The hotel is modern, a spacious room and a comfortable bed. Real! coffee is free at the entrance, so is water and tea. Breakfast was ok for vegetarians although not too much to choose from. Seating area in front of the pool is nice. Location was quite good, 10minutes from Chiang Mai gate, so very quiet at night.

The staff at the reception were not very welcoming, each time we passed or had to ask something and during check-in and check-out, they were grumpy and cold. Cleaning in the room was terrible, still full of hair and dirt on the floor and on the surfaces.

The hotel was very clean and the beds and pillows were very comfortable. There was ice and bottled water free of charge 24-7 which was amazing. The daily breakfast had a great variety and was very hygienic. Had washing facilities on site which was a great bonus. The location was good and the pool immaculate with fresh clean towels to use whenever you needed. Staff were very friendly and efficient. Great value for money

A very small issue was having just one chair for the balcony.

The property offered free pick-up from the airport. All breakfast, snacks, and water was all inclusive. The team was really sweet and helpful. The vibe of the hotel was very boutique hotel style. If you want to do temple or elephant excursions, you can do it right at the hotel and for a more affordable price.

There was a little misunderstanding with noise levels, that were coming from a different room but I was asked about it. I informed them of the situation and that was that.

One suggestion would be to add a bit more variety to the breakfast buffet and maybe bananas/oranges during the day as a snack.

Breakfast had a great variety of western and locals. The free flowing drinks and food was something we did not expect. The place is well located and easy to get Grab services to the locations we wanted to go. Location wise is very convenient to the local markets

The water at the shower flows very slowly as I think the floor trap is clogged. When we checked out we informed the counter staff as feedback to clear the clogging. I would like to suggest that there are some shelfs or tray for us to put our toiletries in the shower area

Great pool, good sized room which was pretty quiet, great idea to have free glass water bottle refills available - much more sustainable than most places and also enjoyed free 24/7 coffee. Plus Netflix on the TV.

Having the sink outside the bathroom was a bit weird but fine. Breakfast could get very busy and finding space to sit could be an issue. The hotel is a bit of a walk (20 mins) to the night market but lots of places to eat around it…

Rooms need to be cleaner (gecko poo on the walls), equipment should be refurnished(shower, painting,...) NO SOUNDPROOFED ROOMS! You can hear upper level walking. Door not sound proof also, you hear the toilets and showers of other rooms. And no separation in corridors. SO, your hear when people talk everywhere. Sleep with hearing plugs!! Pool is very cold, why don't you use solar panel to warm it? But the rest everything is ok.

Very good value for money. Nice swimming pool for this region (close to the city). European breakfast was good (croissants). Large family room with 3 adult beds. Netflix in the room, good shower. Washing machine at reception area.

breakfast area a bit small. Initially we had a room at ground level. This has no terrace and is noisy cause it's next to reception. We ask another room and got one at 3th floor which was ok.

As a couple, we had a fantastic stay. We extended our stay with them 3 times; it was so beautiful we didn't want to leave. The staff were very accomodating, arranging this with us even though the hotel was fully booked at one stage. Exceptional and helpful staff, a special mention to Peng and Molly. They were so kind and helpful and went above and beyond. Helped my partner practice his Thai lots. The room was spacious; beds were very comfortable. The shower was huge with good water flow and temperature control. Huge windows with good lighting, and good artificial lighting too. Rooms come with international travel adapter power points, and USB ports which was very helpful. TV had a Netflix account with multiple accounts for most common languages including English. Only once were there too many people using the account however and we couldn't watch a movie, but after a short wait we were able to. The hotel itself was very modern. It looks and feels like it was built within the last 5 years. The pool area was extremely clean and gorgeous. Very large relaxing area around the pool too that had a nice breeze and was out of the sun. The staff ran breakfast each day that had a great spread with handmade dishes and baked goods. Best to get to the breakfast earlier rather than towards the end at 10 if possible. There was a fridge stocked 24hrs with access to cold bottled water you could help yourself to. There was also 24hr access to the coffee machines, tea making and microwave area with plates, cutlery etc. Not in the room but in the main area but accessible. There is also a beer fridge for purchase available. There is self serve free washing facilities with washers with detergent and dryers. This was very helpful for longer stays where we needed washing done. Location was very central and easy for grabs, tuk-tuks and night bazaar. We will definitely be returning to Chiang Mai and staying again. Thank you POR staff for a great stay.

Could not fault!

I liked the large rooms, the sitting area beside the pool, Netflix, free laundry machines, free coffee and snacks, the location, the comfortable beds and great pillows and the daily room cleaning. The staff were friendly and attentive but it's a fairly large hotel when all guests are present, so there is not really a chance to connect with staff. The swimming pool was very popular with the Asian children and families who were decked out in full swimming costumes. Water bottles can be replenished anytime from the lobby fridge. The TV is an expensive smart TV, the biggest I have ever seen in a hotel room.

The hotel's guests are largely shorter term tourist, particularly from Korea and China, as well as a lot of young people. The breakfasts seem to cater largely to the Asian visitors, though with nothing that would appeal to a lover of spicy foods and with the fried eggs and sausages largely served cold. I didn't much like breakfast. The fridges in the rooms are tiny - standing an open beer bottle inside requires pulling out the shelf. There are no shelves in the bathroom. Also found the wifi very slow.
