I like the hotel. It's really lovely and has a lot of character. The manager who I talked to about the problems with the breakfast buffet our first morning was extremely nice and took care of the problem.

There were ants on the floor of the bathroom and there was an odd smell. The first morning that we went down to breakfast. The woman who was supposed to be putting out the breakfast did a really terrible job - being neglectful by not checking food, not refilling things and refusing to do so when asked. She also was rude and had a bad attitude-Olisia was her name. I reported this to the woman who was at the front desk and who was a manager. She was very nice about it and glad that I told her. The next day, she took care of the breakfast and everything was great.Thank you!

Great location and really lovely people at the front desk. Nice to have parking very close. Free water, coffee (in the morning), and tea in the lobby. Everything was clean and it's a cool old building.

My room was TINY. Like old school kid's bedroom tiny. Like the only hotel room I've ever stayed in that was smaller was a converted closet. Like hotel rooms in NYC are bigger. You had to align yourself just so in the bathroom in order to close the door. A larger person would not have been able to close the door while in the bathroom. But it still cost $$$ like a normal sized room. Very very very overpriced.

Staff was very friendly and welcoming at all times. Traditional queen bed was really a full but comfortable - pillows were also comfortable. Epoch restaurant was very good. Atmosphere great.

Lovely location and property. Staff was friendly and helpful even though spread quite thin. Easy walk to downtown and the surrounding neighborhood was lovely and quiet. The garden and outside areas were well kept. Nice option for a restaurant on site too.

the mattress really needed an update. It was so broken down in the middle an uncomfortable. The sink didn't drain well and the shower had this odd opening that sprayed water all over the floor.

A charming, conveniently-located, comfortable, well-maintained hotel. This was my second stay. The continental breakfast was quite ample, and the hotel restaurant, where I had dinner, had a good menu and was not too expensive. The space in my room on this, my second stay, was a bit spare in comparison with my first stay.

There was a surprise of an additional $10 on my bill over what the original booking indicated due to a local facilities fee. The original booking included an amount for tax, but did not indicate that there would be this additional fee.

It was very close to Phillips Exeter Academy, my destination.

It was a bit dark feeling but being a historic home, the decor was fitting and appropriate. The room was small but it was just me so it was fine.

The inn was a bit “dated” but the staff, restaurant, and room were very good! Super comfortable bed!! Friendly bartender and attentive to all customers!
