Good location. Common rooms are particularly nice and comfortable. gym is basic but sufficiently equipped for a hotel of this size. Rooms are comfortable but a little run down. They look better in the pictures. I read also in one of the other reviews that guests would appreciate a reading light next to the bed. Fully agree. Overall, a good balance between quality offered and price

The property overstates the 'breakfast' on offer. It is basically free coffee with muffins and croissants and few other options (eg cereals, marmalade). It is self-serviced and there is no one to guide you where to find things. There is no cutlery or even plastic plates to use and the coffee machine only makes black coffee (even though it has many options on display). As a guest, it is always convenient to have these things in the morning but it may be misleading to call it 'breakfast'. Expectations are different and it gives an impression that you get a better room offer as breakfast is included. It would be better to say - like many other hotels do - that the above are complimentary.

We were pleasantly surprised at how nice this hotel was! The photos don't totally do it justice. The building is beautifully renovated, the salon areas where you can hang out are really cool. We loved having a studio apartment with a kitchenette for our long weekend in DC, much better than staying in a cramped hotel room. The area has historic buildings and a lot of restaurants, very walkable and vibrant area close to the Dupont Metro station.

Dupont Circle is a happening area so it can be a bit noisy with car honking etc late into the night. (we stayed on St. Patricks Day weekend so there was some partying noise heard from the street below) Being NYers, we understand that staying in a city can mean urban noise, it is part of the experience, but still would have liked to sleep a little better. We could also hear the person in the room next to us early in the morning talking so sound proofing was just ok.

The location in Dupont Circle was excellent. It was very close to a Metro station for traveling to the national mall and other locations. It was a bustling center with many restaurants which made it feel safe to walk around in the evening. The apartment had a full size refrigerator and a small kitchenette which is great for preparing simpler meals like breakfast. There were also grocery stores within easy walking distance for picking up essentials. The washer/dryer was handy and allowed us to pack less.

A king bed would have been a little nicer but there wasn't really room for it. The combo washer/dryer units are so slow you can only do one load per day so you have to plan carefully. The thermostat controls were rather quirky, sometimes changing settings all on it's own.

For the money, this is the best place I have ever stayed compared to nay hotel or AirBNB I have ever had. The location could not be better, the room was very clean (with the exception of some minor things here and there) and the staff were very friendly and helpful. They also allowed us to check in 2 hours early as our room was ready. Being right on Dupont circle was perfect. There were so many places easily walkable from the hotel and also the train station is just across the circle, with buses all around as well. Also being able to leave our bags with the staff before check in and after check out was very helpful. The room itself was very nice, it was basically a small studio apartment.

There was a strange small stain on the very bottom of the mattress in one of its corners, we just ignored it though, as it was out of the way.

Excellent location. Surprisingly well equipped room. I could see this being a very great spot for someone staying a while and in need of a kitchen/studio apartment feeling. Pretty good rate for the area.

Weird verification process, since you don’t check in with a person. Slightly deceptive appearance, since the vast majority of rooms are not actually related to the Patterson Mansion in any way; most are in the “tower” which is just a regular modern hotel glued to the back. Mine faced a bland interior courtyard with zero view. They also rented out the second floor “social space” to some private party, which blasted building-shakingly loud club music until 11 PM, punctuated by loud screams from the attendees. Literally couldn’t sleep until they stopped, since it was essentially rattling my window. Curiously, they say “quiet hours” start at 10.

Useful having a microwave, dishwasher and washer/dryer in the room.

The hotel seemed to be more of an events venue, it was booked out almost every day of our stay for weddings, funerals, parties etc. This didn't inconvenience us, but it wasn't quite what we expected and the hotel seemed more like an adjunct to the business, rather than its primary purpose. Water pressure in the shower was not great, bed was not particularly comfortable. Despite having a kitchenette, there was not much in the way of utensils or equipment to make food. No instructions for how to use the combined washer/dryer. The room had a lot of cabinetry in it that seemed to serve no purpose for anyone staying less than 2 weeks, but no obvious places to keep luggage.

The hotel is located on Dupont Circle with easy access to restaurants, cafes and the red line metro station. The reception staff are extremely friendly and helpful. My luggage was delayed by the airline and when the bag arrived at the hotel, I was out at meetings but the hotel staff kindly kept it in my room. The room is well equipped with a little kitchenette including, cooktop, refrigerator, dishwasher and washing machine. My room was in the T building and was clean and comfortable. Access to the room is with a unique code number.

1. The location is prime, right on DuPont Circle, with lots of action, restaurants, bars, and residential areas nearby. It's busy and a bit noisy being right on the circle, but I came for a bit of the city and got it. 2. I talked with four staff members during my stay and all were professional, helpful, and very friendly. Good people always make a difference.

The annex building housing my room didn't have a great feel--hallways narrow, kind of deserted. The room layout was oddly narrow; everything is white and sterile looking but the one grey couch was stained and bordered on dingy (to the degree that I didn't sit on it, and I am far from fastidious), the walls were scuffed and didn't seem to be maintained. Overall the facility seems clean, so the furniture and the scuffed walls were baffling

I loved that the property was very close to the Metro station and there were so many restaurants and cafes to try. I also loved that it was like staying in a studio apartment, it was super convenient and the hotel staff was super friendly and accommodating.

There were very few things I disliked about this great place but I didn’t like that there weren’t any directions on using the dryer function on the dual washer and dryer. I also disliked how much noise there was being on the first floor, I can sleep through anything but my boyfriend… that’s a different story. The last thing I disliked was the curtains for the window, they weren’t thick enough and the room we were in once the sun is up so were we (not fully hating that aspect especially when it came to exploring the city but wanted to sleep in sometimes during our vacation).

The apartment was nice and spacious. A 10-minute walk from a grocery store. The apartment was equipped with everything you need for a perfect stay, they also supplied us with a few basics which were really thoughtful for example, dishwasher pods, washing machine pods, and four coffee pods. We loved having a Keurig coffee machine, it was ideal for a morning coffee. The bed was comfortable, had good wi-fi, and good water pressure in the shower, and the kitchen was a good size for making meals. We loved our stay!

If I have to be very critical, some of the furniture had a bit of damage, but nothing major. Nothing was broken so it didn't really matter to us.
