroom, the entire unit is carpeted, and I always find carpeted rooms stuffy. There was a strange smell outside our room, which smelt like a pipe might've leaked in a cupboard or under a carpet.

Beautiful large room and comfy bed. Absolutely excellent system of entry. Very well explained prior notification. Just one point - the keypad does not illuminate immediately you touch lit up point, but requires you to touch keypad area as well before it lights up. The last 2 occasions we had self serve check-in when booking with booking.com we had problems, so we were really happy with our experience this time! Also information booklet in room was very helpful. Goodness knows why other hosts don’t do this.

Location was just a short walk from the beach and close to lots of good restaurants and cafes. The beach is an excellent location for collecting sea glass. The room was superb, clean, warm (as we visited during Winter) with tea and coffee making facilities and an excellent rainfall shower. It is an unmanned hotel but the access instructions we received on the morning were easy to follow. I was able to communicate with the property via text when I had a question. Would thoroughly recommend this property.

Location excellent. Bed very comfy and room was clean, bathroom and shower lovely. Nice standard of decor, clear instructions. Easy free parking in the road outside hotel.

The room was very warm, even though heating wasn't on. Window doesn't open wide enough for fresh air, needed to use the fan provided in April! The window could also benefit from being obscured as the blind needed pulling for privacy, but during the day its nicer to have some daylight.

Great location and good nearby parking available. Very clean room with easy access to the room. There was a folder in the room filled with useful info we could use during our stay.

A bit noisy. You can hear a lot of sounds from other guests. Especially the stairs and hallway make a lot of creaking noise. There is also just one window that can only open a few centimeters. So is was difficult to lower the temperature in the room on a warm day (despite turning down the heating).

I have stayed at No.16 three or four times now over the years. I noticed on this occasion that it is starting to look a little tired. It is one of the more expensive places to stay. It states it as being boutique accommodation. Therefore, to me, it should warrant the name and price. The bathroom needs refreshing, as do the carpets. The cleaning, as far as I'm concerned, wasn't up to scratch. Dusty surfaces, windows could do with a clean, just general housekeeping. I was on the ground floor (room 2), which I hadn't been on before, and honestly wouldn't want to be on again. The noise of people going up and down the stairs is terrible. If it wasn't so convenient for the beach, I'd find somewhere else cheaper to stay that was bed and breakfast for the price.

The room being next to the stairs. Sounds like people are going through the floorboards when they go up and down.

I have stayed here before several years ago, which is why I chose it again for a couple days sea glass hunting!. It is so clean, convenient for beaches and restaurants and is quiet

Please, please, sort out drainage from sink. There is a smell in bathroom of dirty drains and water takes an absolute age to drain away! General dirt and litter around the town, not your fault at all, and we visited on a Sun through to Mon, but were dismayed to see it all!
