The front desk lady in the morning was super nice and helpful. Our room was clean, nice. Location was good. The AC worked great.

The night time front desk person was not so nice. The curtains in the bathroom need replaced, they have stains on them. The bathroom door inside also has stains on it that looks gross. The cleaning person did great with making beds and such, but I don't think actually cleaned the room, especially the bathroom bc their was still soap residue in the dish by the sink. Our key did stop working Sunday night, but I think they had an issue with their system. They fixed it in 2 minutes.

Older small value priced motel. Can tell hey been doing updates; patios is all new trex decking. Brand new night stand and tv stand , night stand has wall built in usb ports. New laminate wood floors Clean. No bugs great location

Rowdy loud teens each night on there senior week First night some were kicked out and left huge throw up pile on sidewalk. Bathroom still needs updates, bottom of bathroom door looks moldy and inside shower handle. Gaps around sink wall outlet

It was clean, fully renovated

Everything was great except the fact that the booking did not specify that this hotel charges $200 deposit fee at front when you check in(even after paying Everything) they give it to you back at the end if Everything is OK with the room but imagine you only brought 200 extra to spend at the beach

This is my 4th time staying here! It’s a great place! Away from the crowd but right off the beach and boardwalk! It’s inexpensive and VERY clean. One thing I liked most was the water pressure and hot water. It went for a long time! Both my partner and I were able to get long hot showers without rushing. We joked on wanting what ever system they had! I recommend this place to anyone who wants to stay the night near everything but not break the bank. Staff are very nice and accommodating!

The bathrooms are outdated but this is something that is common in ocean city. Some of the rooms are not “sound proof”. You can still hear the noise of those above you, outside your door or in the next room if they were speaking a little loudly. We used the AC as white noise to cover it.

Everything was very clean, staff was very accomidating and friendly. Would definately Recommend

Everything was more than acceptable.

Everything was fine with the exception of the Wi-Fi. Myself and the other occupant developed problems with our personal cell phones when I tried to log on to the Kings Arms wifi, requiring a visit to the cell phone carrier. The Tv cable was intermittent as well. Also, a suggestion would be to also have shelving or something in the bathroom to hold your accessories. The people were very nice & courteous.

Clean and updated rooms!!!

Clock wasn't working in room and toilet paper was really skimpy!!!

We have stayed here before!! Since the last time we came, the place has been updated. Mainly just the rooms!!

We can’t really complain too much, the only few things was when we got in the room there was a bug on the floor near the bed, which can happen anywhere!!! The shower curtain rod was broke and Q-tips were shoved on the side to keep it up. This could’ve been easily fixed. Other than that this place was perfect!!

My only concern is we should be able to check out the time we checked in you shouldn't have to check out at 11:00 a.m.. hotels all over the world needs accommodate reservation and accommodations in regards to check in and check out

Change the check in and check out times we should be able to check in early and check out late.

The hospitality y’all have is just very different for me it’s natural for people to just be respectful I come from a mean state lol so I go laces where I’m most comfortable at & Ocean City is just that so thank you for making it possible for us to walk the sands & touch the waters of Gods creation!!!!!!!!

The fact I had to go back to Ny n the state of an emergency I didn’t check in until 11pm paid the whole bill paid for the following night due to being so tired driving 10 hours I just feel as if I should of gotten half back I checked out at 3 pm so the room was more than ready
