The first thing that really stood out about ForS Resort & Spa was how clean everything was—the rooms, common areas, and the surrounding grounds were all spotless. It's located in a quiet area, well outside the busy city center, which makes it a great choice if you're looking to unwind in peace and nature. The resort also offers a solid parking area, with plenty of space and even a 22kW electrical vehicle charger, though there's a €10 fee for using it. The location, while peaceful, is a bit tricky to find without GPS—so definitely make sure your maps are working. Once you're there, the calm environment makes up for the off-the-beaten-path feel. However, for a place that labels itself as a resort and spa, it's surprising (and disappointing) that there’s no spa. You’d naturally expect at least some wellness amenities, but there were none during my visit. Another small but odd issue: the coffee machine doesn't accept card payments, and according to the receptionist, you can’t even pay for coffee at the desk with a card—despite the fact that breakfast is available. It’s a strange setup that could easily be improved. All in all, ForS Resort & Spa has its strengths—especially cleanliness, parking, and tranquility—but falls short in living up to the full promise of a resort and spa experience.

The room with spa tub was well maintained, and the complex is new. It was quite clean, and there was free parking on the premises, including the chargers for e-vehicles. The bathroom is quite spacious, and the shower is huge.

The rooms were located on the ground floor of the building, and the dining room was quite close. As a result, if a group of guests began talking loudly during breakfast, it could easily wake you up. The rooms are not soundproofed, so you can easily hear other guests talking, laughing, or being intimate. The TV only has Serbian channels, but it could be easily upgraded. Although the bathroom is spacious, there is no towel dryer, only a towel rack so towels will remain wet. The towel rack is positioned right above the toilet, which is quite unhygienic.

Location is very far from center even by car, but the price makes up for it Breakfast is served in a nearby location and there are a lot of unleashed dogs being aggressive in front of the building. The owner needs to sort that out. The lady serving breakfast was kind enough to escort me and my daughter inside.

I stayed one night in Belgrade and had a nice experience at this accommodation! The room was spacious and spotlessly clean. The décor was modern and welcoming, and it felt like a lot of care went into maintaining the place. The staff were incredibly helpful and friendly, making check-in and check-out a breeze. I only stayed for a short visit, but it was the perfect spot for both relaxation and convenience.

I think that offering also the breakfast would be a plus.

The room is nice, modern, clean and with a comfortable bed. Free and nice parking is located next to the building. The hotel is very nice for a overnight stay. Located just between Airport and Novi-Beograd, and is good if you have a car.

The address provided here (including the GPS coordinates) is slightly misleading. My stay and check in were rather both at the following location: Milana S. Minića 11. This is some 100m away. You will find a relatively big private parking space to the left of the building. The only drawback for me is that there is no fridge in the room (even a tiny one). And I don't know why, they keep your documents at the check in desk during your stay.

A lovely modern room with a view looking towards the airport in a developing area. The bed was amazing and the smart TV allowed us to use out Netflix account.

I booked the hotel only because it had a Spa as I have a very bad back and needed a spa after a long journey - only to find on arrival that the Spa had yet to be built!

Covenant location close to airport and bus station.staff are very helpful and professional

Only things I didn't like was there is no actual spoons to make coffee or utensils to eat with in the rooms also I think the toilet is abit close to the sink in the bathroom apart from that it's a great place to stay in belgrade

Overnight stay near airport transit was convenient. The property is only about 500 meters from bus #72 stop. However, there is no place to purchase bus ticket nearby. Some buses have CC tap capability though. Extremely clean. Good WiFi and water pressure. However, thermostat didn’t change the temperature in the room. Extremely hot from heater. Opening screened window helped some, but wasted energy.

Just the lack of heat control in the room.

There were so many facilities and a lot of equipment in the rooms. Clean room. Very big with living room and good value fir money. Parking for free as well.

The aircon was broken and it was cold and we were not being told. And the bad thing is we had an infant and the reception didn't inform us and we opened the aircon for a couple hours and we made it worse coz the room was freezing.
