Good parking at rear of hotel seems to be enough hotel was full and parked ok. Colin and Sandra are a lovely couple can answer all of your questions about the local area and give you suggestions. The breakfast is lovely quality home cooked and plenty of it,also a good choice on the breakfast menu. The place is nice and clean and tidy possibly a little bit dated but not a problem. Room was clean comfortable and nice decent size bathroom good shower, theirs a fan in room if it's hot. Location is good 5 to 10minutes walk to the town centre bars shops and restaurants. The rear of hotel has a shopping centre only a few minutes walk. Would happily stay again.

Colin and Sandra are very kind. The hotel is very cleaned. Breakfast is rich and Sandra makes the best porridge I have ever had in UK. Colin gave us good suggestions about the visits around Llandudno and helped us with our laggages. The hotel is on the Promenade and near to the train station: it is in a perfect position. It's the best choice to travel around (it's near to publics means of transport and there is also a parking on the back) and to have a quiet holiday

The hotel prepared our room before we arrived and gave us a quiet room that we could see a beautiful sunset. The breakfast was also full of choices, and we could ask for what we would like to eat, and they tasted very nice. The location is close to the beach, train station and bus stop, making it convenient to travel. They helped to store our luggage on the last day. In general, it was a nice experience and highly recommended :)

Location right on the sea front, car park behind the hotel and within walking distance of restaurants and shops. Host's were very welcoming, room was quite large, with small flatscreen TV, bed very comfy, bathroom with shower very modern and clean, tea and coffee making facilities with a selection of biscuits, evening meal is available on certain days which can be booked on website. Breakfast plenty of choice, we chose traditional English which was lovely, generous proportions. Overall lovely, comfortable, clean hotel would definitely return.

The weather! Also quite a few stairs to our room on the 3rd floor, although it did enable us to burn off some calories from the lovely breakfast!! and had a great view.

Excellent location on the seafront within walking distance of the town centre. The cooked breakfast was excellent. Friendly hosts.

We would have wished to have the BBC1 and ITV1 channels to be tuned to the Welsh transmitters and not the NW England transmitters. The Welsh Fourth Channel (S4C) was also not available with was a great pity. S4C does provide English subtitles for all of their programmes so that visitors could have a window to Welsh culture.

Unfortunately no mention of number of steps involved, we are both 79 years of age. Surely dob info should be checked by Booking. Owner did best to help with bags but holiday spoiled by poor info from Booking.

The location of the hotel is excellent, only an eight minute stroll to the centre of Llandudno. Nothing was too much trouble for the very friendly, helpful hosts and the breakfasts were outstanding. We booked a seaview room and the view of the pier and the bay was marvellous. Another huge bonus of this hotel is the off street parking - which can be a nightmare in Llandudno.

Even though the weather was cool, the room tended to be a little hot.

Room was spotless, bed was extremely comfortable slept very well, choice for breakfast, we had traditional English breakfast but with no grease at all it was perfect. Hosts were extremely pleasant and friendly Fantastic seafront location with a rear carpark. Great communication with hosts before arrival. Definitely stay again.

Nothing it was perfect

Colin and Sandra are excellent hosts, they have a great hotel which is spotlessly clean, the breakfasts are cooked while you wait and not just kept warm like other hotels. They have free parking for guests and the hotel is ideally placed with great views of the bay. We would highly recommend staying here.

Picky, but could do with blackout curtains.

Some of the furniture in the room was looking a bit tired (dressing table / side tables). Maybe needs a good sanding down & revarnish or painting. Let the room down as the rest of the room was lovely, including a brand new bathroom and was spotlessly clean.
