Steep and short stairs up from bar area might not be ideal for anyone with limited mobility, and loud music from bar, particularly live band on Saturday night, not ideal but we were warned about this and the bar closed quite early in midweek Overall, expectations far exceeded, ideal for a clean, basic and comfortable stay located perfectly for exploring North Norfolk countryside, historic houses, ruins and coast

When we could not find overnight accommodation in Wells we had to cast our net further afield. I accidentally booked two rooms here, instead of one, on a non-fundable basis! However, the hosts were very gracious and waived the error element of the payment for which we were very grateful. The accommodation perfectly fitted our requirements and it is in a good location for exploring Fakenham.

With the pub licensed until 2am, on Saturday night, I suspect that it may be noisy.

Friendly greeting and pub vibe. Room was perfect, we were warned about potential noise of live music etc, but no events on the evening we stayed. Room had more than we expected, tea/coffee etc, fresh orange juice and mini fridge. Clean, hot shower and enjoyed our stay…perfect for our trip to the Thursford Spectacular. It was also a ‘proper’ pub & hope it stays that way 🤞Will stay again, thank you!

I booked a room and due to maintenance was given the flat for the night, which was great - v spacious, with a kitchen and sofa, comfortable beds, a kettle and cereal for breakfast. I'd read previous reviews commenting on the noise on Saturday evenings, but despite my stay being during a Saturday evening, it was quiet and noise was not a problem.

The pub is in a great location and the price was very reasonable for the area and with a decent car park. The accommodation is great for a night's stay in Fakenham.

Quite a lot of noise from the pub downstairs, which I was expecting, although it did go on quite late and was much longer than I expected. It was a Friday night though, so the locals were clearly enjoying themselves!

Very good value for money. Exactly as it says on the tin! Staff were good and friendly. Fridge with fresh milk and orange juice. Kettle and hot drinks. Also cereals in the room.

All the things that the pub warned us about 🤣 Saturday night was noisy. A band in the pub. The stairs are old world and, exactly as stated.. Having said that. It was no problem 😊

We stayed in the family studio room 2. It was clean and comfortable and had everything we needed fridge microwave toaster good size TV. Fresh milk and orange juice in the fridge also boxes of cereals and tea’s and coffee’s. Free parking.

The location was good and parking on site too. The room was clean and tidy with all that you needed for a stay. Pub was good and friendly and the staff were really good. All in all we had a very good stay

Cereals, orange juice and milk provided in fridge. A kettle and tea bags with cups so that was all fine. I had expected it might be noisy being over the pub but when I returned late evening all was in darkness and quiet so I had a very good night's sleep. Note this was a Thurs - Sat evening would be different as live music and bar to 2am. Location very central.

Not much really - one other review said the beds were quite hard but I need a firm bed so ideal for me. Initial reception on arrival was a little bit lukewarm although friendly enough on handing in the keys the next morning.
