No wifi in room 103 Sometimes wifi for 2 or 3 minutes and then not anymore. Only good wifi at reception

A wonderful location just inside the old town. Great for exploring on foot or for ehailing. We have stayed in Chiang Mai many times and always opt for a room in the old town. This room was twice as expensive as we usually pay. If you enjoy a swimming pool then it's worth it. Our 1st room was very dark. The staff are wonderfully accommodating and kindly moved us when we extended our stay. The 2nd room was lovely and bright. The WiFi signal is good around reception where there are good seating areas. The swimming pool is very clean and refreshing.

Room 303 is a cozy and compact space with a lovely view of the pool, courtyard, and a side road lined with bars, massage spots, and other hotels. Please note that there are no elevators, so it’s a good idea to pack light and be prepared to carry your luggage up three flights of stairs. Inside, the room features a comfortable queen-size bed, and as you enter, you’ll find a table and chair to your right, with the shower and lavatory just beyond. The decor seems to draw inspiration from a Moroccan theme, giving the room a lively, vibe . While the space shows a bit of wear, especially with the curtains open, it’s still very clean and pleasant overall. P.s this place also has air-conditioning a TV and fridge.

The hotel and room were quite nice overall, though the lively activities in the area, which continued until around 4 AM, were a bit overwhelming. If you’re a light sleeper, I’d recommend bringing some earplugs to ensure a restful night. Additionally, I found it a bit inconvenient that payment couldn’t be processed through the booking site. Instead, payment is made upon arrival, and any bank or merchant transaction fees are passed on to the customer. While I understand this practice, I believe these fees should be clearly outlined and included in the initial price rather than being added at check-in. A bit more transparency upfront would make the process smoother for guests.

very friendly staff you can leave your luggage if you come early and do the check in later very clean room and bathroom mirror in room, tv, fridge and kettle there is a nice sitting area downstairs to eat and smoke

the rooms are quiet dark as they have a window with coloured glass and a no window bathroom keep in mind that your experience is as good as your fellow travellers, the rooms are thin walled and people eating in the room attract all kind of critters that might spill over to your room;

Great location. We had the junior suite which was a good size with a great shower. The pool was lovely and had jacuzzi seated area.

The bed was more uncomfortable than I would like. It’s advertised to have a balcony but there are no balconies. Lots of pigeons come around the pool so there is pigeon faeces and feather around the pool area and even in the pool itself on the bottom. It needs some netting or something to deter them from the area.

Loved the location close to everything, comfy Cafe across road, and amazing restaurant almost hidden, built up trees like a cubby house also across from hotel, with great service and food. The swimming pool was inviting and clean. Room was just big enough, nice wooden furnishings and comfy bed.

Shower hot water pressure poor on 3rd floor. Bit noisy pressure pump going during night.

Really beautiful bathrooms Lovely staff who were only too happy to help when we asked Quiet - there is a bar over the road, but they did not make much noise and it was pretty quiet by 10.30pm Stayed here after arriving on overnight train from BKK and liked it so much we stayed again when we returned from Pai Very close to morning market and evening food stalls near the old city walls so all your meals are covered. Can highly recommend the lady who cooks toast for breakfast over hot coals Would definitely stay again

It is not really a dislike, but a few more seats around the pool would be nice.

I have stayed at Chiang Mai Boutique House many times over a number of years and have to say it is hard to beat for the price. The cheaper rooms are very well appointed with tv, air con and tastefully decorated bathroom. The larger rooms are similarly appointed but with increased space and some extra furniture. The windows are colored glass affording subdued light resulting in a good nights sleep. The hotel has a small pool which was in constant use during my stay. The hotel, located near the moat in the Old City, is just around the corner from Chiang Mai Gate market and just a short distance from Saturday Night Walking Street. The young lady in reception (who also cleans the room and, I think, does the laundry) is extremely helpful with any queries you may have and will organize transport to the airport should you need it.

Be aware there is no elevator to upper floors.

The pool was enough for a refreshing dip. It is very much central in the sense that a 15 minute walk puts you almost everywhere you want in the centre. It does bring its disadvantages by being on a busy street.

Being advertised with balcony it’s a bit misleading.

Perfect location, can easily walk to most of the city. Staff were very friendly, same lady at reception every day who was always smiling and accommodating. Nice cold pool and relaxing area. The whole place felt very peaceful. Room was a good size and lovely shower. I would recommend the local restaurant Baan Na Na which was pretty much opposite!

Not really an issue and I’m sure they would if we asked but no one cleaned our room during our stay. Not sure if it was our fault and we needed to request this or not? You could get clean towels by the pool though so it was ok
