We had a very nice room on the third floor (note, no elevator), comfortable size but not much view as this is downtown between other similar buildings. Location is great for walking around town and be sure to visit the water front and take some time to relax on the swings. Great access to restaurants downtown (we visited the Grog which was very nice with more than ample half portions). Parking is tight and limited so we planned ahead and got there mid afternoon and had time to visit most of downtown. Breakfast is good, basically a cold buffet with some pre-packaged sandwiches available. It was limited but easily enough to satisfy your needs (muffins were great). Well recommended.
This location is perfect for being downtown and close to all of the action, stores, restaurants and not far to walk to the waterfront park and walking trail.

The self-service breakfast was organized and easy. Staff were helpful when needed to explain use of the coffee maker. The bedroom, bedding, and bathroom were clean. The bathroom needs more room for personal items. The neighborhood map was useful.
TV and AC units need written instructions. The TV remote was unusable without directions and none were available in the room. However, staff were able to come to the room to assist a few times. The first floor exterior door was noisy upon closing, and our room was nearby.

Everything about this was just amazing. From the smell to the cleanliness and charm it impressed! Speaking of smell, whatever cleaner or air fragrance they used is amazing. The room was spacious and super clean. It had a bed and breakfast feel versus a chain hotel. Very quaint and impressive overall. Breakfast was microwaveable biscuits and other items. If you’re looking for a “fresh” breakfast this doesn’t have it but no complaints honestly. It was good enough. I came in after hours and was a little concerned about check in. They had an after hour process that was easy enough so no issues there. Also had a welcome letter for me. It is also central to quite a bit of food and coffee shop options within short walking distance.
The location and parking can be confusing if you have never been in the area. They have parking in the rear versus street parking. Coming in in the dark was just a little confusing and I almost missed the sign. I don’t think there is any way to improve it so I don’t want to knock them on it.

The staff was kind and welcoming. Thank you for your hospitality! The breakfast was simple: fresh fruit, individually wrapped muffins and coffee cake (delicious), cereal, microwavable breakfast sandwiches, yogurt, coffee, juice, milk, water. Sustaining, but nothing prepared fresh or to order. The room was clean, the bedding very comfortable. We had a very quiet room; it felt safe and private. It was very warm. We lowered the heat setting, but it stayed 72°, even up to 74°. We were too warm to sleep comfortably, so we had to open the windows to cool the room down.
The breakfast seating area felt cramped and wasn't bright or inviting. Outside was so beautiful and sunny, but there was no seating to enjoy out there. For us, the room was too warm for comfortable sleeping. Even when we set the thermostat lower, the room stayed too warm.

Breakfast was awesome. Great selections. I loved our room. The bed was comfy and the room was clean! The only disappointment was that we didn't have hot water on our last day. The manager was very accommodating and applied a discount for the inconvenience. I loved the location! We were able to walk around easily to the restaurants and shopping and was a short distance from Plum Island. I can't wait to come back!
As I mentioned earlier, there was no hot water on our last day so we didn't get to shower. The front door to the suite was hard to open, so perhaps someone should check that out. We could only open the door half way.

Fabulous location in town, easy parking, great bed, and really spacious. We had a really nice roof deck with a dining set, but it was too cold to use it.
Good shower, but really small. We had a lot of trouble with the room temperature. It was hot when we arrived, even though it was only in the 60s outside. We turned on the air conditioners, but they were very noisy and cycled on and off. We turned them off when we went to bed because of the noise, and it got quite hot again. Breakfast was quite plentiful, but everything was packaged and tasted rather institutional.

Accommodations were clean. Rooms well appointed. I could not take advantage of breakfast during my first day there but the Second time I stayed there breakfast was Surprisingly variable with lots of options, I would definitely stay at the Essex Inn in Newburyport again and recommend it to my friends and family
Parking was a bit tight, but I didn’t expect anything less in Newburyport center. I was frankly impressed that you provide off street parking at all And I although I know it’s not a guarantee that guests will get parking. I was fortunate to be one of the lucky ones.

The hotel was very well kept and beautiful from outside. Breakfast was decent for a hotel like this. The room was clean and had everything we needed.
There were so many staircases! A few times I almost turned a corner and went down one by accident. That aspect is definitely not family friendly. The staff also wasn't overly friendly. There were also common sitting areas that were always full -- one unfortunately right next to our room so went I went out to get water for my baby, the family sitting there got a full glimpse of my half naked husband standing in front of the bathroom. They were incredibly loud though so that shut them up :P

Loved the location and the style of the hotel and rooms.
My single room was very small and felt a little cramped. I am always surprised at the amount of plastic used in US hotels when in Europe the trend is to use cutlery and cups and plates that can be washed and reused or possibly paper or wooden cutlery and plates. I would like to see normal dishes and cutlery at breakfast. I would also like to see muesli for breakfast.

We were in an annex building, in a wonderful corner bedroom with four windows, very comfortable, and quiet. The location is great, in the heart of this charming city. The bed was very comfortable, separated from the sleeping area was a mini kitchen with everything you need to make coffee, or fix a snack. The breakfast items were fairly simple as there is no kitchen, but with something for every possible taste.
We could not get the air conditioning as cold as we wanted, but there was a heat wave, so the system might have been overwhelmed.
