The friendliness of Kelly and her team was outstanding. I don't think you will find better in Blackpool, that goes for the breakfast too which was made to order, they even had decaf tea! Location is excellent, very close to large carparks and main attractions of central pier, the tower and coral island. The rooms were warm and comfortable and I appreciate Kelly being able to fulfil our request that they were on the first floor (for my mum who is 70). There was also complimentary tea, biscuits and water in the rooms (like good biscuits, custard creams!), which is super appreciated when you come in from / going out for a day of site seeing. Overall, a really great place to stay!

Our double bed was very comfortable. Shower was very good and individual toiletries were provided. The breakfast choices were very good. Staff were friendly and helpful. Location was good, close to main shopping areas and to two car parks within reasonable walking distance.

Our room was smaller than expected, so no wardrobe and limited space for luggage, however hangers were provided so we were able to hang coats etc. Some of the chrome fittings in the bathroom could do with replacing. These are minor issues given the overall quality provided for good value for money.

The accommodation was a short walk to the seafront. We arrived early and our rooms were ready for occupancy. The rooms were clean with very comfortable beds and the owners were friendly. The breakfast was very good and cooked to order. We booked a small room and it was great value.

Nothing! We had to pay £15 for our dog when we got there, which was fair. Would have preferred to pay at the time of booking (not the fault of the owners, it's the booking system!Dogs go free if booked direct). Also dogs weren't permitted in the dining room as the owners had experienced issues with dogs not kept under control. This was explained well and was understandable. The owner was happy for our dog to stay in our rolm whilst we ate breakfast. This is not a complaint, just mentioning so other guests are aware. We enjoyed our stay.

Room was a bit on the small side but was comfortable. Nice complimentary tray, clean fresh towels and bedding. Small bathroom but shower had good water pressure and water was hot so no complaints. Good location. Fab good quality breakfast. My husband left an item behind and we were messaged promptly to say it had been found. All in all, excellent value for money 😀

Great location & very close to everything we needed. Rooms were clean, but a little on the small side, although adequate for us. Breakfast was good, plenty of choice & filled is up for the day! Hosts very friendly & helpful.

Property was great apart from other guests in room next door slamming doors & talking loudly until gone 3am in the morning. This is through no fault of the host.

Lovely little family run B&B. I stayed here with my 3year old as we were going to Christmas by the sea experience. Location is ideal, it’s situated a 10minute walk from the central pier and shopping centre. The bed was extremely comfortable and the area very quiet of a night time. I had one of the best nights sleep I’ve had in a while. There was a good choice for breakfast and nice filtered coffee. We won’t hesitate to stay here again when visiting.

An extra blanket. I’m sure if I asked Kelly she would have been accommodating.

The host was amazing 👏 couldn't ask for better service or care throughout our stay, she was more than happy to accommodate our puppy too and look after him whilst we went out to places. Food was lovely and had loads to offer for breakfast which my little one loved as he had few different options which he had to try all of ofcourse, the beds were comfortable shower was powerful and did the job of getting rid of any salt or sand left over from the beach, hotel was quiet no rowdiness etc, had your own key so you were welcome to come back and forth as pleased for cigarettes, takeaways and so on.. really really exceptional place for what it is and we'll worth the money we wish we'd booked 2 nights now.

The building interior was a tad outdated and no fridge in room to keep things chilled but this is nothing to us really just a picky note but a little spruse up would make this to a 10/10 were on 9.7 at the minute really really great place to stay

The host was very friendly and welcoming. The room had been cleaned prior to our arrival. The bed linen and towels were fresh and clean. It was well equipped with tea making facilities and a fridge, hairdryer etc. Soap, shower gel, shampoo was also provided. Breakfast was freshly cooked to order and was excellent quality. The hotel was very good value for what we paid.

Upon arrival the hotel smelled of stale cooking. Some of the fixtures and fittings in the room were tired. (Toilet seat loose) The shower cubicle had black mould growing, hence the low score in cleanliness. There was too much furniture in the room which reduced the amount of usable space.

The location of the property was great for anybody wishing to visit the Blackpool tower itself,coral island and the shopping centre as they were all close by within walking distance.. the breakfast is absolutely unbelievable and well worth the money!! The place itself is clean and the 2 ladies were more than helpful and accommodating to our needs..

The only down side is that parking is not available outside the property but there is a car park near by that you can pay to stay on..

The property has lots of character with lovely original features 3 levels, we were at the top. Our room was a small double, cosy and warm with everything needed but not big enough for a wardrobe. If staying awhile book a bigger room. For the price we paid we found it very reasonable and the breakfast was made to order and good choice.

The property needs a little TLC which the owner is aware of and is addressing. These lovely places need constant updating to keep them alive .
