Excellent position lovely staff our 2 bedroom apartment was perfect for the 4 of us , could have fitted more in as there was an extra bed, 2 toilets which was handy very clean warm and comfortable spotless bedding and towels big fresh smelling 8rooms self catering facilities fine although we didn't need to use them much as we'd already eaten in the evening and had a great breakfast in the hotel next morning we booked it in advance so got very good value for money

Hard to fault as long as you accept that this is a VERY old hotel spread over several buildings dog friendly and in a "walkers" area of the country so yes, some of the carpets may be a bit stained (but no smells) and they can have issues occasionally with heating and hot water and general fabric of the building but they are doing their best to keep on top of it all and any issues are quickly resolved the staff and management must work VERY hard to keep it all up to standard 😀

Location was great and we didn’t use the car all week. 12-15 minute walk to Keswick across a path ( which may not work in winter ). The staff couldn’t have been more helpful. Plenty of parking. Very quiet. The flat had most things that were needed and was very clean and comfortable. We asked for an extra 45mins on the check out time which was happily accommodated.

The decor was a little shabby and a couple of useful items like a small veg knife and scissors would have been helpful but I am sure they would have been supplied if we had asked

Location was fantastic with our free room upgrade overlooking Derwent Water itself. We stayed for 4 nights, Mon-Thu at the end of January 2025 and got a great deal for B & B. The hotel is a magnificent old building, but it is starting to look a little tired in places and in need of a refurb. Breakfast was excellent, including fruit juices, cereals, yoghurt, fruit, toast and a full English buffet breakfast. Staff very smiley, cheerful and helpful.

We stopped here at the end of January 2025 and it was sub-zero outside and just a wee bit cold in the bar / conservatory as it was only single glazed. The car park is managed by a private company that charge £5 per day, even for the residents. Yes, residents pay £5 per day to park up in the hotel car park. I guess this is to catch out cheeky day tourists parking anywhere and chancing their luck at weekends and in summer.

Beautiful well manicured gardens with lovely seating areas outside to enjoy the view of the lake while having a drink. The room was a standard room it was spotlessly clean (we even had a side view of the lake) Staff very helpful and lovely breakfast. We had beautiful weather and you can walk from the hotel to Catbells. I think the gardens & conservatory at the back are a hidden gem even to go and sit in for a drink, even if you’re not staying there. Yes the hall & stairs needs freshening up as others have said, but the room was spotless. We will be visiting again

The hotel outdoor area and conservatory are lovely and just like the images online. You can take the walking path into the town centre and it's a nice walk. The room was quite spacious, the bathroom large and shower water pressure good. While not fancy the decor and fittings are all fine. Room was clean. We would definitely stay here again in future if it suited our plans.

We could hear when rooms around us were using the shower as the hot water system was quite loud. I'm not sure they can do much about this as the building itself dates back quite far. Overall this didn't really bother us, but I can imagine this might be a sticking point for some people as it was often early in the morning that we could hear this and it did wake us up.

All the staff members we met were very lovely. Shout out to the lady at reception on check in, didn't catch the name sorry and the lady at breakfast and Johnny in the breakfast restaurant as well that we had through out the week. Nothing was too much fuss for them, always leading with a hospitality passion for people and providing high services at all times. Meeting Johnny/Ionut has definitely been one of the highlights as he's taken care not only of us every morning but also we seen him providing the same care towards all customers, which is genuine and so refreshing to see these days. Definitely such a great asset to the company.

The only let down was the constant smell of mould everywhere, and it's presence as well. This has unfortunately triggered my allergies and make it quite uncomfortable. I'm sure there's solutions against this, even if it's favourable to be happening due to weather and locations etc, but it should be addressed consistently and managed.

Idyllic location, beautiful gardens, lovely staff who were so charming, helpful and attentive. Great English breakfast

The common areas were a little 'tired' with some of the decor shabby and some dirty looking skirtings and doors (dogs probably adding to this). The ceiling over the bed had deteriorating wood chip that looked as though it had been patched up and there was paint all over one of the spotlights Room 214). The room wasn't 'done' on day 2, no clean towels or replenishment of tea/coffee etc. Didn't like paying for parking!

The location, the staff, the breakfasts and the general feeling of home comforts at this lovely traditional Cumbrian hotel made this a more than perfect trip. I had read some very negative reviews of the hotel rooms and apartments and can only assume that whoever wrote them had unrealistically high expectations. I have worked in the travel industry on almost every continent for more than 40 years in a huge range of properties and I have now added this property to my list of favourites! I also want to thank Howard for all his advice and help.

At some point some cosmetic work on the hotel's infrastructure will be needed - but whether this happens or not I will definitely be returning to this property.

The location for walking, water and Keswick are all there with relatively short walks. Our room was a standard and just what we expected, except, for the cool pink bathroom suite, so old, so good. We slept well in the bed and had a fan in the room that really helped as it was so hot. The breakfast buffet is really good with lots of choices, and to my husband's delight, they serve fried bread! Evening dinner was also good, different menu daily, with decent choices. We thoroughly enjoyed all our meals. A large conservatory type room (with pool table) at the rear with bar leads to a lovely back garden with picnic tables. Lots of comfy couches to sit on too.

Shower head need replacing (but it works)

A beautiful, historic hotel with gorgeous huge grounds, including riverside and lakeside walks. Our room, 102 “lake view” only had a glimpse of the lake but a lovely garden view. Yes it requires updating but once that happens, it may become quite unaffordable for us! Plenty of hot water once you ran the tap a while and the mixer shower had decent power! Rooms weren’t serviced daily (maybe after 3 days) but that suited my husband who likes his privacy, and plenty of tea/coffee supplies available. Breakfast was a decent full English buffet and staff were great - welcoming and helpful.

I would have given an extra star for a proper coffee machine and fresh fruit salad at breakfast, but that’s just me 😉
