You can’t fault Rooms at 31 - overall they do everything you need. Yes the room was a little scuffed and worn and could have done with a refresh of paint, however: The level of cleanliness was excellent - you couldn’t fault the bathroom it was spotless and so shiny Anna and Jarak do a lot to make the accommodation clean, they regularly check-in each day and are very welcoming, plus the breakfast bar is well stocked with loads of fresh fruit, yoghurts everyday. There wasn’t anything you were left wanting for. This is an unfancy, working and convenient place to stay - a great place to make your day out from that felt homely !

Excellent location, close to the beach. The whole building was super clean, the room was more than adequate. Loved that there was no home owner in the premises.

I accidentally left 2 gold rings in the property. The owner now has these rings but has gone on holiday. The owner will only be back in the UK on 18 Feb and I am to wait until then before they will send my rings back. I've offered (naturally) to pay for courier services but they are adamant they will deal with this upon their return I will remove this part of the review once the owner has returned my 2 rings. UPDATE: The Landlord was most accommodating in this situation. She kept my rings safe & arranged postage with me. Rings have been received back.

Nice large room on ground floor with own bathroom. Everything was clean and fresh. Great location with lots of parking on street. Check in was picking up a key!

A little noise from utility cupboards in the room but otherwise it was a quiet room. The lack of presence of an owner was a bit odd. Didn't seem to be any problem with security but while I was there someone came in and went out, both times leaving the front door wide open.

Comfortable, clean room and ensuite bathroom. The hosts were friendly & helpful & nothing seemed to be too much trouble for them. The access to the kitchen, washing machine & tumble dryer was much appreciated. The self-help breakfast was plentiful & had a good selection. It could be taken at a time to suit the guest, which was great if one wanted to have a lie-in. Location was good and within easy reach of places if interest etc. It was also in a quiet area. I will definitely stay here again if in Stonehaven.

TV reception seemed to be affected by the weather at times.

Would stay here again, loved the massive kitchen and treats to help urself too. Loved our breakfast. Was with my partner for his birthday getaway and our dog. I had to use our shared toilet throughout the night and my door squeaked loudly every time I opened it. I hope I never woke anyone, as hard as I tried. Great location and massive room, really comfortable bed. We would come back here next time we visit Stonehaven without a doubt.

Michal walked along to meet me and show me the way to the building. He almost single handledly managed to haul my heavy electric wheelchair up over the 1 high step, in. I had the whole of the ground floor, plus access to a small enclosed garden and full use of the facilities, which was great, as I had my Assistance dog with me. Lovely good sized bedroom with all the facilities you could wish for, for an overnight stay. Continental breakfast, with lots on offer. Michal arrived after 9am, with milk and other provisions and took my wheelchair, backwards, back out the front door, helped me with my bags and even gave me directions to where I wanted to go. 10+ /10 for everything.

Perhaps could invest in a strong board or ramp, to save Michal from having to haul wheelchairs in and out of the building. For other and future wheelchair users too. Not really a "not like" comment.

Located in the very center of Stonehaven, next to the market square, still free parking in the street. Basic, but nice and clean room. Self service breakfast is provided.

A two line welcome message with self checkin instructions (where to find the key, which is my room, where to park), would have saved a phone call, but it was solved quickly, and I would definetly return, just an idea for small improvement.

Rooms @ 31 has a very good location in the heart of Stonehaven. The place is spotlessly clean and well organised. My room was light and airy and comfortable. I had a shared bathroom which was also very clean.

If left on, the light in the landing comes through the edge of the door frame, into the darkness of the bedroom. The breakfast offering was sufficient but very basic.

The room was lovely and comfortable with excellent facilities and a nice clean bathroom. The staff were very responsive and friendly when I rang asking about how to enter the property. The location was excellent for local shops, restaurants, bars etc. and also very close to the beach for walking and relaxing.

The breakfast was a bit basic and it would have been good to have some healthier options available, like wholemeal bread and healthier breakfast cereals. Also, some real coffee, rather than just instant, would be an improvement for the breakfast facilities.

I liked the independence of self check-in and self-service breakfast. It's a very laid-back set-up there. It did feel like a home and would be suitable for longer stays as you don't have the regimented breakfast routine. I was also able to store my bike in the garage in the back garden. The location is great, right in the centre of pretty Stonehaven. They also have paid laundry facilities (£10 wash and dry).
