The location is great. You're tucked away so it's quiet but it's surrounded by plenty of restaurants and bars etc. Short walk to old town. The room was kind of clean. The beds were comfy. They don't have hair dryers but if you ask at the front desk then can provide one for your stay. The hotel itself is clean and it good condition, has an elevator and an open area with tables and chairs that I'd see people use to work or drink a coffee and eat their own food. No restaurant. This place is more for people who want to stay a month or longer as it says on a big advertisement on the property. It's a very hands off place . You take out your own garbage out and make your own bed and go looking for your own fresh towels etc don't expect water bottles to be replenished daily. It was good value for money. I would stay again but I would appreciate if they would at least come empty the garbage in the rooms. Tiny waste baskets. But overall I don't mind the hands off guest support. AC worked great in my room and wasn't noisy. .

It doesn't have the same services as other hotels. I stayed for a week and no one came to my room to empty garbage or even give fresh towels. The bathroom shower is covered in soap mildew. I think they just do basic quick cleaning like sweep and make bed when people check in/out. The room itself was good clean. The toilet paper and toiletries are in the lobby that you get yourself. No toilet paper in room otherwise.

Aunt Beam was really nice, we had some problems with our room but she solved very quickly. Lobby works 24/7 and is located near everything included a 7-11 and restaurants and cafes. A lot of bars and massage places, but a really safe neighborhood. I walked nearly midnight once and all places were open. 15min away from Tha Phae Gate and the walking street market, you can walk everywhere included night bazaar. Fully recommended. Wifi also works really well, has lift. Never knew if there was available hair dryer or not. They clean your room at request and left you free water.

A lovely property. Room is spacious with the view. The reception is 24hr’s and they provide amenities unlimited in the reception just serve urself as much as u want. Water bottles only 2 were provided. They have restaurant and cafe as well. The place is near to all the bars and main attractions. In the night so many bars are working in the same area. Very near to attractions especially night market and food. I would highly recommend. Very good value for money. Best thing they have elevator as well.

There was a specific weird smell in the room. Day 1 the lights were switching on and off by them selves. But then I moved the key card and it was ok.

The receptionist Ben was amazing, she was very helpful and kind. The rooms are very big. The hotel is near everything ang at the same time in a relaxed road. They offer breakfast for 150 bht, but I did not try it. You have restaurants, bars, massage and markets veryclose to the hotel.

The bathroom could be better, a change of the shower curtain would be good as when you shower the whole floor gets wet.

It was fine. If you look for budget option it’s okay. You get good value for your money.

It is dirty not super dirty but still it can be better

Surpassed my expectations. Very comfortable stay, good fast WiFi and very clean. This is now my go-to hotel when visiting chiang mai.

The only thing I didn't like were noisy tourists who don't know how to close doors without slamming them. Perhaps in their countries it's normal. Oh well.

Very clean, good facilities, and great location. Modern and new hardware. Shower much better than most at same price, good heat and good pressure, usually lucky to get one of two.

WiFi was very spotty but not the worst around. Might vary by room location relative to the access point.

Personally I am not a fan of Loi Kroh road but it’s close enough to old city by walking

This hotel has new ownership, and there are some repairs that are needed, but overall this is a great place for a budget friendly stay.

Staff were the best!

Very nice and good staff, helped us with carrying our suitcases on a bicycle when everything was flooded. Comfortable and good price for what you get. We stayed for 4 nights. Also good location
