Food is always excellent. Cleanliness always supered. Staff always courteous. And you cannot beat the location, anywhere in Beccles.
Sorry to say the Room was disappointing this time and we won't book that particular room again. (Room 10) I do believe you should mention upon booking or on the description about the low beams. And more importantly the bathroom facilities.. i.e. you mention no shower, but expecting to be able to comfortably use the bath shower attachment ...... this was not possible so ''no stand up shower'' perhaps, and / or photo. This was very unhelpful and not up to your normal standard.

Everything was excellent about our stay with possibly one exception. On Sunday morning at breafast before leaving I asked the waitress for another pot of coffee to share with my wife. When it was brought to the table the very young waitress was going to leave the two empty pots on the table. When I asked if she would like to take away the empty ones she was surely in her reply " If you want me too" I said " no it's if you would like too" which she replyed again " no if you like ". If she has a problem with customers maybe she should try getting a job in a factory !
Everything else. Food drinks Room. Michelle who greeted us on arrival was a joy later she served us dinner and she informed us she had been on housekeeping first thing. From the time we met her until we left the resturant she couldn't have been more pleasant and we both thought how very lucky you were to have her.

Great location near the river Waveney. Parking was at the hotel which I consider important. The room was on the top floor which was excellent, very clean and comfortable The food also was above expectation Great! The staff were very friendly and service good. The town of Beccles was a short walk away with access to shop's bars and cafes Overall a great 2 day break . We would definitely consider a revisit.
Nothing not to like,but we changed our table at breakfast because an inconsiderate elderly male kept blowing his nose 10 times. Obviously not the fault of the hotel

Room was satisfactory, have stayed in it on a previous occasion. Dinner was satisfactory, but see what I did not like. Breakfast was excellent, with staff to match.. Location by the river, but this has it's downsides. See what I did not like.
The hotel is obviously used by locals to a great extent. It has 12 rooms but when we arrived at 4-15 pm to register we were unable to park and had to return later. The large number of people using the bar, patio and dining room made for a raucous and not very enjoyable evening..

Location was great, alongside the river, a lovely terrace outside the fully glazed dining room, very relaxing. Evening meal was very good, fresh ingredients and generous portions. The waiting on staff were really excellent, helpful and friendly. Bedroom and bathroom were spotlessly clean and functional. Parking on site was good.
Can’t really think of anything that could have been better particularly for the overnight charge. Perhaps a little less prepacked breakfast items but the cooked breakfast was top notch.

The breakfast was lovely, freshly cooked and delicious
The communal areas are a little tired looking but the restaurant conservatory and our room was lovely. The bathroom was a little jaded but it was only one night, so insignificant really. I think the price of £130 was a little high for the size of the room, but I guess you're paying for the location, which is beautiful. There was no water in the room but there was a fan and an iron, and plenty of parking availability. We would 100% stay there again.

Our room was super cute & quaint. The decor & furnishing were very cosy. The vaulted ceiling with the beams were lovely. The staff were super friendly & helpful.
That we couldn't shower standing up. It would have been nicer to have a shower instead of a bath. There was one afternoon (@2:45) we were hungry & would have liked a sandwich. The food was closed at 2:30 & there was no room service. We had to go to Tesco to get some food to eat in our room. I can understand limiting food availability to the public but staying guests maybe should have had food options when needed.

This was the second time I have stayed here, and it was just as nice as the first time. The staff are lovely, welcoming and easygoing. We had bikes and were welcomed to store them safely inside, first in a cupboard off reception, and then chained up in an unused ground floor reception room. The room was very comfortable, with a large bathroom. Breakfast was excellent, and dinner was perfectly fine and well priced. All in all, a really comfortable and welcoming hotel that is really worth the detour. Finally, a lovely riverside terrace for an afternoon drink as you watch the sun set over the broads - weather permitting :)

What a superb place. Location right on the river bank with the terrace overlooking the river itself allowing us to sit and enjoy the view whilst having a drink or meal is was simply idyllic. Menu in the restaurant was varied, freshly cooked and well presented and the breakfast of equally good quality ingredients. Service was also excellent. The room exceeded our expectations being spacious, with a very comfortable bed and a good view over the river. Due to the age of the building, some of the floors sloped slightly but this simply added to the fantastic character and charm of the place. Staff were all very friendly, extremely professional and seemed very knowledgeable about the hotel and its history, local attractions and even the local ales (which the bar also served) A most pleasurable stay and we will definitely return

Lovely location next to the river and very short walk into town, very nice hotel clean and tidy, room was spacious and bed very comfortable, breakfast was lovely.
Had a pleasant one night stay at the Waveney house hotel, the only negative issue for us was caused by the squeaking floor directly above us throughout the night by the occupant in the room directly above moving around frequently in the night, I guess they weren’t able to sleep for some reason ? I understand that due to the age and character of the building this is likely, as just normal movement across the floor caused excessive creaking also in our room but unfortunately in the middle of the night directly above us it kept breaking our sleep, and resulted in us both feeling we had a disrupted night.
