Staff were all so helpful and friendly. Room was big, very clean, modern and air con was perfect, super cold. Large wet room style bathroom, good shower. Huge bed, candy pillows, bed was a little hard for me but my partner had no issues with it. It seems bed's are just hard in Thailand. 2 bottles of water in the room which is a really nice touch. Small mini fridge. Quiet, peaceful nights sleep. Staff allowed us to store our bags after check out when we went out for the day, when we popped back they gave us a couple more free bottles of water. Really great stay even though only for one night, would definitely stay again.

The location was ideally located for the old town and everything you needed and within a short walk to a food market which was on every evening offering great local food. The room was huge as was the bathroom with a great shower. The highlight was the guesthouse owner, her family and staff! Sorry to say I didn’t get her name but she went above and beyond and was very welcoming, kind and friendly! All you could ask for

Top location and it was quiet although it is very central.

The matrasses were uncomfortable. Very hard and I even felt the springs poking my bones - and I'm 70kg, so not really above average.

The room was incredibly clean with everything we needed. The shower was the best we’ve had since arriving in Thailand in terms of temperature and power. The owner is absolutely lovely, she is so helpful and welcoming giving us advice on what was happening around Chiang Mai during our stay.

The only thing that we would have liked was a window in the room as it started to smell a tad damp after 4 days with no natural ventilation. There are window rooms available though at the guest house.

The staff were so helpful and kind. Our first night we went with the cheapest room with no windows and let’s just say we didn’t sleep well. The next night we upgraded to a room with windows and it was so worth the extra few bucks. Room was spacious and the bed was a lot more comfier. Also really loved the location, it was easy access to everything. They also did our laundry for super cheap which was nice.

staff was super nice. very clean. Windows darkened. free water. nice location. good Value for money.

no elevator. wifi not so good. tv small and channels could not be changed. no shower curtain, whole bathroom gets wet.

The staff was super nice, even let me and my friends (who did not stay there) leave our suitcase and backpacks there after check-out, so that was super helpful

The room I stayed in was really noisy, I could hear basically everything that was happing at the hall, and even outside (rooster:D)

Comfortable little place with everything you need for a budget stay. Owners are nice and everything is kept very clean.

Problem with the shower drainage in room M/2 which unless dealt with leads to a pool of cold water to constantly step over.

Great, clean and was close to a small local night market.

A bit of a walk to the end of the street to be able to go into the guesthouse.
