We loved the location and the cleanliness of our room. Given this was a new build property, everything was very well designed and still very clean. Very satisfied with our room. The view was lovely!
Per Booking website, it states "breakfaat included". In our case we didn't find that accurate. Once we were at check in we were told that $100 hold would be placed on our room bill to cover any meals from the restaurant down stairs. So, breakfast was included but with my own money, save the original hotel price per night. So perhaps some confusion there on one of our parts.

My place to stay when in Baltimore. Great views on the river side (construction still happening on the bay side). Quiet and comfy rooms. Appreciate the in-room coffee maker and waters from reception. Restaurant on site is a bonus but the hotel is also easy walking distance from Fells point where there are a lot of eateries and historic sites.
You have to ask for the free bottled waters the hotel normally provides as the hotel attempts to encourage use of filtered water dispensers. In at least one of my stays there, the filter on my floor needed replacing so it was not possible to use the water dispenser. In room bottles of water would be nice until the water filters stations are serviced regularly. Service in the restaurant is very slow so make sure you have time if you plan to eat on site; otherwise, Fells Point is just around the corner.

The view of the harbor was wonderful. The views from the room with balconies are also very nice. The breakfast was fantastic!!
There was a stain on the top sheet. It wasn't a terrible stain but it still bothered me. The bartenders were not particularly friendly. And it was after 5 PM before I was able to check into our second room. The good news is that they comped breakfast for five people as a result, which I really appreciated.

The restaurant inside the hotel was great! The crab soup was amazing, and very friendly/attentive service. Clean room with a great view of the harbor. My favorite aspect of the hotel was the free filtered water on the floor which was so convenient. Such a plus!
Some guests returning to their rooms late at night were noisy, but not the worst I've experienced.

The location is excellent, but not now. There is a major construction project just across a very narrow street and it is dirty, ugly, and loud and really detracts from the setting of the hotel. Very upsetting
I thought the food and the service in the restaurant were awful. Food was sub-par; service was slow and we kept having to ask for water, rolls, etc. I would never eat at that restaurant again.

The views from the room were fantastic. we asked for a room on the river side because the harbor side looks over construction right now. The bed was comfortable and the room well appointed. looks like it is relatively new with modern industrial style furnishings. breakfast was good, a la carte. nice water views from the restaurant. The hotel staff were helpful and pleasant, except for our waitress who was surly. I can’t fault the hotel for one staff member. They didn’t give us the restaurant credit until we asked, so be sure to check the bill when checking out. The method for the included breakfast is complicated, with an up charge that is refunded at checkout. I would stay here again.

The hotel is in a great location, right on the water, and walking distance from the local shops, bars, and restaurants. It was very clean, always smelled very pleasant each time we entered the main lobby. I loved the decor of white and beige lighter tones, and the “open floor” layout. The rooms were spacious with everything you’d need (chairs, desk, tv, wardrobe, fridge, safe, etc). Breakfast was amazing. I believe it was some sort of “farm to table” concept. All in all it was a great hotel for the price, and I plan to revisit again.

The property is beautiful. The hotel is clean and funky!
The hotel had an issue( out of their control) for charging at the bar. I feel like there should have been an alternative to charging and should have kept the restaurant open. Additionally, the woman handling the situation from the bar was extremely rude. Front desk help were excellent.

The modern rooms and the views of the river and Baltimore were awesome - especially on New Years Eve. It was also very quiet.
Can’t say this is about “the property”, but I was totally surprised that the restaurant only had a special New Year’s Eve menu (their regular menu is phenomenal), which didn’t include a chicken, fish, or beef entree. I’ll eat just about anything, so I wasn’t necessarily disappointed, but my significant other won’t. So, that kind of made it uncomfortable since I raved about their food (I’ve stayed before). However, breakfast was included in the room package and it was really good. Last thing, the parking situation with the garages is kind of a nightmare. I tried using the coupon I got at the front desk for the overflow garage, and the company declined to accept it. So, I ended up paying $100 to park overnight instead of $30. That doesn’t sit well with me.
