This hotel is located in a quiet spot but a short walk from local food places, a 7/11 is less than 10 mins away and you can walk to the Chiang Mai Gate and street food in about 15 mins. There is also Jethro's bar which is a minute at the end of the Soi - it's a local bar that serves food and is very welcoming. Noi is on reception during the day until 4pm. She is lovely and helpful and arranged a driver for us one day at a really good price. They also do a same day service for washing which is 8Thb an item. All came back clean and none of it shrunk! All of the staff were lovely and helpful. The grounds and pool are very tranquil and perfect and it's never busy. The rooms are a good size and we loved the balcony. We are a family of 5 and there was plenty of space with the interconnecting rooms and the balconies can interconnect too. There is a decent size fridge in the room,.and free bottled water is available (some is put in your room and some more is available from reception). Pool towels are also provided. The breakfast is good, with something to suit most. We were there at the end of July and there were a lot of mosquitoes - around the accommodation and in general - just so you know. It's a fab place, we loved it and would go back if in Chiang Mai again.

The room was lovely and spacious with a nice balcony over the pool. The shower was fine and the beds were comfy (though a bit squeaky) and the aircon was good and quiet. The layout of the hotel was very calm and nice. The staff were efficient. The hotel is out of the main centre but a nice quiet and calmer area. There were restaurants nearby which were nice and the centre was only a 15 min walk away.

The pool looked great in the photos with lots of sun beds, however the sun was only on a small corner of the pool for a couple of hours a day, so only a couple of sunbeds could be used for sunbathing. Fine if you don’t want that as it was a relaxing and comfortable area, but if you want to catch some rays, not the best.

The rooms were a good size and the bathrooms too. We had interconnecting rooms on the ground floor. The room(s) were very clean and the beds comfortable. Unlimited access to bottled water. There was a small fridge in the room. There were several breakfast options. The pool was lovely and was a welcome event at the end of a long day. The facility is in a lovely setting - loved the entrance way. Situated in a quiet area (at the end of a dead end road). Felt safe. The owner made us feel very welcome - I liked the personal interaction.

Perhaps more vegetarian options for breakfast. Certainly don't need to provide 'westernised food'. Perhaps more information about the area and what to visit etc.

Pros: The night host was friendly. It is in a great location with oterri (self-service laundry facilities) a 2-minute walk away, and 7/11 is a 4-minute walk away. The markets were an easy 10-minute walk away. We loved the area! Food panda and grab were great services in the area. The beds were comfortable, and housekeeping was diligent. Air conditioning was great. Cons: The pool was slightly green when we arrived, but they fixed that within a couple of days. The rooms looked as if they were being renovated but still unfinished with holes in tiling around fixtures and mould on the roof above the shower. Breakfast was a bit disappointing after staying at the Berkeley in Bangkok (although to be fair, the Berkeley is a 5-star hotel and this only 3-star). Every morning was the same menu. There were 4 options, with only one western option and one needing to be ordered the day before. The main hostess wasn't very friendly. Everything seemed like a hassle.

My stay at this hotel was absolutely perfect! I arrived in Chiang Mai after a long and intense trip in Japan, originally planning to stay for a week – but I ended up staying for two. Honestly, what other hotel at these prices takes care of such details? Peaceful, Relaxing & Outstanding Service The location is quiet and peaceful, away from the noise but still convenient for getting around. You can rent a scooter directly from the hotel hassle-free, and they can also arrange taxis to anywhere you need. And the cherry on top – a delicious breakfast served every morning with a smile. Bottom Line – Just Book It! You won’t find better value for money in Chiang Mai. If you're looking for a place to unwind, relax, and truly enjoy every moment, this is it. I will definitely be coming back!

Room was spacious and clean, nice balcony, and I am very picky Amenities were fully functional, shower, toilet, electrics, aircon, lift Location is in a quiet side Soy away from tourist noises Guests behaved pretty well, nearly no noise after 10pm Breakfast was tasty (preferred the Asian breakfast over the western version, but this is a personal choice) Pool area is nice with comfy lounges Staff are great, excellent general service, reliable when asked to organize something like transport, a 10 out of 10 Eateries (5 minutes) and the Mae Kha Canal walking street markets (10 minutes) within walking distance Neighborhood perfect if you want to avoid Chiang-Mai party town, touristic flooding and like to experience a bit more Thailand style living With a Grab or tuk-tuk from Chiang Mai old town to the hotel takes only 8 minutes at about 80-100 Baht

Pool temperature was on the cool side (but this is a very subjective thing, I like it 25 degrees+) Breakfast was tasty, but variety is limited. Another Thai breakfast option like Kai Jeow Moo Sap or similar would be nice A bit remote, sometimes difficult to get a song-teow or tuk-tuk into the old town. Saying that, walking to the old town center is only 20 minutes max, and the location away from the noisy town center was a choice I made. So not really a negative on the property itself, more a "be aware of how you get to Chiang Mai Old Town and back" statement.

Lovely clean family-run boutique hotel. Loved the size of the rooms and the balcony! Large extremely comfortable bed. Great breakfast - we chose the same ‘English breakfast’ every day and enjoyed it. Nice quiet neighborhood - walking distance to the Old City and the Night Bazaar (about 20 minutes). They thought of many little touches that made our stay enjoyable - unlimited free bottles of drinking water, small fridge, bathrobes, nice bathroom products, pool towels. Great that there is an elevator to the top floor.

Lighting in the bathroom could be better for makeup, etc. Would be helpful to receive a list of recommendations of local restaurants.

The beds are AMAZING, I slept like a baby. The location is excellent, everything is in walking distance and if you want to visit locations that are further away (like Sticky waterfalls), just rent a scooter. The room itself is very big, there's a separate shower and bath, with great water pressure. Towels are replaced every day, there's a nice robe and slippers to wear after showering. There's also a big balcony and a drying rack for your clothes. Our stay was wonderful, the staff are very friendly, particularly the kind gentleman who has the evening service at the reception, his smile made my evening every night. If we come back to Chiang Mai, we will definitely stay here again!

Only thing that's missing is a full length mirror in the room, there's only a small mirror in the bathroom.

The staff is amazing! Ultra responsive and friendly. The hotel is well maintained, clean, with good facilities. Breakfast in the morning is much appreciated. On the day we couldn't attend the breakfast, they provided us with a lunch box. They also arranged a transportation for us to the airport, at our convenience, at a very good price. The pool is appreciated as well, and so are the drinks we can buy at a good price directly from the hotel. Recommend 100% !

The hotel is a bit far from the old town (about 20 minute walk), but we knew it before booking, and it didn't really bother us (so it doesn't affect the rating). There were stains on the towels and the bedding. The staff changed it immediately at our request, but the stains remained on these as well. Everything is washed and clean with no doubt, but it is probably outdated and should be renewed eventually.

Walking distance to Chiang Mai. Some restaurants and cafes available in the neighborhood. Nice staff, ready to help you. Spacious room and good beds. Free drinking water as much as you want at all times.

Hotel needs maintenance. It’s not even that old but the tiles come off the swimming pool, the wooden deck is instable, doors are not closing properly, walls and floors are damaged, sink leaks, ... It already feels kind of run down, which is a pity. Breakfast: you can choose between 3 breakfast menus (1 western, 2 thai) so if you choose western it’s exactly the same every day. Maybe it’s good to bring some variety.
